Why this project is worth a look
Daily rail access
Wongwian Yai station is close enough to be a practical part of everyday life, with trains continuing towards the river crossing and Silom-side offices. That can matter far more than an impressive but seldom-used amenity.
A manageable building scale
Two eight-storey blocks and 266 units make this smaller than many recent mass-market launches. Privacy still depends on which apartment faces which neighbour, courtyard or shared circulation area.
An inspectable resale home
Buyers can examine the actual corridors, lifts, pool and maintenance rather than take a future completion promise on trust. The major uncertainties are now condition, ownership and future upkeep.
Space for different households
One-bedroom homes sit alongside two-bedroom layouts of roughly 55 sqm and above. A second room may make the difference between short-term convenience and a home that continues to work as circumstances change.
Useful streets beyond the gate
Food shops, local retail and transport are embedded in the surrounding neighbourhood. It is a busy part of the city, though, so the quieter apartment will be the one with the right orientation and sound insulation, not necessarily the one on the highest available floor.
About the project
IDEO Blucove Sathorn is a pair of eight-storey condominium buildings just off Krung Thon Buri Road, close to Wongwian Yai BTS station. There are 266 homes across the development. Its appeal is not a dramatic skyline or a long list of resort amenities. It is the ability to live in a comparatively small established building and walk to a rail connection used for everyday journeys across Bangkok. The name deserves a geographical reality check: despite the word Sathorn, the project sits in Khlong San on the Thonburi side of the Chao Phraya River. The Sathorn office district is across the water. Whether that is convenient depends on where someone actually needs to travel, not on what the marketing name suggests.
Ananda Development is the developer, and the company's published history identifies a July 2008 launch and February 2010 completion. Online project directories are inconsistent: some say 2008 or 2009, while a detailed neighbourhood review gives 2011. None of these differences points to a second Blucove Sathorn development. The descriptions refer to the same two-building, 266-unit property. What matters for a buyer now is that the condominiums exist, are occupied and trade on the resale market. Construction delivery is no longer the central unknown. The condition of the particular unit, the common property and the sellers' documents takes its place. An inspection can tell you more than an old launch brochure ever could.

As of October 2026, live public listings included a roughly 35-sqm one-bedroom unit offered at THB 3.19 million. Treat that as the lowest visible asking-price reference found, not an agreed transaction price or an offer from Ananda. Two-bedroom advertisements around 56–64 sqm have appeared from approximately THB 4.8 million. There are also larger and more expensive units, some furnished. Asking prices can differ for sensible reasons: floor, direction, upgrades, interior condition, layout, title status and the seller's willingness to negotiate all matter. A single apartment may be advertised by more than one broker, so listing totals should not be taken as evidence of available inventory. Current stock, ownership and terms need checking directly for any unit under consideration.
The station is central to the location's practical appeal. Ananda's historical corporate materials put Wongwian Yai BTS about 40 metres from the project, and a street-level review describes the station entrance close to the mouth of the lane. That figure should not be mistaken for a door-to-train walking distance: residents still move through their building, along the lane and up to an elevated platform. Even allowing for that, the development offers something useful in Bangkok — a realistic daily rail commute. Trains run towards Krung Thon Buri and Saphan Taksin before continuing into the Silom-side business districts. Someone who spends most weekdays in those areas may value that connection more than an additional amenity in a much less accessible home.
Drivers face a different set of trade-offs. Soi Krung Thon Buri 1 is described in the local site review as a one-way street, entered from Krung Thon Buri Road and leading out towards Charoen Rat. Missing the turning can mean a longer loop rather than a simple U-turn back into the property. The approach towards Taksin Bridge is also a familiar pressure point during busy commuting periods. None of this makes car ownership impractical, but it explains why a short straight-line distance to central Bangkok is a poor substitute for testing the exact driving route. Anyone with a daily school run, late shifts or frequent deliveries should think through the access pattern as carefully as the station proximity.
