Why this project is worth a look

The buyer can inspect the actual apartment, view, noise level, building condition and common areas before committing. That is more tangible than buying from renderings, but it also means every unit has its own history. Project-level price averages are therefore less useful than a direct comparison of specific resale units.
Unusually broad layouts
The original plan set runs from compact studios to large family-sized apartments up to 165 sqm. That gives buyers more space choices than many newer city condominiums built around smaller unit formats. Resale descriptions do not always match the original plan names, so the registered area and the actual internal configuration should be checked together.
Built for city life
Samkong is an everyday Phuket Town location shaped by hospitals, retail, schools and road access rather than beachfront tourism. That can suit an owner-occupier or a long-term tenant whose routine is centred on Mueang Phuket. It is a different proposition from a resort condominium marketed around sea views and holiday rental programs.
Building-level due diligence
The complex name covers multiple buildings, while public databases conflict on floor counts, total units and even how many blocks should be grouped under the same project label. A serious purchase therefore has to move from the project name to the exact building, condominium registration and unit title. This is where building-specific paperwork matters more than a portal summary.
Quota before commitment
A foreign buyer should not treat the word freehold as sufficient evidence. The selected unit must be eligible for registration within the condominium's 49% foreign quota at the time of transfer. If a seller proposes a lease-based alternative, the duration, renewal language and enforceability need separate review rather than being assumed equivalent to registered freehold ownership.
About the project
Phanason Condo Green Place is an established urban condominium complex in central Phuket, along Aekwanich-Samkong Road. The same place appears online under several names, including Phanason Green Place, Phanason The Green Place Condominium Phuket, The Green Place Condo and The Green Places. For a buyer, the label used by an agent matters less than the building letter, unit number and condominium registration documents. Those records determine exactly what is being transferred, and they matter here because open property databases do not agree on the development's aggregate statistics.
The location and general form of the development are much easier to verify than its headline unit count. The complex is tied to 127 Moo 5 on Aekwanich-Samkong Road in Mueang Phuket. Most detailed profiles place the address in Ratsada, while some current resale listings use Wichit. The evidence still points to the same Samkong cluster rather than two separate projects with similar names. The map coordinates correspond to one of the buildings, so the mapping radius is deliberately broad instead of pretending to mark a single lobby.

The development's scale is the main unresolved issue. Public databases contain versions ranging from roughly one thousand to around fourteen hundred units and an eight-building A–H scheme, while other profiles show 321 units across three buildings of five, six and seven floors. Building-level records for A and E list 215 and 222 units respectively, which is consistent with the larger multi-building structure. That makes the discrepancy too substantial to dismiss as rounding. A buyer should therefore treat building and unit documents as the controlling reference rather than rely on a single project-wide number from an online portal.
The original apartment mix is more consistent. Documented layouts run from 36 to 165 sqm: a 36 sqm studio, a larger 55 sqm compact layout, one-bedroom plans of 50 and 70 sqm, a 95 sqm two-bedroom and a 165 sqm three-bedroom suite. Current resale stock also includes intermediate sizes, such as one-bedroom apartments around 42–53 sqm. In an older condominium, marketing labels can drift over time and some interiors may have been altered. The registered area, title plan and actual configuration of the selected apartment should therefore be read together.
This is no longer a developer-led new-build sale. Buyers are dealing with individual resale units, each with its own renovation history, furniture, view, floor position and legal status. In early September 2026, current stock included a 42 sqm one-bedroom unit at THB 1.98M and studios around 36 sqm from about THB 2.09M, while larger units were priced higher. That makes historical launch pricing much less useful than live resale evidence. The meaningful comparison is unit against unit: condition, building, exposure, title, foreign-quota eligibility, common-fee position and the seller's transaction terms.
A low entry price should not be confused with a predictable investment return. The complex has both sale and rental stock, but the open market does not provide enough consistent evidence to assign one credible yield to the development as a whole. Purchase cost, refurbishment, achievable rent, vacancy and recurring expenses can differ substantially from unit to unit. An investment comparison therefore works better at apartment level: the actual condition, likely tenant profile, building quality and net cash flow after real costs matter more than a project-wide yield claim.
The amenity picture is reasonably consistent even where the project statistics are not. A communal swimming pool, fitness facilities, parking, landscaped common areas, security and CCTV are repeatedly associated with the complex, together with lifts, children's areas and clubhouse-style spaces. A list of facilities is not the same as a condition report, however. In an older multi-building development, the quality of lobbies, lifts, corridors, parking and shared facilities can vary between buildings, making a building-specific inspection more useful than a generic amenity checklist.
A completed resale condominium also has a management layer that listing photos cannot show. Before buying, it is worth understanding how the condominium juristic person operates, whether the selected unit is clear of outstanding common charges, how major maintenance is handled and what rules apply to owners and tenants. Open project profiles do not provide a reliable current answer to those points. That does not make the development unsuitable; it simply shifts due diligence from the brand name to the specific building, unit and current documents.
This is an urban Phuket Town proposition rather than a beach-resort product. Hospitals, major shopping centres, schools and city roads form the practical location story around Samkong. That can suit people whose daily life is centred on Mueang Phuket far better than a beach-oriented address. The trade-off is equally clear: there is no uniform new-build condition across the stock, no reason to assume every unit has the same rental appeal, and no hotel-style programme that should be treated as part of the purchase case. The value proposition is ready urban housing with an established resale market.

Ownership format
A foreign buyer can register condominium freehold only within the statutory foreign quota of 49% of the aggregate unit area in the registered condominium. For the selected unit, both the title and quota availability must be confirmed at the time of transfer. If the foreign quota is unavailable and a seller proposes a lease-based structure instead, its term and legal effect need separate review.
Unit types & sizes
The original compact format. Current resale stock still includes units around this size, although condition and internal configuration vary from apartment to apartment.
Originally marketed as a Superior layout. Comparable resale sizes may be described as one-bedroom units, making the registered area and actual floor plan more important than the marketing label.
The original line includes 50 sqm and 70 sqm one-bedroom plans. Current resale listings also contain smaller one-bedroom units, so that range should not be applied automatically to every apartment marketed with one bedroom.
A substantially larger format suited to full-time living. Resale listings around 95 sqm do appear, but condition and asking price depend heavily on the building and renovation level.
