About the project

Ashiyana Heights is a compact hillside condominium under development in the Kata/Karon part of southwest Phuket. The scheme is deliberately smaller than many of the island's new resort-style launches: one seven-storey building and 131 residences rather than several blocks spread across a large estate. That scale makes the product easy to understand. Buyers are choosing within one building, one shared amenity system and a narrow range of studios, one-bedroom and two-bedroom homes. The site is on Patak Soi 2 in Karon, while the project is marketed around Kata because Kata Beach is the nearest major destination. The developer's own location information puts Kata Beach and Kata Night Market at roughly 1.5 km and Karon Beach at 3.3 km. This is therefore not a beachfront address; the proposition is a hillside home within the wider Kata resort area rather than direct sand-at-the-door living.

The slope is central to how the project should be judged. It creates the elevated outlook that supports sea, mountain and garden-view inventory, but it also changes daily mobility. A straight-line distance to the beach does not tell you whether the route feels convenient in Phuket heat, in heavy rain, with young children or for an older resident. Ashiyana advertises a shuttle to Kata Beach, which is useful, but public material does not spell out the future timetable, frequency, capacity or whether the service will be included in common charges. A buyer who expects to use a car or motorbike will probably find the address more natural than someone planning an entirely walkable beach routine. This is the kind of project where a physical site visit can matter more than an extra page of brochure imagery.

The building itself is relatively simple. Official project information gives a land area of 1,760.40 square metres, 131 residences, 34 car spaces and 18 motorcycle spaces. The parking ratio is worth noticing because spaces are materially fewer than units. Anyone buying for full-time occupation with a car should ask how parking will be allocated, whether spaces are first-come-first-served, and whether any unit comes with a contractual parking right. The rooftop is planned around a sea-view swimming pool. Current project databases also list a gym, sauna, lounge and co-working areas, restaurant or bar-style social space, lobby, security, CCTV and covered parking. Because the project is still being built, these should be treated as planned facilities until they are reflected in the contract, final specifications and completed common areas.

The unit mix is straightforward and well suited to holiday-home or smaller-household use. Studios are published at about 29.15–31.26 sqm. One-bedroom homes sit around 37.93–38.77 sqm. Two-bedroom units are around 76 sqm, with a separate pool-access configuration among the larger layouts. That creates a clear ladder from a compact base for one person, through a conventional one-bedroom for a couple, to a two-bedroom that can work for a small family or longer stays. There is no published three-bedroom product. One detail matters when comparing value across projects: the developer describes these figures as total built-up area and does not separately publish net internal area. A 38 sqm headline should therefore not automatically be compared with another project quoting a different area definition.

Pricing needs a little more care than the headline suggests. The official Ashiyana Heights page still publishes a starting price of THB 2.99M on the check date. Home In Phuket shows stock from THB 3.372M, while FazWaz and Lazudi are closer to THB 3.7M at the bottom of their advertised ranges. Those figures are not necessarily contradictory: the developer's entry price may refer to a limited unit, a particular floor, a tenure structure or inventory that is no longer broadly available. What matters for a buyer is the live unit sheet with unit number, floor, orientation, view, tenure and every applicable premium. Overseas buyers should pay particular attention to foreign-quota pricing because project platforms indicate that foreign freehold carries an additional premium compared with some other tenure options.

The published payment plan spreads substantial payments across construction milestones. It begins with a THB 100,000 reservation and a 35% contract payment within 30 days. Later 15% instalments are tied to foundation completion, the structure reaching the third floor, the structure reaching rooftop level, and walls/floors/painting. The final 5% is due on transfer. This structure gives the buyer visible milestones instead of requiring the entire price long before completion, but it should not be mistaken for legal protection by itself. The sale and purchase agreement needs to define what constitutes each milestone, what happens if construction is delayed, how the unit specification can change, and what remedies exist if the developer misses contractual obligations. Budget planning comes from the payment table; protection comes from the signed documents.

There is also a corporate-identity point worth resolving cleanly. The consumer-facing brand is Ashiyana Estates. PropertyScout and Lazudi identify Kata Heights Co., Ltd. as the project developer, and a Thai corporate-data record for KATA HEIGHTS CO., LTD. shows company number 0835567027551, registration on 10 September 2024, a residential real-estate business activity and an address at 10/7 Patak Soi 2, Karon. At the same time, the Ashiyana website carries an Ashiyana Estates Co., Ltd. copyright line. This may simply reflect a project company operating under a broader brand, which is common in development structures, but a buyer should not infer the contractual relationship from branding alone. The seller named in the SPA, the project rights, the land documentation and any development permits should line up before money moves beyond a reservation stage.

Completion timing is another area where the primary and secondary sources diverge. Ashiyana's project page says construction starts in Q3 2026 and estimates completion in Q2 2028. Home In Phuket refers to a Q2 2026 construction start, while FazWaz displays December 2028 as completion. Current property databases already classify the project as under construction, so the registry uses that status and retains the developer's Q2 2028 target as the primary date. It is still a target, not a certainty. A buyer planning around school dates, relocation, a lease ending elsewhere or a specific Phuket high season should build in contingency and read the contractual handover deadline rather than relying on a website timeline alone.

The foreign-ownership structure is conventional for a Thai condominium but still unit-specific in practice. Foreign nationals can hold condominium freehold only within the statutory 49% foreign quota for the building's saleable area. Listings for Ashiyana Heights also show leasehold availability, and FazWaz publishes a freehold premium. That means two apparently similar units can carry different tenure and pricing. Before selection, the buyer should confirm whether the exact unit remains available in foreign quota, whether the quoted price already includes any tenure premium, and what transfer taxes or fees are assigned under the contract. No public page can substitute for a current quota confirmation on the exact unit being reserved.

Viewed as a whole, Ashiyana Heights is a relatively easy project to understand and a more nuanced one to buy. Its attraction comes from a small one-building format, the Kata hillside setting, a usable mix of compact layouts, a rooftop pool and a staged construction payment schedule. The trade-offs are equally visible: it is not complete, the approach is hilly rather than flat and beachfront, parking is limited relative to unit count, and some important legal and delivery details still have to be confirmed at unit level. For buyers willing to purchase during construction and do the document work properly, it is a credible project to compare with other new Kata stock. For someone who wants immediate occupation, a proven operating building or a guarantee of rental performance, it belongs in a different comparison set rather than being forced into the same decision.