The immediate neighbourhood offers the kind of ordinary convenience that tends to matter after the first few weeks in a new flat. Small food shops, cafés, street-side dining and local retail are part of the surrounding streets, with Charoen Rat market nearby. Larger retail options, including the ICONSIAM area, are available elsewhere on the river's western side. This is an urban residential setting rather than a self-contained landscaped estate. Its usefulness comes from connections and the range of choices beyond the building gates. Individual businesses open and close, of course. An old neighbourhood guide should be read as evidence of the area's character, not a promise that every shop mentioned will still be operating today.
The homes are not restricted to the very small studio sizes often associated with station-adjacent launches. A detailed project review lists original one-bedroom types at about 34.84–42.26 sqm and two-bedroom types at 55.05–68.34 sqm. Current advertisements show units around 35, 56, 63, 64 and 69 sqm. That range can work for a resident who needs a proper bedroom, a couple sharing a home, or a buyer wanting an additional room for work. Yet bedroom labels do not tell the whole story. Listings differ on bathrooms and, occasionally, on how a particular layout is classified. Before comparing prices per apartment, compare actual floor plans, usable rooms, light, storage and the area written into the seller's title documentation.
Shared facilities include a swimming pool, gym, garden areas, lobbies, parking and security equipment. A well-established building has the advantage of being inspectable, but the existence of a facility in a directory is not a substitute for seeing how it is maintained. Pool upkeep, lift reliability, lighting, water leaks, security and the condition of communal corridors all affect the owner's experience. A detailed older review reports two passenger lifts per building; it does not establish today's operational condition. Parking capacity has not been verified. Monthly common-area charges are another unresolved point: some sources quote THB 30 per sqm and others THB 35. A buyer should rely on the current condominium juristic person's statement rather than carry forward an online estimate as a fixed cost.
For an overseas purchaser, the most consequential distinction may be the title of the individual unit. Thai condominium law generally permits qualifying foreigners to register freehold ownership within the foreign quota, capped at 49% of the condominium's total unit area. A listing described simply as freehold does not establish that its unit can be transferred into a foreign purchaser's name. Some resale inventory is explicitly identified as Thai-quota property. The condominium juristic person must verify the remaining foreign quota, and the land transfer requires suitable evidence of qualifying funds. A proposed leasehold arrangement is a different legal interest and should be evaluated on its own terms, not presented as interchangeable with foreign freehold. The building's eligibility in principle does not settle the legal status of a single advertised home.
Rental advertisements show that the development remains part of the local leasing market. In autumn 2026, publicly advertised one-bedroom asking rents around THB 13,000–15,000 per month were visible, with larger units offered at higher amounts. That is evidence of asking rents and marketing activity, not proof of occupancy, collectible income or net yield. Vacancy, maintenance, agent fees, refurbishment and furniture replacement all affect what an owner actually receives. The sensible way to approach IDEO Blucove Sathorn is as an existing home in a walkable transit location, with a price and condition to be assessed individually. Buyers seeking brand-new systems, abundant parking or hotel-like management will need to weigh those expectations against the strengths of the address.
Ownership format
Qualifying foreign buyers may hold condominium freehold within the foreign quota of 49% of the building's total unit area. The condominium juristic person must confirm the selected unit's eligibility and remaining quota; a Thai-quota listing is not automatically foreign-freehold eligible. Any proposed leasehold interest is legally distinct from registered ownership.
Unit types & sizes
A separate bedroom gives a single resident or couple more flexibility than an open studio. Current resale advertisements include homes around 35 sqm, typically presented with one bathroom. The real test is how the kitchen, living room, storage and balcony work together once furniture is in place. Two flats of almost identical size can feel very different, particularly if an owner has altered the original layout. For a rental purchase, durable appliances and easy maintenance may matter more than the photography in the listing.
