Three-bedroom homes are repeatedly listed at around 270 sqm of built area, while four-bedroom examples appear from roughly 303 sqm and extend to about 359 sqm. A fresh late-August 2026 listing gives land sizes of approximately 315–585 sqm across the project. The recurring planning idea is a U-shaped house around the pool terrace, keeping the private outdoor space in view from multiple rooms. That is useful for family living, groups of guests and owners who prefer a house without stairs. Older databases still show a two-bedroom 270 sqm configuration, but fresh 2026 stock is much more consistently presented as three- and four-bedroom, so buyers should not assume that a two-bedroom option remains available today.
The construction status needs to be read at two levels: the overall development and individual villas. As of 2 September 2026, the development is still being marketed at project level as under construction, with completion or handover targeted for Q4 or December 2026. At the same time, some listings label particular homes as completed in 2025 or January 2026, and a listing published on 27 August 2026 says a show villa is ready for inspection. That pattern is plausible in a villa development, where houses can finish before later plots or shared facilities. At project level, under construction is therefore the most defensible status. For a purchase decision, the selected villa needs its own physical inspection, completion evidence and transfer documents.
The published project size is less settled. Open data contains three competing versions: 33 villas on 18,429 sqm, 12 units, and 24 villas delivered across two phases. This could reflect a revised master plan, phased sales or different definitions of what is included, but there is not enough primary evidence to choose one number as fact. The company is shown as active, registered on 3 August 2023 under number 0835566030494, with a business description related to buying and selling residential real estate. A relatively short corporate history is not a verdict on quality, but it changes the due-diligence burden. Buyers should place more weight on the land title, building permits, construction progress, contract entity, payment security and handover mechanics than on brand reputation. A few international catalogues instead name Amrita Development Co., Ltd; because that name is not the one consistently shown across the Thai project databases and corporate records reviewed here, Kireedee Property remains the most credible developer identification for this project, while the alternative name should be resolved against the sale contract.
Pricing is equally fluid. Open 2026 listings range from roughly THB 18M into the mid-THB 20Ms and above depending on plot, size, furnishing and completion stage. The lower figure is not a developer promise and should not be read as the price of any villa a buyer chooses. It is simply a lower market anchor from a published offer. A real budget requires the specific villa number, plot area, built specification, furniture package, construction stage, land-holding structure, common fees and a current availability sheet.

The four-bedroom villas are larger and more sensitive to plot size. Current catalogues show a core configuration at roughly 303 sqm, with individual offers extending to about 334–359 sqm. This suits larger families, multigenerational stays or owners who want a proper guest room without sacrificing the main living zone. Open-market asking prices are commonly around THB 25M and above. Furniture packages, kitchen specification, built-ins, pool dimensions and plot area can differ, so the contract schedule for the selected villa is more important than the headline bedroom count.
