Local profiles repeatedly note the baht-bus route, which is useful for buyers who do not want every short trip to depend on a private car. The same road position can create traffic exposure, so a road-facing apartment should be visited at the hours when the buyer expects to spend time at home.

Inspectable resale

There is no construction wait: the choice is between existing homes in an operating condominium. A buyer can judge the actual furniture, renovation, light, view, neighbours and common areas before signing. The flip side is that building operations matter more than developer promises; current common fees, seller arrears, juristic-person accounts and any planned major works should be requested as part of due diligence.

More than compact

The Axis is not limited to small one-bedroom stock. Independent profiles describe two-bedroom and duplex layouts, and live resale listings include much larger three- and four-bedroom homes. That breadth can suit owner-occupiers as well as smaller-unit buyers, but it also makes simple price-per-square-metre comparisons less meaningful because ownership quota, view, floor, renovation and the origin of a large layout can materially change value.

Quota is visible

Current listings often label units as Foreign Quota or Thai Quota, giving international buyers an early indication of which homes may be eligible for foreign freehold. The label is useful screening information, not legal confirmation. Before transfer, the condominium juristic person must confirm the available foreign quota and issue the documentation required for registration.

About the project

The Axis is a completed residential condominium on Thappraya Road at the Pratumnak side of Pattaya, positioned on the long-established corridor between central Pattaya and Jomtien. That context matters more today than its original launch story. This is now a resale building, so a buyer can inspect the exact apartment, view, road exposure, common areas, lifts and maintenance condition before making a commitment. The trade-off is that a mature property requires a different kind of due diligence from a new launch: the condition of the selected unit, the condominium juristic person’s records, outstanding common charges and any planned capital works deserve more attention than old brochures. Across current and historical sources, the project is consistently tied to Sum Sum Property Co., Ltd. and to the same Thappraya Road site in the Nong Prue / Pratumnak area of Bang Lamung, Chon Buri.

The project’s basic scale is unusually messy online. The most strongly corroborated description is a two-building development with 430 units, with detailed records splitting that total into a 20-storey Building A with 288 units and a 12-storey Building B with 142. Some public databases instead show 282 units in one 20-storey building, while another large portal displays 149 units. Those figures should not be averaged or quietly blended. This dossier therefore uses 430 units and a maximum height of 20 storeys while preserving the conflicting figures separately. For a transaction, the building identification, condominium title and juristic-person documents for the actual apartment are the decisive evidence, not the headline project card on a marketplace.

Completion dates also vary. Some current catalogues record completion in 2014, with one specifying May. Several local archives place completion in 2013, sometimes specifying the third quarter or December, while another large database lists 2012. No live first-party project page carrying a primary completion record was found during this research, so the exact historical date should not be treated as fully settled; 2014 is used here as the working completion year. For a buyer the practical conclusion is simpler: The Axis has been occupied for well over a decade. Current building management, maintenance history and unit condition are more decision-relevant than whether an old database assigns late 2013 or early 2014 to completion.

The resale mix is broader than some project cards suggest. Secondary project profiles describe one-bedroom homes from around 37 sqm, two-bedroom layouts around 57–125 sqm and duplexes around 69–148 sqm. Live resale inventory adds much larger units: examples currently visible include three-bedroom homes around 128, 168 and 274 sqm and a four-bedroom home around 364 sqm. These larger sizes should not automatically be assumed to be original developer types; units may have been combined or altered over the building’s life. That makes title-deed area and approved plans important, particularly at the large end of the market. For most buyers, one- and two-bedroom stock offers the easiest like-for-like comparison, but The Axis also has options for buyers who need genuinely generous internal space.

The location proposition is straightforward. Thappraya Road is a main connection between Pattaya and Jomtien, and several local sources specifically note the baht-bus route passing the project. The Axis is not beachfront, so buyers looking for a building that opens directly onto the sand should rule it out early. What it offers instead is access to more than one part of the city without being confined to a single beach neighbourhood. Sources also place the property beside the greener Pratumnak Hill side of the road. Marketing claims about protected or permanent views are not treated as facts here: outlook depends on tower, floor, orientation and the surrounding built environment. Road noise is similarly apartment-specific and should be tested inside the unit at realistic times of day.

Core facilities are reasonably well corroborated: a shared swimming pool, fitness room, covered or multi-level parking, lobby or reception space, lifts, access control, CCTV and 24-hour security appear repeatedly. Sauna and Jacuzzi facilities are less clear. Some current and historical descriptions list them, while another current database presentation marks both as unavailable. They are therefore left out of the confirmed facility list and should be checked during a viewing. This distinction matters in an older completed development: an amenity shown in a historic project description may have changed use, been closed temporarily or be subject to current juristic-person operating rules. The safest basis for purchase is what is working now, not what a decade-old sales description once promised.

Ownership format

Foreign freehold is available only within the statutory foreign quota of no more than 49% of the total condominium-unit area in the building. Current Axis resales include both Foreign Quota and Thai Quota listings; where foreign freehold is unavailable, a registered lease of up to 30 years may be considered, with any renewal depending on the contract. The exact ownership form must be confirmed for the selected unit before transfer.

This is the clearest entry format on the resale market. Current listings cluster around roughly 38–44 sqm, while some one-bedroom units are materially larger. The lowest asking price found for the project is THB 1.98M for 38 sqm, but that listing is marked Thai Quota; a current Foreign Quota one-bedroom at 43.2 sqm is advertised at THB 3.285M. Ownership category, condition and included furniture should be checked before comparing headline prices.

Two-bedroom units show the broadest spread among the core layouts. Project profiles quote roughly 57–125 sqm, and current resale inventory contains many sizes within that band. At the check date, a 58 sqm unit was advertised at THB 3.45M in Thai Quota and another 58 sqm unit at THB 3.8M in Foreign Quota. Similar floor areas can still carry very different asking prices because ownership category, floor, view, renovation and furnishing vary from unit to unit.

Duplex layouts appear in several independent descriptions of The Axis and add variety beyond conventional one- and two-bedroom stock. Resale agents do not always use the word “duplex” consistently, so the registered plan, the actual internal stair arrangement and the title-deed area matter more than the listing label. A reliable current lowest asking price specifically for the original duplex layout could not be isolated.
