Why this project is worth a look

An operating address

The scheme is in the developer's completed portfolio, and travellers have stayed in the villas and reviewed them. That makes it possible to assess a real hospitality setting instead of relying entirely on renders. Operational evidence is valuable, though it does not establish the legal status of every unit.

About the project

Sunny Village Batu Bolong is a completed townhouse development in the central Canggu area, not an off-plan launch. The developer lists 14 two-storey homes, with 90 square metres shown as the standard property size, and marks the original stock as sold out. Each home was conceived as self-contained accommodation with a pool rather than as an apartment in a large managed tower. Someone interested in buying now would need a genuine resale from an existing rights holder. At the time of this review, no specific live resale could be corroborated, so neither a current asking price nor immediate availability should be assumed.

The name needs care because the wider Sunny portfolio contains several similarly branded developments. Sunny Village in Berawa is a different scheme, as are the company's projects in Umalas and its nearby apartment developments. For this dossier, the identifiers are the Batu Bolong location, Jalan Nelayan, 14 townhouse units and two levels. The names Batu Bolong Sunny Village and Sunny Batu Bolong appear in developer materials for the same scheme. Keeping that distinction clear is not just tidy filing: a brochure, land document or booking listing for the Berawa project would be poor evidence for a purchase here.

Unlike many Bali listings with vague neighbourhood descriptions, this property has a repeatable street address: No. 27 Jalan Nelayan, Canggu, North Kuta, Badung. Both developer material and accommodation platforms connect that address to Sunny Village Batu Bolong. The setting is one of Canggu's busier coastal districts, where a visitor can reach cafés, places to eat and the beach without arranging a vehicle for every outing. Hotels.com describes Nelayan Beach as roughly a ten-minute walk and Batu Bolong Beach as about fifteen minutes away. Developer marketing has also used a shorter distance to the shore. The walking route matters more than a single promotional figure because the two measures may refer to different beach access points.

The accommodation design is easy to picture. Published guest listings describe two bedrooms, a kitchen and living space, a private swimming pool and outdoor sitting areas. Parking is included in the original developer presentation, and the group says homes were furnished and equipped for immediate use. It offered three interior looks during the initial sales period. Those descriptions help establish the intended specification, but they cannot tell a resale buyer which furnishings remain, whether the pool and equipment have been maintained, or how individual houses may have changed through repairs and owner choices.

Area measurements are the first technical item that needs its own document. The group's project catalogue uses 90 sqm. A current accommodation listing advertises a two-bedroom villa at 120 sqm, while an earlier co-founder profile referred to a 127 sqm villa on 106 sqm of land. That does not prove one source is fraudulent. A rental platform may describe guest-accessible space while a development sheet measures something else. Yet none of the public material reviewed supplies a plan that reconciles those figures. A buyer should not treat the larger hospitality measurement as the acquired built area or the smaller developer figure as necessarily the net internal floor space.

There is substantial evidence of use after construction. Sunny Village Batu Bolong is bookable through major accommodation channels and has reviews from past guests. The listings describe furnished, air-conditioned villas with kitchens, bedrooms and pools; this is more persuasive evidence that the place operates than a dated render or a construction-progress percentage. Still, a property that can be booked is not automatically a property with all handover, land, building and business paperwork in order. Hotels.com displays 13 accommodation units, whereas the developer's residential project count is 14. Those figures could be measuring different inventories, but the reason has not been publicly established.

The precise completion month is another unsettled detail. One real-estate database records completion in June 2023, while Balinsky gives 2024. Travel listings show that guests were staying at the property by 2024, and another accommodation site states an opening year of 2023. The developer currently labels the scheme complete without specifying individual owners' handover dates. For a potential resale purchaser, the commercial significance is not a race to pick a single year: records of handover, building maintenance, defects and the date from which the seller's lease period runs will give a much firmer answer.

Most public sales descriptions call the ownership offer leasehold and mention a 30-year original term. That is a contractual structure, not the same thing as becoming the registered owner of Indonesian freehold land. A foreign purchaser therefore needs to see the existing land title, the original lease and any later assignments, plus evidence that the person selling is authorised to transfer the relevant rights. The start and end dates can make a considerable difference to a resale even if the original advertised term was thirty years. An extension mentioned in sales copy has little value unless its terms and enforceability are evidenced in the executed documents.

