There is no large estate of near-identical homes or a broad communal amenity programme; day-to-day value sits mainly inside each private villa. That suits buyers who prefer a more private setting, but it also makes the exact maintenance arrangements and any shared obligations worth understanding from the contracts rather than assuming the service model of a larger managed community.
Family-sized layouts
Three- and four-bedroom plans are documented, with four or five bathrooms, private pools and parking. Phuket.net also shows an open-plan kitchen, direct pool-terrace access and two parking spaces for a three-bedroom villa. This is easier to assess as a full house for a family or group of long-stay occupants than as a compact investment unit where the decision is driven primarily by price per square metre.
Private outdoor living
The official concept concentrates leisure space within the villa: a private pool, rooftop barbecue area, rooftop jacuzzi, high-ceiling living space and EV charging provision. That reduces reliance on a shared clubhouse, but makes the condition of the individual property more important. Waterproofing, pool equipment, roof installations and the actual handover specification deserve more attention than a generic amenities list when inspecting a resale or completed house.
Status needs checking
The main 2026 question is the physical and legal status of the specific villa, not the design concept. The official website carries both old pre-sale information and a sold-out label, while market platforms disagree between under construction and completed. That does not by itself signal a defect, but it means the transaction should be assessed at unit level: the house, seller, handover position and documents need to match rather than relying on a single project-status badge online.
About the project
Unique Villa Kata is a four-villa hillside development in the Kata area on Phuket’s west coast, built around private pools and self-contained family living rather than a large shared-resort concept. Unique Group Thailand presents the scheme as one of its own projects and identifies four residential villas, a construction period beginning in Q2 2024 and an original target completion in Q4 2025. The small scale is central to the proposition: buyers are looking at an individual house with its own pool, terrace and parking rather than a compound where the value proposition depends on extensive communal facilities.
The live status is less straightforward. As of 22 September 2026, Unique Group Thailand’s main website labels Unique Villa Kata sold out, while the dedicated project page still carries pre-sale wording and the old Q4 2025 completion target. Several recently crawled market pages continue to describe the development as under construction or off plan, while another marketplace has previously labelled it completed. For that reason, the registry uses under construction as the best-supported current working status, not as proof that every villa remains unfinished. A buyer should verify the exact house being offered, including physical completion, handover documentation, utilities and any outstanding construction obligations.

The accommodation mix is more consistent across sources than the completion status. Public profiles repeatedly show three-bedroom villas with four bathrooms and four-bedroom villas with five bathrooms. Private swimming pools and parking are also consistently documented. The official project page adds rooftop barbecue space, a rooftop jacuzzi, a high-ceiling living area, a wine cellar and provision for electric-vehicle charging. In practical terms, the project is geared more toward private-house living and longer stays than toward buyers who want a hotel-style amenity deck or a heavily serviced residential complex.
Published floor areas require caution. Phuket.net lists one three-bedroom villa at about 290 sqm on a 403 sqm plot, while Lazudi’s listings updated in August 2026 show 301 sqm for three-bedroom homes. The gap becomes larger for four-bedroom villas: Lazudi shows 330 sqm for one current listing, while PHUKET.PRO publishes layouts around 400–408 sqm. Without the original area schedule, it is not possible to tell whether the sources use different gross-area conventions, count rooftop and outdoor spaces differently, or describe different individual villas. The unit cards therefore avoid presenting one floor-area range as settled fact.
The current market gives a lower price reference of about THB 16.9M for a three-bedroom villa. Lazudi’s Karon inventory, updated on 25 August 2026, shows Unique Villa Kata listings around THB 16.9M and THB 18.9M for three-bedroom homes and THB 17.8M for a four-bedroom home. The order of those prices is a useful reminder that bedroom count alone does not determine value: plot size, completion condition, furniture, seller position and the exact villa matter. Because the developer’s own site says the project is sold out, these figures are best treated as live market references rather than a confirmed developer price list.
Geographically, the project is consistently placed in Kata/Karon within Mueang Phuket. Hipflat gives the project address as 30/1 Moo 2 Patak Road, Karon, while the group website and PHUKET.PRO use 322 Patak Road. The latter is also published by the group as its Karon office address, so it cannot safely be assumed to be the villa compound itself. The registry therefore retains the Hipflat project address, but does not fabricate latitude and longitude. A reliable project gate or cadastral pin should be confirmed before coordinates are published.
For an overseas buyer, land structure is the key legal distinction. Thai land cannot generally be owned directly by a foreign individual through an ordinary villa purchase. A registered land lease of up to 30 years is a common lawful structure, while ownership of the building and any renewal provisions must be checked in the actual contracts and land documents. Public Unique Villa Kata material does not establish one confirmed title and ownership arrangement for all four plots. Before paying a reservation or transfer amount, the buyer should match the seller, landowner, title document, building rights and construction status to the specific villa being offered.
Ownership format
For a foreign buyer, the villa structure and the land need to be checked and documented separately. Direct foreign ownership of Thai land is generally unavailable in an ordinary purchase, so a registered land lease of up to 30 years is a common route; ownership of the structure and any renewal wording must be verified in the transaction documents. Public project sources do not establish one confirmed land title or ownership structure for all four villas.
