Why this project is worth a look

A real beachfront position

Aeras genuinely sits on Jomtien Beach Road, so the relationship with the coast is a physical fact rather than a distant location being marketed with a beach label. That works for buyers who want the waterfront to be part of everyday life. The same position also brings road activity and seasonal footfall. The useful question is therefore not simply how close the beach is, but how a specific unit's floor and orientation balance view, breeze, afternoon sun and traffic noise.

Two buildings, different living

Aether and Aeolus are components of one development, but the experience is not interchangeable. The high-rise tower offers upper-floor outlooks and a more vertical lifestyle; the low-rise building sits much closer to ground level and relates differently to the common areas. When comparing resale stock, identify the building, floor and orientation before focusing on price. Similar floor areas can represent very different products once those variables are taken into account.

You can inspect the reality

Because Aeras is long completed, a buyer can judge the building as it exists rather than buying from a rendering. Lobbies, lifts, pools, corridors, facade condition and day-to-day management can all be inspected. Residents and the condominium juristic person can also provide information that did not exist at launch. The other side of maturity is maintenance: reserve funds, major repairs and planned capital works now matter more than an old launch brochure.

A broad resale mix

The original inventory ranges from small studios to one- and two-bedroom units, duplexes and large penthouses. That variety keeps the project from behaving like a single uniform price segment, but it makes headline averages less useful. A 26 sqm studio and a 200 sqm duplex should not be judged by the same project-wide number. Comparables work best when building, floor, orientation, view, condition and ownership quota are reasonably close.

Ongoing costs deserve evidence

FazWaz lists a common-area fee of THB 40 per sqm per month and a sinking-fund contribution of THB 550 per sqm for Aeras. Those figures are useful background, not a substitute for current juristic-person documents. On a resale purchase, confirm the current fee schedule, seller arrears, reserve position and any approved special assessments. The real carrying cost starts with the unit's legal and financial file, not with the asking price alone.

About the project

Aeras is a completed residential condominium on Jomtien Beach Road in southern Pattaya. Its defining feature is straightforward: this is a seafront development rather than a project set several streets back from the coast. The scheme has two very different buildings under one project identity. Aether is the main 38-storey tower, while Aeolus is a four-storey low-rise component. The Urban Property presents both as parts of Aeras Condominium, so they should not be treated as separate phases or projects. For a buyer, however, the building still matters enormously. A high-floor Aether unit and a low-rise Aeolus residence can differ in outlook, privacy, street exposure, lift dependence and resale appeal even though they share the same project name and common facilities.

The developer is The Urban Property Co., Ltd. Its current project page gives a 5,880 sqm site, two buildings and parking equivalent to 51% of the unit count. It also publishes the original product mix: 40 studios, 209 one-bedroom units, 70 two-bedroom units, 3 three-bedroom units, 6 duplexes, 2 penthouses and one retail unit. The published total is not fully consistent across the market. Home.co.th states 331 units, which aligns with the developer's building breakdown of 317 units in Aether and 14 in Aeolus. FazWaz, Dot Property and several syndicated project profiles state 333, while DDproperty and PropertyHub state 309. We therefore use 331 as the working registry figure, supported by the Thai project profile and the developer's building data, but the discrepancy should remain visible until the condominium juristic person's records are checked.

Completion dates also vary by source. The Urban Property currently shows the project as 100% complete with Q1 2018, while FazWaz, DDproperty, ThinkOfLiving and the Skyscraper Center place completion in 2017, with several sources specifying August 2017. This is less consequential than it would be for an off-plan purchase because Aeras has been occupied and traded on the resale market for years. Still, the date is relevant when assessing the age of building systems, major maintenance cycles and reserve planning. For a real purchase, recent juristic-person accounts, meeting minutes and information on major scheduled works are more useful than trying to resolve a few months of difference between historical marketing and completion records.

