The range is easy to understand: two two-bedroom plans and two three-bedroom plans from 138.05 to 239.17 sqm. Rather than comparing dozens of near-identical products, buyers can focus on meaningful trade-offs — entry price and efficiency versus more guest space, larger interiors and access to the stronger sea-view positions.
Private pool included
A private pool and terrace are part of the core villa concept, not a premium attached to only a few units. That works for owner-occupation and for whole-villa rental demand. Plot-level checks still matter: pool privacy, sun orientation, maintenance access and sightlines from homes above or below can change the experience significantly.
Milestone payments
The price is staged through construction rather than concentrated at the start. That is helpful for cash flow, but only if each payment is tied to a clearly defined and verifiable milestone. With public completion dates still conflicting, the sale contract should contain a specific handover deadline, remedies for delay and a clear refund mechanism.
View is plot-specific
The project name naturally creates an expectation of ocean views, yet current stock includes mountain-facing villas as well. That is not necessarily a weakness, but it changes what you are buying. It is not a beachfront estate and it is not a high-density community built around rows of near-identical homes. The proposition is the elevated setting: houses are arranged on a slope and the architecture, terraces and glazing are designed around outward views. Project material highlights the Andaman Sea, the surrounding mountains and the Big Buddha, while current listings make an important distinction that the marketing headline does not always make obvious: some villas are sea-facing and others are mountain-facing. A buyer therefore needs to choose the actual plot, not just the floor-plan letter.
The current product line consists of two-storey villas with either two or three bedrooms. Four public layouts are consistently shown, at roughly 138, 160, 213 and 239 square metres. Every villa is presented with its own pool, terrace and parking. The smaller plans have two bedrooms and three bathrooms, while the larger homes have three bedrooms and four bathrooms. That gives the development a useful spread between a relatively compact Phuket house for a couple or small family and a more substantial home for longer stays, guests or whole-villa rentals. Land size, external areas and furniture packages are less consistently disclosed across the public material, so those points should be tied to the selected villa rather than assumed from the type name.

The lowest current public asking point at the time of this review is THB 11.044 million for a Type C two-bedroom villa of 138.05 square metres. That is a stock-specific lower market anchor, not a promise that every two-bedroom home can be bought at that figure. Type D appears from about THB 12.793 million, while the three-bedroom Type A and Type B homes are currently offered around THB 21.5–22.3 million depending on plot and outlook. Availability can move quickly in a small project, so the selected villa, its exact price, included specification and ownership structure all need to be reconfirmed before reservation. The spread between individual units also shows that the view and hillside position are already affecting pricing.
The published payment schedule is construction-linked. It starts with a THB 150,000 reservation deposit, followed by 35% at contract signing within 15 days, 20% when foundations are complete, another 20% at structural completion, 10% after windows and doors are installed, and the final 15% on handover. This is more balanced than paying most of the price upfront, but milestones are only useful if the sale agreement defines them clearly and they match the actual progress of the chosen villa. Public sources currently disagree on the completion timetable, so buyers should use the contractual milestone dates for their own unit rather than a portal estimate when planning cash flow.
As of September 2026, the safest description of Panorama Kata is under construction. The project’s own site is still offering construction-site visits, while several recent sales and agency pages point to completion during 2027. Large portal feeds, however, continue to show October 2026. The same issue appears in the unit count. A developer/contractor group page and a current sales site say 21 villas, while FazWaz and the many portals syndicated from it say 17. These are not small editorial differences if you are buying into a managed estate: the final master plan affects density, shared costs and the location of your home. The file therefore uses 21 as the primary-source figure but flags the conflict rather than pretending it is resolved.
The project developer is identified as UDOMO Thailand, with The One Phuket Co., Ltd named as the general contractor. The contractor publishes a Thai company registration number and legal-company details; the UDOMO brand is not disclosed with the same level of corporate detail on the project pages we found. That does not prevent identification of the development, but it matters in a purchase. The relevant name is the legal party signing the reservation and sale documents, not simply the brand used in marketing. A buyer should verify the seller or landowner, signing authority, construction approvals and the land document before substantial funds are paid.
Land tenure deserves particular care here. A foreign buyer cannot acquire Thai land in direct personal freehold merely because a villa is sold as a freehold product. One current sales page labels available villas “Freehold”, while another agency describes a registered 27-year leasehold over the land with renewal language. Those statements cannot be reconciled safely without the actual title and sale/lease documents. In practice, a foreign buyer needs to understand separately who owns the land, what rights are registered over it, whether the building is owned separately, how renewal is drafted, and what happens on transfer or inheritance. A Thai-company structure should not be treated as a generic workaround for the foreign land-ownership restriction.
The location will appeal more to buyers who value privacy, elevation and outlook than to those who want to step from their gate onto the sand. The official address is Soi Plukjae, Karon, Mueang Phuket, Phuket 83100. This is a hilly part of the Kata area, and project material uses Kata Beach, the Big Buddha and Chalong Circle as the main reference points. Day-to-day life here is likely to be vehicle-oriented: actual drive times to the beach, schools, supermarkets and restaurants should be checked from the selected plot, especially in high season. The trade-off is the reason the project exists in the first place — a more open hillside environment and a lower-density feel than a large condominium complex.
The development is also marketed heavily around professional rental management. The public model says the management company can retain 30% of rental income while 70% goes to the owner. Marketing presentations attach high yield and payback projections to that model, but those figures are not treated here as verified returns. Actual performance will depend on the exact villa, purchase price, view, seasonality, occupancy, operating expenses, management fee, taxes and the legal basis for short-term letting. The useful part of the proposition is operational rather than promotional: a management service may reduce the work required from an overseas owner. Before relying on it, a buyer should review the current management agreement, the full cost schedule and real booking history once completed homes have been operating.