The developer identity is reasonably well established at brand level. Sunny Development Group includes this project in its own delivered portfolio, and PT. Sunny Development Group appears in an Indonesian corporate-data source with a registered address matching the group's office in Berawa. This is useful for establishing that the development brand is not merely an anonymous agent's invention. It does not answer which legal entity owns the land beneath the site, signed the original leases or would receive funds under a future transfer. A resale agreement could be between entirely different parties, so the corporate record is supporting context rather than proof of ownership of any townhouse.

Building permits and lawful use require a separate evidentiary standard. Balinsky reports a PBG for the development, but the public dossier does not include the permit itself, its number or a plot-specific verification. Nor was a project-specific SLF certificate viewed. In Indonesia these are different documents: PBG concerns building approval, whereas SLF concerns a completed building's fitness for use. A hotel-style booking page cannot substitute for either document. A prospective owner planning short stays also needs the relevant spatial-use and operating permissions checked against the property and the business that will actually host the guests.

Financial claims from the launch period do not translate into today's resale economics. The developer no longer quotes an available unit. A broker's historical page has advertised prices starting at USD 320,000, but there was no verified individual home at that asking price in the current search. Likewise, developer projections of up to 10% annual returns and higher percentages circulated by third parties should be recognised as marketing figures. Neither proves the owner's net yield after booking commissions, management, cleaning, utilities, repairs, tax and any periods when the villa cannot be let. A buyer needs an actual operating statement, ideally tied to the specific house being transferred.

Guest accommodation is currently presented under the Sunny Family management name on Booking.com. Some older sales material names a different operator, which makes it unsafe to assume that the launch-period management offer is still the applicable contract. The material questions are practical: who receives guest payments, who controls rates and calendars, what fees apply, whether the owner has personal-use dates, who maintains the pool, and how spending on replacements is authorised. Those terms should be established before using rental income to justify the purchase price; a professionally presented booking page is evidence of a hospitality operation, not a complete owner-level service agreement.

The appeal of this particular development lies in a compact two-bedroom format with private outdoor space in a walkable part of Canggu. It is a tangible, operating property rather than a promise of future construction. But the decision today would be about a specific resale, with its remaining lease life, maintenance history and documented rights. Without a current asking price, transferable title package and verified operating figures, a meaningful investment conclusion would be premature. The best use of the publicly available facts is to understand what sort of home it is and exactly which questions must be settled when an actual unit becomes available.

Unit types & sizes

Two-bedroom, two-storey townhouse

The published concept combines two bedrooms with a living area, kitchen, private pool and parking. Hospitality listings describe accommodation for up to four guests. The specifications transferred in a resale—including floor plan, furnishings, land-use area and fixtures—must be checked for the individual home rather than inferred from the standard project description.

Best for: Buyers seeking an established two-bedroom base in central Canggu, with everyday cafés and coastal activity reasonably accessible without long local journeys.; Resale purchasers who are comfortable reviewing the seller's lease chain, remaining term, transfer rights and maintenance records before negotiating a price.; Owners considering a mixture of personal stays and guest accommodation, provided the relevant licences and owner-management terms can be verified.; Couples, small families or groups of up to four who value a private pool and self-contained living areas more than a large private garden or extensive on-site facilities.; Anyone expecting a fresh developer launch with a choice of unsold units: the primary inventory is marked sold out, and no present resale was confirmed.; Purchasers who require straightforward registered ownership of Indonesian freehold land: the documented marketing route was contractual leasehold instead.; People prioritising secluded grounds and a consistently quiet setting above proximity to Canggu's visitor services.; may not suit: .

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • Area figures do not reconcile: 90 sqm in the developer catalogue, 120 sqm in guest listings, and an earlier co-founder description of 127 sqm of villa space on 106 sqm of land. No unit-specific measured plan has been reviewed. A 30-year contractual lease and PBG are reported by intermediaries, but the individual lease, its start and assignment terms, any renewal, the PBG itself, SLF and parcel-specific permitted use have not been inspected. The developer's original stock is sold out, with no corroborated current resale or asking price. Public sources give both June 2023 and 2024 as completion dates; no individual handover record was available.