The unit mix is broader than a typical one-bedroom-heavy coastal tower. FazWaz identifies studios around 26.5 sqm, one-bedroom homes at roughly 35–46 sqm, compact two-bedroom layouts around 46 sqm and larger two-bedroom plans around 58.5–77.5 sqm. At the top end it lists three-bedroom duplex and penthouse layouts from 177 to 229 sqm; PropertyHub separately records a three-bedroom layout around 133 sqm. On the secondary market, labels are not always enough to identify the original plan. Some listings may describe combined or altered units differently from the launch configuration. A buyer should therefore match the title-deed area, registered plan, actual layout and included fixtures for the specific unit rather than assuming that two listings called “two bedroom” are directly comparable.

Aeras offers more common space than the minimum pool-and-gym package. Project profiles consistently reference a beachfront pool, an elevated pool, gym, steam room, yoga area, games room, library, squash court, children's spaces, sky lounge, business room, garden areas and controlled access. FazWaz places a communal pool at ground level, the reception and lobby on the first floor, and the kids' club and library on the fifth. The developer also states more than 2,000 sqm of facilities. In a mature building, however, the amenity list is only the starting point. Equipment condition, maintenance quality, operating hours, access rules and the juristic person's budget determine whether those facilities still add real value several years after completion.

The physical location is one of the easier facts to verify. Multiple sources place the project at Moo 12 on Jomtien Beach Road in Nong Prue, Bang Lamung, Chon Buri; Home.co.th and several international project databases use the street number 380/86. Coordinates around 12.8709, 100.8898 are consistent across Thai and international mapping profiles within a small radius. The trade-off is typical of an active beachfront corridor: the sea is immediately relevant to daily life and to many views, but so are traffic, seasonal activity and the sharp difference between orientations and floors. A sea-view listing should be inspected from the actual balcony and living room. It is not enough to rely on a wide-angle photograph or the word “beachfront” in the project name.

As of 6 September 2026, Aeras has a visible resale market. FazWaz shows project-level sale inventory from THB 3.0M; PropertyHub carried a studio around THB 3.2M in early September, and DDproperty listed a 27 sqm studio at THB 3.299M marked as freehold. These are individual owner or agency listings, not a developer price list. A low-priced studio is therefore not a reliable benchmark for a larger or better-positioned unit. Floor, view, furnishing, renovation quality, foreign-quota status, tenancy history and transfer terms can all move the price materially. The lowest listing is useful only as an entry-level market anchor. A purchase decision should compare several genuinely similar units and then verify the legal and financial position of the selected one.

Ownership format

The project is marketed as a freehold condominium. A foreign buyer can hold a unit in direct freehold only within the statutory 49% foreign-ownership quota by aggregate unit area; quota availability for the selected resale unit and the condominium juristic-person confirmation should be checked before transfer. Where foreign quota is unavailable, a leasehold structure may be offered, but its terms depend on the specific contract.

This compact two-bedroom layout adds a separate second room without a large jump in total area. For full-time living, the size of the second bedroom, storage and the practicality of one bathroom matter more than the bedroom count in the advert. The larger two-bedroom layouts are more plausible for long stays, a small family or an owner who wants a dedicated office. Nearly twenty square metres separate the ends of the published range, so this is not one uniform product. Outlook, corner position and living-area geometry can matter more than the headline difference in size.

PropertyHub records a separate three-bedroom layout of about 133 sqm. The developer's original mix includes only three three-bedroom units, making this format materially rarer than studios and one-bedroom stock. With a scarce layout, confirm that a resale advert refers to the original unit rather than a combined or substantially altered property.

177–229 sqm

A rare two-level format at the upper end of the project. Large floor area does not automatically mean efficient space because stairs and circulation consume part of a duplex footprint, so both levels need to be assessed as a real plan. The format is nevertheless distinctly different from a standard apartment and can suit buyers who want substantial internal space within one beachfront condominium.

The top-end Aeras format with very limited original supply: the developer lists two penthouses. Value depends heavily on the exact floor, panorama, terraces, fit-out condition and whether the original configuration has been retained. A project-wide average or a standard three-bedroom comparable is therefore of limited use for this type.
