About the project
Bangkok Feliz Sukhumvit 69 is a small CMC low-rise condominium on Sukhumvit 69, within walking distance of Phra Khanong BTS. A primary filing by Chao Phraya Mahanakorn Public Company Limited identifies the project by name as an eight-storey residential condominium with 71 units on Sukhumvit 69 and a project value of roughly THB 249 million. That primary record is useful because it separates the original development from the later Bangkok Feliz Sukhumvit 69-2 project nearby.
The strongest evidence for the built configuration is unusually consistent: one building, eight floors and 71 units. A Bangkok Metropolitan Administration study records a project site of 0-2-8 rai-ngan-square wah, approximately 832 sq m, and a completion year of B.E. 2555, or 2012. A detailed contemporary Homenayoo profile also gives 71 units, eight floors, the same land area and completion in 2012. The register therefore uses 2012 while keeping the 2013 and 2014 dates shown by several property portals as an explicit source discrepancy.

The location is the development's clearest practical advantage. Homenayoo pins the project at 13.715842, 100.591972 and describes a walk of about 190 metres from Phra Khanong BTS Exit 3, while its project summary also uses a 150-metre figure. PropertyHub pages vary from roughly 90 to 290 metres. Rather than manufacture a single precise number from inconsistent marketing measurements, the useful conclusion is that the building is genuinely walkable from Phra Khanong BTS and the entrance-to-platform route should be tested in person.
The original product was a compact urban low-rise with studios, one-bedroom and two-bedroom apartments, broadly around 28–59 sq m in launch-era material. PropertyHub currently lists narrower standard ranges, but the resale market also contains advertised units around 28–31 sq m and larger layouts around 68–79 sq m or more. For a resale purchase, the condominium title area and the actual physical layout are more reliable than a portal's bedroom label or generic project profile.
Shared facilities are practical rather than resort-scale: swimming pool, fitness room, landscaped areas, lift, parking, access control, CCTV and 24-hour security are repeatedly documented. Homenayoo also records a salt-water pool, lobby and mailbox area. More than a decade after completion, facility condition now matters more than the length of the amenity list, so a buyer should inspect lifts, parking, pool areas, corridors and visible building systems rather than rely on launch photographs.
Primary developer sales are over. Home.co.th marked the project sold out in its September 2026 update, so today's buyer is dealing with individual resale sellers. Late-September PropertyHub inventory showed asking prices from around THB 3.6M, while a THB 2.95M listing remained visible in the project pool. These are asking prices, not recorded transactions, and availability can change quickly; floor, renovation quality, view, furniture, ownership quota and seller readiness can materially change the real economics of two similarly sized units.
Rental activity remains visible. PropertyHub showed dozens of rental advertisements at the beginning of October 2026, including smaller units around THB 16.9K–18.5K per month and much higher asking rents for larger apartments. Advertisement counts should not be treated as unique vacancy because multiple agents may market the same unit. Any investment case should deduplicate stock and verify achieved rent, vacancy, agency fees, recurring charges and refurbishment costs.
For a foreign buyer, this is a condominium-unit transaction rather than direct land ownership. The decisive legal issue is whether foreign freehold quota is available for the selected unit at transfer. A portal's historical freehold label is not enough: the buyer needs current confirmation from the condominium juristic person, debt-free documentation and a transaction-specific title and seller review.
Ownership format
A foreign buyer may register a unit in freehold if foreign-quota capacity is available in the condominium. Foreign ownership is limited to 49% of the aggregate condominium unit area, and the buyer needs current confirmation of the foreign ownership proportion from the condominium juristic person together with the transaction-specific transfer documents.