The second bedroom can be a genuine advantage for two occupants, a child or a home office. Active listings show units around 56, 63 and 64 sqm, but their stated bathroom counts vary. That difference is more consequential in daily life than a small change in headline floor area. Look for useful daylight in the smaller bedroom, reasonable circulation space and a living area that can still accommodate a dining table. A two-bedroom label does not guarantee the same layout or comfort across all resale units.
The original size bands come from a detailed project review; they are not a live inventory feed. Other portals show slightly different ranges, and some resale adverts extend to around 69 sqm. As of October 2026, publicly advertised one-bedroom stock included a roughly 35-sqm flat at THB 3.19 million, while two-bedroom examples of about 56–64 sqm were listed from approximately THB 4.8 million. Multiple brokers may be marketing the same unit. Confirm the exact registered area, configuration, block, floor, title, furniture inclusions and final sale price before relying on an advertisement. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The property is on Soi Krung Thon Buri 1 off Krung Thon Buri Road, Khlong Ton Sai, Khlong San, Bangkok 10600. It is in Thonburi, not the Sathorn district on the far side of the river.
- Wongwian Yai BTS is a short walk from the lane. Historical Ananda materials give a 40-metre proximity figure, while the real journey from a unit to the platform depends on its building and the chosen entrance.
- The BTS line continues towards Krung Thon Buri, Saphan Taksin and the Silom business corridor. This provides a way to cross the river without joining the road traffic approaching Taksin Bridge.
- The lane uses a one-way traffic arrangement according to a detailed local review. An easy walk to the train does not necessarily mean an equally simple route by car.
- Convenience stores, neighbourhood food options and the Charoen Rat market area support day-to-day errands. Bigger shopping trips can include ICONSIAM, but it is not part of the condominium site.
- Other condominium buildings adjoin the development, including taller neighbours. Light, overlooking and noise may vary considerably between individual homes and require a unit-specific visit.

Price & purchase terms
- Current price: From THB 3.19 million in PropertyHub and DDproperty listings reviewed on 10 October 2026. This is a lower resale asking-price reference, not a confirmed transaction; verify the selected unit's availability, title and terms with a specialist.
- Completed: 2010
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Commuters who frequently travel into the Silom–Sathorn employment area and prefer the Thonburi side of the river. The BTS connection can make a regular journey simpler, although the last part of the trip to a particular office still matters.; People who would rather inspect an established building than commit to an off-plan completion date. The common areas, immediate neighbours and state of a resale apartment are all available for firsthand review.; Singles, couples and small households who want a separate bedroom or a compact second room. The advertised sizes are practical enough to consider for everyday living, provided the actual layout suits the occupant.; Buyers exploring conventional long-term rental demand without relying on promised returns. Transport access is a useful attribute, but a realistic income assessment has to include actual leasing terms, recurring costs, future repairs and periods without a tenant.; may not suit: Anyone specifically seeking a recently completed building with the latest mechanical systems and little need for a maintenance history review. An established condominium requires closer attention to reserves and future capital works.; Drivers who need a large, guaranteed parking allocation or a particularly straightforward road exit. The precise parking capacity is unverified and the approach lane is one-way.; Investors expecting hotel-style services, automatically permitted short stays or contractually guaranteed yields. These features have not been established for the individual units and cannot be inferred from rental advertisements.; Buyers who must live inside Sathorn district itself. Despite its name, the address is Khlong San on the west side of the river..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Ananda corporate reports date completion to February 2010. FazWaz and Hipflat show 2008, DDproperty and PropertyHub show 2009, and a Homenayoo review gives 2011. The developer's date is preferred; the individual building registration date was not independently established.
- Address formats vary between Soi Krung Thon Buri 1, 8 Krung Thon Buri Road and 11 Soi Saraphi 3; one map source also labels a different subdistrict. The physical complex is identifiable, but the exact registered address should be checked against the selected unit's title.
- FazWaz gives THB 30/sqm/month for common-area charges, against THB 35 on PropertyHub and in the detailed review. The current rate, unit arrears, reserve balance and confirmed number of parking spaces are not documented in the reviewed sources.
