That reduces reliance on developer promises, although it makes a careful inspection of the individual resale apartment more important.

Venetian was designed around a substantial leisure environment rather than a token pool beside an apartment block. The shared facilities include the central pool area, gym, sauna, steam room, jacuzzi, children’s spaces and landscaping. Those amenities have real value for residents who use them, while buyers seeking privacy and low density may see the same scale as a drawback.
Active resale choice
Major portals still carry a broad selection of sale and rental stock in 2026. Buyers can compare buildings, floors, views, renovation standards and ownership status instead of accepting the only unit available. The wide asking-price spread also means the condition and terms of a specific deal matter more than a single headline average.

The location is therefore about access across southern Pattaya rather than a first-line address.
About the project
Venetian Signature Condo Resort Pattaya is a completed resort-style condominium in the southern Pattaya/Na Jomtien corridor, reached from Soi Na Chom Thian 2. It is not a beachfront high-rise. The project is a large low-rise compound built around four eight-storey residential buildings and a shared leisure area. A 2014 report from the construction launch named the buildings Antonio, Bellini, Casanova and Marco Polo and described a total of 990 units. That same four-building, eight-floor, 990-unit configuration is repeated by FazWaz, Dot Property, DDproperty and several Thai project databases. For a buyer, the useful point is that this is an established, inspectable property: you can judge the exact unit, the common areas, traffic through the site and the actual operating condition rather than relying on renderings or an off-plan promise.
The development was conceived as a Venice-themed resort condominium, and the common areas remain central to its identity. Current project profiles consistently list a large communal pool, jacuzzi, sauna and steam room, gym, children’s area, clubhouse or lounge space, landscaped grounds, lobby, parking, CCTV and 24-hour security. That makes Venetian materially different from a simple apartment block where most of the value is inside the unit. The trade-off is scale. A project with close to a thousand apartments can put heavy use on pools, lifts, corridors and shared equipment during busy periods. A sensible viewing therefore includes the facilities, building entrances, lifts, service areas and the juristic office, not just the apartment being sold.

The location sits between Jomtien and Na Jomtien and works best for residents who are comfortable using a car, motorbike or ride-hailing services. The most specific address repeated by address-based databases is 193/118 Soi Na Chom Thian 2, Na Chom Thian, Sattahip, Chon Buri 20250. Some major portals nevertheless classify the same project under Nong Prue or Bang Lamung; the administrative labels are inconsistent online even though the coordinates and physical project match. FazWaz places Jomtien Beach Central at roughly 0.7 km and Pattaya Floating Market at about 2.8 km by road. The project should not be confused with a true first-line condominium: reaching the beach involves the surrounding street network, which matters if direct sand access is a priority.
The original unit programme was straightforward: studios around 24–27 sqm, one-bedroom apartments around 32 sqm and two-bedroom layouts around 64 sqm. The resale market is less tidy. Current listings include small units around 23–28 sqm, one-bedroom apartments in the low 30s through the 40-sqm range, and two-bedroom homes around 49–64 sqm, with some larger or combined units also appearing. This is typical of a mature secondary market where registered layouts, alterations and listing labels do not always mirror the launch brochure. The old size chart is useful for orientation, but the title deed, registered area, floor plan and physical configuration of the chosen unit are what should drive the purchase decision.
Venetian still has an active resale market in September 2026. Major portals show multiple units simultaneously offered for sale and rent rather than a handful of stale historical records. The lowest concrete asking price found in this research was THB 1.2M for a roughly 23.9 sqm resale on PropertyHub. A separate 24 sqm studio on Dot Property was listed at THB 1.35M and specifically marked as Foreign Quota. These figures are useful as market anchors, not as a single project price. Asking values vary with building, floor, pool or internal view, renovation quality, furniture, ownership status and seller urgency. In a completed project with substantial resale inventory, comparing several real units is more informative than relying on an advertised “from” price.
Ownership needs to be checked at unit level. The condominium is widely described as freehold, and current listings include apartments explicitly tagged as Foreign Quota. Under Thailand’s condominium rules, however, foreign nationals can hold condominium freehold only within the statutory foreign quota, capped at 49% of the aggregate sellable area. A project-level freehold label therefore does not mean every resale unit can be registered in a foreign buyer’s own name. Before paying a reservation deposit, the buyer should verify the title deed, current quota availability through the condominium juristic person and the transfer requirements for the exact apartment. If foreign freehold is unavailable for that unit, a different legal structure would have to be considered separately.
Published running costs are not fully consistent. FazWaz and MBK Guarantee show a common-area fee of THB 40 per sqm per month, while an older DDproperty project description shows THB 25 per sqm per month. Several sources also cite a sinking-fund figure of THB 600 per sqm. In a completed condominium these charges can change through juristic-person decisions, so a buyer should request the current fee schedule, the latest invoice for the unit and confirmation that there are no outstanding common-area debts. A low resale asking price is only one part of the ownership cost, especially in a facilities-heavy resort project where maintenance quality directly affects both day-to-day use and future resale appeal.
The practical case for Venetian today is clear: it combines a completed, inspectable product, substantial resort facilities and a relatively accessible resale entry point in the southern Pattaya market. The project is also old enough that unit-to-unit differences now matter a great deal. Renovation history, furniture, rental wear, outlook, proximity to lifts, pool noise and the condition of the specific building can outweigh small differences in advertised price. Buyers willing to compare several apartments and check documents carefully have meaningful choice here. Buyers looking for a brand-new building, boutique density, direct beachfront access or a single uniform standard of finish should treat those requirements as reasons to compare other projects rather than forcing Venetian to fit them.

A foreign buyer may hold a condominium unit freehold within the statutory 49% foreign-ownership quota by aggregate sellable area. Current listings include units explicitly marked Foreign Quota, but the title and quota availability must be checked for the specific unit. Where foreign freehold is not available, another contractual structure, including leasehold, may be used.
