Why this project is worth a look
A town-led location
This is a Phuket Town/Wichit residence first, not a beach resort. The practical case is access to shopping, hospitals, employment and the island's road network. That can suit an owner-occupier or long-term tenant very well, but it should not be bought on the assumption that it competes directly with walk-to-beach condominiums.
The building already exists
Buyers can inspect the actual unit, common areas and operating building rather than underwriting a future delivery. The trade-off is age: maintenance history, reserve funds, common-fee collection and major mechanical works become part of the investment decision in a way they are not for a brand-new handover.
Space is the differentiator
The published legacy mix starts around 50 sqm and reaches 118 sqm, with resale stock that includes several larger one- and two-bedroom layouts. That can offer more usable space for the money than newer compact urban projects, provided the chosen unit's renovation, layout and registered area hold up under inspection.
Quota comes before price
The live resale set includes both Foreign Quota and Thai Quota units. For an overseas buyer, ownership eligibility can be more important than a small difference in asking price. Confirm the juristic-person quota certificate and unit title before treating any advertised apartment as directly purchasable in foreign freehold.
About the project
The Point Phuket is an established urban condominium in Wichit, on the edge of central Phuket Town. It is not a beachfront resort scheme and there is no off-plan delivery risk to assess: the building was completed in September 2011, has eight floors and 79 units. That shifts the buyer's work away from launch promises and construction milestones toward the realities of a mature resale property — the condition of the chosen unit, building management, common-area upkeep, title and foreign-quota status, and the price being asked today. With only 79 residences, it is a comparatively small building by current Phuket Town standards, which can make the project easier to understand as a physical asset but also means that resale choice can be thin at any one time.
The building is addressed at 9/180 Moo 5, Chaloem Phrakiat Rama IX Road / Highway 4024, Wichit, Mueang Phuket. Some property databases describe the access as Soi Kathu 6 while mapping and accommodation sources use the Highway 4024 address; they resolve to the same condominium. This is a practical town location rather than a holiday-beach setting. Central Phuket's retail cluster, hospitals and Phuket Town services are nearby, and the building sits on a major road corridor used to move across the island. For someone living and working on Phuket, that can be more useful than being close to a beach. For a buyer whose priority is a walk-to-the-sand lifestyle or a resort-led holiday-rental story, however, the location should be treated as a fundamentally different proposition.

The basic building facts are unusually consistent across the larger property databases: eight storeys, 79 units and completion in 2011. Published original unit information usually describes one-bedroom homes of roughly 50–54 sqm, two-bedroom homes around 55–65 sqm and three-bedroom units around 118 sqm. The present resale market is more varied. Current listings include a 49 sqm studio, one-bedroom units from the mid-50s to larger renovated layouts, and two-bedroom stock. That difference is useful rather than problematic: a 15-year-old condominium can accumulate owner alterations and resale descriptions that no longer match the original sales brochure categories. The title deed, registered area and actual floor plan of the selected property therefore matter more than a generic project-level unit matrix.
Amenities are straightforward: a communal pool, gym, parking, reception or lobby area, 24-hour security, CCTV and an on-site restaurant are repeatedly listed. These are functional facilities, not a branded-residence service package. In a building of this age, the important diligence questions sit behind the amenity list: how well the pool and gym are maintained, whether lifts and mechanical systems have had major works, the level of common fees, the sinking fund and whether the condominium juristic person has any significant arrears or planned capital expenditure. Those documents are not publicly available in the sources reviewed, so the presence of a pool or gym should not be taken as evidence of the building's financial or technical condition.
The Point Phuket is now a resale market. FazWaz showed six active sale listings when checked on 13 September 2026, ranging from THB 2.2M to THB 5.6M. The bottom of that range was a 49 sqm studio, while other units were explicitly tagged as Foreign Quota or Thai Quota. DDproperty separately carried a 118 sqm resale at THB 6.84M. There is no need to force those numbers into a single project price: the units differ in size, floor, renovation level, outlook and ownership eligibility. A buyer gets a more useful comparison by shortlisting several specific apartments in the building and checking their total purchase price, registered area, renovation condition, common charges and quota status side by side.
Legally, this is a condominium where individual units can carry freehold title. Thai law caps foreign ownership at 49% of the aggregate unit area of a registered condominium building, so foreign freehold is possible only while quota remains available. Some current listings at The Point Phuket are specifically marketed as Foreign Quota, which is a useful signal but not enough for transfer. The condominium juristic person should issue the quota confirmation required for registration, and the title deed should be checked for the exact unit being purchased. In a resale building, this distinction can be decisive: two similar apartments may have very different usefulness to an overseas buyer if one is available in foreign freehold and the other is not.
There is no project-wide payment plan to rely on because this is a resale building. The commercial terms are set by the owner of each apartment, so meaningful diligence starts at unit level before a material deposit is paid. A buyer should obtain the condominium title, verify the seller and any encumbrances, check that common charges are clear, and obtain the juristic-person confirmation needed for foreign-quota transfer where applicable. Building rules and current common-cost information also matter because they determine how the apartment can be used and what ownership costs after completion actually look like. The advantage of a mature condominium is that most of this can be inspected rather than imagined. Buyers can compare different floors and orientations, look at lifts, corridors, parking and common areas, and see whether a renovated unit has simply received new finishes or has been materially reconfigured. Exit analysis should be similarly specific. With only 79 units, The Point Phuket will not always have a deep pool of directly comparable sales, so one low asking price should not be treated as the market value of every apartment. At the same time, an established resale market gives far more tangible evidence than an off-plan projection: actual asking prices, competing units, rental listings and the physical condition of the building are visible. Portal yield estimates are not treated here as a promised return. Net performance will depend on acquisition price, vacancy, management, common costs, maintenance, furnishing, taxes and the individual unit's appeal to long-term tenants.
Developer attribution deserves a caveat. FazWaz's project copy, Dot Property, LivePhuket and other project directories credit MBK Real Estate Company with the development, and the Thai-language FazWaz profile states the same. However, FazWaz's structured developer field currently reads N/A, and no live first-party MBK project page or corporate history confirming The Point Phuket was found during this research. A Thai company named The Point Phuket Company Limited was incorporated in 2009 and remains active in real estate, but the public company-data page does not establish whether it was the development vehicle, an owner, or otherwise connected to MBK. MBK Real Estate Company is therefore the strongest public developer attribution available, while the precise legal development chain remains a document-level diligence point.
Ownership format
Condominium units are held on freehold title. A foreign buyer can register freehold ownership only within the statutory 49% foreign quota of the building's total unit area; the quota status of the selected resale unit must be confirmed before purchase.
Unit types & sizes
A 49 sqm studio appears in the current resale inventory even though the commonly published original unit mix starts with one-bedroom homes. Treat it as a resale configuration and verify the registered area and plan for the specific title.
A practical layout for one person or a couple. Current resales show that renovated and reconfigured one-bedroom apartments can sit well outside the original size band, so unit-level comparison is more useful than relying on the legacy mix.
A compact two-bedroom option for a small family or a buyer who wants a separate work/guest room. Current listings around the high-50s and low-60s sqm broadly support the published legacy range.
