Why this project is worth a look
A finished building
The practical advantage is that the buyer can inspect reality. The unit, corridors, lifts, pool, gym, security and surrounding streets all exist, and the juristic person can be asked for current building records rather than construction forecasts. That removes classic off-plan completion risk, but it replaces it with mature-building questions: maintenance quality, reserve funds, planned capital works, unpaid common charges and the condition of the particular unit. A ten-year-old condo can be a rational purchase when those items are priced correctly; it should not be assessed with the checklist used for a brand-new launch.
Kata, not beachfront
Ozone Condotel sits within Kata on Kade Kwan Road, not on the sand. Kata Beach is roughly 1.3–1.4 km away. For an owner-occupier, it is worth walking the real route at the time of day you expect to use it, because heat, gradients, crossings and traffic affect convenience more than a marketing driving time. For an investor, the relevant comparison set is not only beachfront hotels but also compact condos and serviced apartments throughout Kata and Karon that compete for the same budget-conscious holiday and longer-stay tenants.
A visible resale market
Multiple studios and one-bedroom units are listed at the same time, which gives a buyer more useful evidence than a projected yield brochure. Asking prices show how strongly floor, size, fit-out and seller circumstances can move the number. The cheapest listing is not automatically the best value: a low price may come with leasehold tenure, weaker renovation, an awkward position in the building or unresolved fees. The sensible comparison is between units that have been normalised for title, quota, physical condition and included furniture before negotiating on price.
Tenure is unit-specific
A freehold label at project level does not answer the foreign buyer’s question. Thailand’s foreign condominium quota limits direct foreign freehold ownership to 49% of the building’s saleable area. Ozone Condotel resale evidence includes foreign-quota, Thai-quota and leasehold units, so one neighbour’s ownership structure cannot be assumed for another unit. Before a non-refundable payment, the buyer should match the seller to the title, confirm the available quota with the juristic person and understand exactly what will be registered at the Land Office.
Corporate history needs care
For a completed resale building, the seller’s title and the condominium juristic person matter more than a polished developer story from a decade ago. Even so, the project history should be intelligible. The official environmental record links the project to O Zone Condotel Co., Ltd., while secondary sources use EasyDayThailand or ED1 Limited Partnership. Without a reviewed document that clearly explains the role of each entity, those names should not be merged into one assumed developer history. If the corporate trail matters to the buyer, the juristic person and project registration documents are the right place to close the gap.
About the project
Ozone Condotel is best understood as a finished resale condominium in central Kata rather than as a new “condotel investment” launch. Thailand’s official Smart EIA Plus database records OZONE Condotel Kata Beach as a condominium building project on Kade Kwan Road in Karon, Mueang Phuket. The government record shows the project as approved and operating, with the condominium juristic person now listed as the project owner and O Zone Condotel Co., Ltd. shown as the former project owner. For a buyer in 2026, that shifts the due-diligence focus away from construction promises and toward the title, quota, condition, juristic-person records and seller history of the specific resale unit.
The building is consistently described by the major property portals as a single eight-storey block with 145 units, completed in June 2016. FazWaz, DDproperty and PropertyScout all repeat those core figures. Original project descriptions focus on studios and one-bedroom apartments. Current resale stock shows studios around 30–32 sqm and one-bedroom units ranging from very compact examples near 31 sqm to larger apartments around 40–60 sqm. Some portals also display two-bedroom units in the mid-80-sqm range, but because the original room-type descriptions do not list a two-bedroom product, those should be treated as possible combined or altered units until the title plan and approved layout are checked.

The location is inside the established Kata tourist district rather than on the beachfront. Kade Kwan Road is surrounded by restaurants, convenience retail, small hotels and other residential buildings. Kata Beach is roughly 1.3–1.4 km from the project, while hospitality sources show a broadly similar walk-or-short-drive relationship. That distinction matters. A buyer should not price the unit as a true first-line beach property, but the trade-off is a neighbourhood that already functions today, with visible rental demand, everyday services and a resale market that can be compared against competing condos in Kata and Karon.
There is live resale stock rather than a single developer price list. PropertyHub showed a 30.64-sqm studio at THB 2.6 million refreshed on 13 September 2026, alongside a 32-sqm studio at THB 2.89 million and one-bedroom apartments at materially different price points depending on size, floor and condition. The lowest asking price should therefore be read as a market entry point, not as a valuation. In an older completed building, furniture, renovation quality, view, legal tenure, unpaid common charges and a seller’s urgency can create a larger price difference than a few square metres of area.
Tenure is unit-specific. The project is widely tagged as freehold, and a condominium in Thailand can indeed be owned freehold by a foreign buyer, but only within the statutory foreign quota of 49% of the building’s saleable area. Resale evidence for Ozone Condotel includes foreign-quota units, Thai-quota units and leasehold offers. A foreign buyer who specifically wants freehold should therefore verify the available quota for the chosen unit before paying a non-refundable deposit. The title deed, seller identity, foreign-quota confirmation, juristic-person debt certificate and transfer conditions matter more than the tenure label on a portal’s project page.
A confirmed developer could not be established from the primary sources reviewed. The official EIA record names O Zone Condotel Co., Ltd. as the former project owner and the Ozone Condotel Kata Beach juristic person as the current project owner, which is consistent with an operating condominium that has been handed over. Secondary property sources variously attribute the development to EasyDayThailand or ED1 Limited Partnership. Easy Day Thailand’s own company page identifies ED1 Ltd., Part. as its Phuket legal entity, but the documents reviewed do not establish the legal relationship between that entity and O Zone Condotel Co., Ltd. For a completed resale unit this is not automatically a deal-breaker, but the developer should remain unconfirmed rather than forcing several labels into one corporate history.
On-site amenities fit a compact resort-area condominium: sources repeatedly mention a rooftop or communal pool, gym, reception, parking, lift, 24-hour security and CCTV. Some units are operated as holiday accommodation by third-party managers, so the building can look and feel partly hotel-like, but that does not mean every owner is automatically enrolled in a single rental programme. Rental permissions, operator fees, short-stay practices and house rules should be checked against the selected unit and current juristic-person regulations. The project profile lists a common-area fee of THB 50 per sqm and a sinking fund of THB 500 per sqm; for a building completed in 2016, those figures should be confirmed with the juristic person rather than treated as a current invoice schedule.
Ownership format
Condominium: a foreign buyer may hold a unit freehold within the statutory 49% foreign quota of the building's saleable area. Thai-quota and leasehold resale offers also exist, so tenure must be verified for the selected unit.
