Sixty apartments in one building make the project easier to inspect than a resort estate split across multiple phases. There is one address, one amenity set and a limited range of layouts. The trade-off is equally clear: a relatively small ownership base will ultimately fund a fairly generous shared-facility package, so the future common-area budget matters.
Simple unit choice
The confirmed mix centres on one-bedroom homes of about 49.47–55.24 sqm and 66 sqm two-bedroom units rather than dozens of near-duplicate plans. That keeps the comparison manageable. Floor, outlook, ownership form and the price of a specific unit become more important than chasing a nominal layout type.
Kata, not beachfront
The address sits on the hillside in the Kata area, about 1.1–1.2 km from Kata Beach in the main databases. You are close to the resort zone without being directly on the sand. Buyers who need a true first-line position or a completely flat walk to the beach should treat that as a real limitation rather than a minor detail.
Useful facilities
Two pools, a gym, rooftop leisure space, library, meeting room, reception, parking, security and a beach shuttle give a small building a genuinely broad amenity set. Those facilities can improve day-to-day use and holiday stays. They will also cost money to operate, and the current common-area fee is not yet confirmed in the reviewed sources.
Ownership options
Current inventory includes leasehold stock and units offered in the foreign freehold quota. That flexibility is useful for overseas buyers, but it exists at unit level rather than as a blanket project promise. The cheapest visible listing should not be assumed to carry foreign freehold, and FazWaz currently shows a separate premium for that ownership form.

Kata View is a compact condominium project in Karon, effectively within the Kata resort area, on Patak Soi 4. The freshest project databases describe a single eight-storey building with 60 residences and construction still in progress, with December 2026 now used as the completion target. That scale is one of the clearest ways to understand the project. It is not a multi-building resort with several hundred apartments; it is one building with a relatively narrow unit mix. For an owner-occupier or second-home buyer, that can feel easier to read and easier to navigate. It also means the quality and cost of shared management will be visible quickly because two pools, lifts, parking and reception are being supported by a fairly small ownership base.
The site is on a hillside rather than directly on the beachfront. Current project pages repeatedly place it at Patak Soi 4, Karon, Mueang Phuket, Phuket 83100. The street-view point linked from FazWaz is around 7.8204851, 98.3090486; because no building number is consistently published, a roughly 350-metre map radius is more honest than pretending to have an exact doorway pin. Kata Beach is quoted at about 1.1–1.2 km by the main project databases. In practical terms, this is close to Kata but not a walk-out-on-the-sand address. The advertised beach shuttle makes sense in that context and should be treated as a useful service rather than evidence that the building itself is beachfront.

The confirmed apartment mix is straightforward. One-bedroom homes with one bathroom are shown at roughly 49.47–55.24 sqm, while the two-bedroom layouts are 66 sqm with two bathrooms. Current stock includes both mountain-view and sea-view positions, and older project material associates higher parts of the building with wider Andaman views. The important buying decision is therefore the exact unit, not just the bedroom count. On a sloping site, floor, orientation and the unit's position within the building can materially change outlook, privacy and how exposed the balcony feels. A generic 'sea-view' label is not enough; the view should be checked from the selected unit or from an up-to-date construction position.
As of 3 September 2026, the lowest visible price repeated by current FazWaz and Phuket.Net stock is THB 6,144,174. On Phuket.Net that level is attached to leasehold one-bedroom units of about 49 sqm, while 66 sqm two-bedroom stock in the same inventory starts at roughly THB 8.20 million. FazWaz also displays a THB 450,000 foreign-freehold premium. That premium should not be assumed to apply identically to every apartment or remain fixed. A meaningful price comparison needs the same unit number, floor, view and ownership form. The headline entry price is therefore useful as a market anchor, but it is not a universal developer price for every buyer.
Ownership deserves the same unit-by-unit treatment. Current Kata View listings show both leasehold apartments and units offered under Thailand's foreign freehold quota. Foreign nationals may own condominium units directly only within the statutory 49% foreign quota of the condominium's saleable area. The relevant question is not simply whether a foreigner can buy in the project; it is whether the chosen unit is still available in the foreign quota when the contract is signed, what premium applies, and what ownership form the sale-and-purchase agreement actually records. A cheaper leasehold listing should never be compared with a foreign-freehold listing as if they were economically identical.
For a 60-unit building, the amenity package is substantial. Sources consistently show a large communal pool at ground level, a rooftop pool with a jacuzzi, a rooftop leisure area and bar, a gym, library, meeting room, reception, parking, 24-hour security and CCTV. FazWaz additionally lists one passenger lift and one service lift. Those facilities make the project more useful for both full-time stays and holiday ownership, but they also create recurring maintenance obligations. Two pools, rooftop waterproofing and finishes, lifts and a shuttle service all need to be funded after handover. A current common-area fee is not confirmed in the sources reviewed, so it would be misleading to estimate annual ownership costs from neighbouring projects.
The current payment schedule is milestone-based rather than back-loaded entirely to completion. FazWaz shows a THB 200,000 reservation deposit plus a THB 10,000 lawyer fee, then 40% at contract signing, 20% after infrastructure completion, 20% after foundation completion, 10% after the building structure is completed and the final 10% at handover. A buyer is therefore committing most of the purchase price before receiving the finished apartment. The practical due-diligence task is to match each requested instalment with the real construction milestone and the wording of the contract, including delay remedies and any long-stop date. The public schedule does not state whether the reservation amount is credited against the later percentages.
The main research issue around Kata View is not the identity of the physical project; that is consistent. It is the legacy metadata attached to it. Fresh FazWaz, Hipflat, LivePhuket and a July 2026 Thai Residential review identify the developer as OGK / Oceanic Global Kata Co., Ltd. and point to late-2026 completion. Phuket.Net still attributes the scheme to Patong Bay Group and marks it completed in 2025, while PropertyScout carries 2025 completion data alongside an under-construction status. For the registry record, the newer cluster is the stronger basis because it also agrees on the 60-unit, eight-floor building, the address and the current sales structure. A buyer should still verify the legal selling entity and live construction status from project documents before paying a reservation.

Price alone is therefore a poor shortcut: floor, orientation and ownership form can change the real value of two apparently similar apartments. The lowest visible roughly 49 sqm stock is currently leasehold, so it should only be compared with foreign-freehold units after ownership terms are normalised.
The larger, more family-oriented format is consistently shown at 66 sqm with two bathrooms. Current inventory places these units on several floors and includes sea-view positions. Because the confirmed size is essentially fixed, price differences are more likely to come from floor, outlook and ownership structure than from extra internal area. For full-time use, the exact plan still matters: storage, kitchen practicality and the privacy of the second bedroom should be checked on the selected unit.

Older and newer databases disagree on some project metadata, so the size ranges and prices above are tied only to listings that could be matched to Kata View by address, building scale and the 60-unit count.
