The strongest case for Coral Reef is the depth of the amenity programme rather than any single pool or lounge. Facilities are distributed from ground level to the 51st floor, including multiple pools, a beach club, wellness areas, sport, gardens and work spaces. That can suit buyers who use Pattaya seasonally and value having a large part of the holiday experience inside the property.

Beach-close, not beachfront

The tower is on Jomtien 2nd Road, with current sources placing Jomtien Beach roughly 400–500 metres away. That is an easy distance for many residents, but it is not the same product as a first-line building with direct sand access. Sea views therefore need to be checked unit by unit rather than inferred from the marketing name.

More than one unit profile

The building spans compact one-bedroom homes, two-bedroom layouts, private-pool formats and larger current-market units. Buyers should compare orientation, floor, view corridor, ownership quota and contract balance alongside size. A low headline price in a 1,972-unit development does not tell you whether two apparently similar apartments are economically or practically comparable.

Completion risk remains

Coral Reef is still an under-construction purchase in August 2026. The developer targets 2027, but market profiles disagree on the exact month and some already show 2028. Anyone buying around a fixed relocation, rental or financing date should rely on the contractual handover provisions and delay remedies rather than a portal's completion label.

Quota matters

The development is marketed as freehold and current listings include foreign-quota units, but foreign condominium ownership is still constrained by Thailand's 49% building quota. Availability can change as units are sold or reassigned. The relevant question is not simply whether Coral Reef is freehold, but whether the selected unit can be registered in foreign freehold at transfer.

Copacabana Coral Reef is a separate Copacabana Group development in Jomtien, not an alternative name for the completed Copacabana Beach Jomtien. The developer describes Coral Reef as its second project, which can be confusing at first glance, but the product itself is a new standalone high-rise on Jomtien 2nd Road. Current project material lists 1,972 residences in a 55-storey tower on a site of 13 rai and 84.5 square wah. That scale is central to the buying decision. Coral Reef is designed as a large vertical resort rather than an intimate beachfront condominium, so buyers are trading privacy and low resident density for a much broader amenity programme. At peak periods, the same scale can also mean busier lifts, lobbies, pools and common areas, especially if a meaningful share of the building is used as holiday homes or rental stock.

The project address is 385/16 Moo 12, Jomtien 2nd Road, Nong Prue, Bang Lamung, Chon Buri 20150. This is Jomtien's second road rather than a literal first-line beachfront plot. Several current project profiles place the beach at roughly 400–500 metres away, which is close enough for a walk but materially different from stepping straight from the lobby onto the sand. For some buyers that is a sensible compromise: beach access remains convenient while the project has a much larger site for pools, gardens and parking. It also means a sea view should never be assumed from the project name alone. Specialist project pages give standard one-bedroom sizes at about 32.1–51.5 sqm, two-bedroom units at about 63.4–70.5 sqm, and pool-access or private-pool layouts from roughly 71.5 to 110 sqm. Live marketplace inventory also includes larger three-bedroom homes, with examples around 146 sqm and above. This matters because two units in the same tower can have completely different use cases and cost structures. A compact one-bedroom aimed at occasional stays is not a substitute for a larger family unit, while a private-pool residence introduces extra complexity around floor location, privacy and maintenance that should be understood before comparing price per square metre.

The shared facilities are the defining feature of the development. Copacabana Group lists a 650 sqm wave pool at ground level, garden and children's pools, the Coral Pool on the sixth floor, a 45-metre cantilever lap pool on the 51st floor, a 2,000 sqm beach club, a panoramic gym, more than 30 garden areas, an onsen, sauna, co-working facilities, and a running track plus multi-sport area on the roof of the parking building. Security, CCTV, floor-controlled access cards, concierge service, shuttle transport and valet parking are also part of the published programme. For a buyer who wants a resort experience inside the building, that is a substantial proposition. For a buyer who mainly wants a quiet base with low common-area overhead, the same list should prompt a closer look at future management quality, operating budgets and how the facilities will function once nearly two thousand units are in use.

As of 15 August 2026, Coral Reef remains under construction. Copacabana Group says the project is intended to be ready in 2027 and published a construction-progress update in June 2026, while current property platforms continue to classify the building as under construction. The exact handover month is not consistent across the market: April 2027, September 2027, Q4 2027 and even 2028 all appear in active project profiles. The safest public statement is therefore the developer's year, not an agent's month. Pricing needs the same discipline. Thailand-Property currently shows sale inventory from THB 3.1M, but that is a marketplace floor, not a universal developer price list. Before comparing units, a buyer needs the actual contract position, remaining instalments, ownership quota, furnishing status and contractual transfer date for that specific apartment.

Ownership format

The project is marketed as freehold. A foreign buyer can register condominium freehold only within the foreign quota, capped at 49% of the total condominium unit area in the building. If foreign quota is unavailable for a selected unit, any leasehold alternative and its term must be checked in that specific contract.
