Soi Sri Bamphen is close to the Sathorn and Rama IV business areas, yet the condominium sits inside the soi. Published distances to Khlong Toei MRT are roughly 870 metres to one kilometre. Drivers and taxi users gain several road options; daily rail commuters should test the walk before treating the address as a transit-led purchase.
A focused unit mix
The original scheme is dominated by compact one-bedroom layouts, with a larger 44.3 sqm one-bedroom-plus option. That makes resale comparisons easier because the key differences tend to be size, floor, condition and outlook. Minor area inconsistencies across old sources are a reminder to rely on the title deed and unit plan for the apartment being bought.
Amenities beyond a token gym
A rooftop pool, fitness room, co-working area, parcel lockers and EV charging are all documented by the project or detailed reviews. The relevant resale question is no longer whether those features were promised; it is how well they operate six to seven years after completion and how the building funds ongoing maintenance.
Resale evidence is visible
Multiple portals continue to show both sale and rental stock in 2026, so a buyer can compare live asking positions rather than rely only on launch pricing. Asking prices are still not closed transactions. The useful next step is to compare like-for-like units and then verify title, fees, arrears and foreign quota on the chosen apartment.

The scale is one of the clearest facts about the building rather than a marketing label: the official project site and several major project databases point to 78 residences in a single building. That makes it materially smaller than the large inner-Bangkok developments with hundreds or thousands of apartments. For a buyer, the benefit is not abstract exclusivity; it is a building where the unit mix, shared facilities and current resale inventory are relatively easy to understand. The most consistent public record places completion in November 2019, and we found no evidence of separate phases or independently marketed towers.
This is not a station-front condominium. The building sits inside Soi Sri Bamphen rather than directly on Rama IV. Major property platforms put Khlong Toei MRT at roughly 870 metres to one kilometre away. That distinction matters if the purchase is driven by rail commuting: the route should be walked in person, because older location reviews noted narrow pedestrian sections within the soi. The trade-off is road connectivity. The neighbourhood has several ways out toward Rama IV, Sathorn, Nang Linchi and adjoining central streets, so the project can make more sense for someone who mixes driving, taxis and MRT than for a buyer whose first filter is the shortest possible walk to a station.

The original product was built around compact one-bedroom layouts. Project material and major property databases describe standard one-bedroom units from about 25.1 to 35.1 sqm, plus a larger 44.3 sqm one-bedroom-plus plan. Historical sources disagree slightly on the top end of the regular one-bedroom range, with 35.1 and 35.5 sqm both appearing, so the unit title deed and the specific floor plan should take priority over a generic project profile. A current resale advertisement is also marketed as a 23.56 sqm studio even though the original project material is centred on one-bedroom formats. That does not prove a problem with the unit; it does mean buyers should separate a broker's current classification from the legal area and the original plan type.
The amenity package is spread across several levels rather than concentrated in a single clubhouse. Official project material confirms a rooftop pool, fitness room, co-working area, parcel lockers and EV charging. Detailed launch-era material places garden and sitting areas at ground level, the lobby, co-working space, parcel lockers and gym on the second floor, and the pool plus additional relaxation space on the roof. For a 78-unit building, that is a substantial shared-facility set. On a resale purchase, however, the condition of those facilities and the finances of the condominium juristic person matter more than the launch brochure. Several current project databases report a common-area fee of THB 55 per sqm per month; a buyer should still verify the latest statement for the actual unit.
Parking deserves a practical check rather than a brochure-based assumption. Early detailed project coverage described about 28 conventional spaces with around seven additional tandem spaces, while another review summarised parking at roughly 40% of the unit count including tandem arrangements. In other words, the original design did not provide one straightforward bay for every residence. That is not unusual for a small inner-city Bangkok condominium, but it matters if the apartment will be owner-occupied by someone who drives daily. Ask how spaces are allocated today, whether any are fixed to units, how full the parking area becomes in the evening, and whether the EV charging positions are actually available to residents under current rules.
The project still has visible resale and rental activity in 2026. Current public inventory includes a THB 3.2M advertisement for a 23.56 sqm unit, several offers above THB 4M for units around 30–34 sqm, and a roughly 44 sqm apartment marketed at about THB 5.419M. Multiple portals also carry rental stock. These are asking prices, not verified transaction records. Floor, outlook, renovation, furniture, seller urgency and the unit's ownership position can all move the number. For that reason, THB 3.2M is used here only as a dated lower-market reference, not as a claim that any available apartment in the building can be bought at that level.
For an overseas buyer, the legal question is more specific than whether an advertisement says 'freehold'. Thailand's official government information explains that foreign condominium ownership is capped at 49% of the aggregate unit area in a registered condominium, and the condominium juristic person must certify the foreign ownership proportion for transfer. The practical sequence is therefore unit-specific: identify the exact apartment, verify that foreign quota remains available for it, review the seller's title and transfer documents, and only then treat the asking price and payment process as an actionable purchase case.
Public databases do not agree on every detail, so the record needs a clear hierarchy. The official brand site links The Teak to LKH Development Co., Ltd., while some property databases use the name Teak Development. Address records also vary, with both 108 and 156/2-5 appearing on Soi Sri Bamphen. Some older reviews conflict on unit count and completion timing, although the official project page and several major databases converge on 78 units and a 2019 completion. The main record therefore uses the best-supported project identity while keeping unresolved address and naming differences visible instead of silently choosing a convenient answer.
Ownership format
The project is a registered condominium and units are marketed on a freehold basis. A foreign buyer can register condominium freehold only while foreign ownership remains within the statutory 49% quota of the total unit area in the building. Quota availability for the specific unit should be confirmed with the condominium juristic person before transfer.
