The location is consistently identified as Thong Lo, Khlong Tan Nuea, Watthana, although the exact micro-address is not perfectly consistent across portals. DDProperty places the project on Soi Thong Lo 9 off Sukhumvit 55, while other platforms confirm the neighbourhood without a precise gate. Online platform maps also differ on the distance to BTS Thong Lo, giving roughly 0.79 to 1.17 km. In practical terms, this is an inside-Thonglor address rather than a station-front condominium. The lifestyle advantage comes from being within the Thonglor neighbourhood itself, with restaurants, supermarkets, healthcare and daily services spread along Sukhumvit 55. Buyers who rely on the BTS should walk the route at the times they expect to commute and test traffic conditions rather than judging the location from a straight-line map distance.

As of 22 September 2026, the major portals checked for this dossier do not show active for-sale inventory at Thonglor Garden, so there is no defensible current starting purchase price. Rental evidence is available: a 180 sq m two-bedroom has been advertised at THB 55,000 per month, a 250 sq m two-bedroom around THB 75,000, and a 350 sq m three-bedroom at THB 85,000. Those rents should not be converted into a sale value or yield estimate. They refer to different units, the fit-out and contract terms are not fully documented, and the building has too little visible resale inventory for a reliable price curve. A purchase decision should begin with the actual unit for sale, then compare it with other large-format apartments in Thonglor on condition, usable area, building age, common costs and title quality.

The weakest part of the public record is the original developer history. No functioning primary project website was found, DDProperty lists the developer as unavailable, and Plus Property also shows no developer name. Searches in both Thai and English did not produce a reliable corporate link that was strong enough to publish as fact. For a completed 2014 condominium this does not, by itself, determine whether a resale is sound: the current transaction rests on the unit title, condominium registration, juristic-person records and the seller’s ability to transfer clean ownership. It does mean that documentary due diligence carries more weight. Before a deposit, a buyer should review the title deed, debt-free certificate process, foreign-quota confirmation, regular and special common charges, and recent co-owner resolutions affecting major repairs or future spending.

A 2014 completion date is not a negative in itself, but condition can vary far more from unit to unit than in a newly handed-over scheme. For a foreign buyer, condominium status can allow foreign freehold, but only if the selected unit can be registered within the remaining foreign quota. A generic project description is not enough. Before a non-refundable deposit, obtain quota confirmation from the condominium juristic person, match the seller to the title, check registered encumbrances, understand the debt-free certificate process and confirm the documentary route for incoming purchase funds where applicable. This is a resale transaction: the legal object being bought is a specific registered unit with its own title and payment history, not an abstract share of Thonglor Garden as a development.

Ownership format

A specialist property database lists the project as freehold. A foreign buyer can register a specific unit in foreign freehold only if foreign quota remains available: foreign ownership in a registered condominium may not exceed 49% of the aggregate unit area. The juristic person’s quota confirmation and the individual unit title should be checked before transfer.
