The due-diligence focus changes accordingly: seller title, unit condition, condominium debts and foreign-quota availability matter more than developer milestones. That is attractive for buyers who want to see what they are buying, although it also means there is no longer a single standardized developer inventory with uniform commercial terms.

A connective Thappraya location

The Thappraya Road address places the building on a corridor linking Pratumnak, South Pattaya and Jomtien rather than deep inside a single resort enclave. That gives residents several practical directions for everyday movement, but Treetops is not a direct beachfront building. Buyers comparing it with Jomtien seafront stock should therefore decide whether they value road connectivity and access to several districts more than immediate beach frontage.

Compact entry-level layouts

The original scheme emphasized small apartments: studios around 24–25 sqm and one-bedroom units around 34.5 sqm. That can keep the absolute purchase price relatively accessible, yet layout efficiency becomes especially important at these sizes. In a 25–35 sqm home, storage, kitchen placement, balcony depth and furniture can change day-to-day usability more than a brochure category. Larger combined or two-bedroom units may suit longer stays better, but they should be assessed individually rather than assumed to follow one standard plan.

Rooftop common space

The rooftop pool is the building's most distinctive shared feature, supported by a gym, garden or leisure deck and barbecue space in multiple project descriptions. The practical value is straightforward: residents have meaningful leisure facilities inside the building without the complexity of a very large resort compound. In a mature condominium, however, the quality of those amenities depends on current maintenance. A site inspection should focus on the present condition of the pool deck, equipment, lifts and common areas, not launch-era imagery.

Resale pricing is unit-specific

September 2026 listings span a wide range. The lowest active offer found is THB 1.2M for a small unit, while typical asking prices for roughly 35 sqm one-bedroom apartments are materially higher and larger 61–69 sqm two-bedroom units sit higher again. The headline 'from' figure should therefore be treated only as a market floor. Registered area, floor, view, renovation, furniture, tenure and seller urgency all affect the price of an individual resale apartment, so like-for-like comparison matters more than the building-wide minimum.

About the project

Treetops Pattaya is a completed condominium on Thappraya Road, positioned between Pratumnak, South Pattaya and the route toward Jomtien. It is no longer a developer-launch story: the practical market is resale, so a buyer is choosing a particular apartment rather than a generic floor plan from a launch price list. Floor, outlook, fit-out, furniture, maintenance history, ownership status and the seller's documents can vary materially from one unit to another. Most current project profiles place completion in 2015, identify 252 units in one building and attribute the development to Boutique Group.

The original product was built around compact apartments. Contemporary launch coverage in 2012 described studios of about 24 sqm and one-bedroom layouts of about 34.5 sqm, with the possibility of combining units. Today's resale stock still reflects that pattern, while individual listings show some variation: roughly 25–26 sqm at the small end, around 35–36 sqm for many one-bedroom units, and approximately 61–69 sqm for larger two-bedroom configurations. That variation matters because bedroom count alone does not tell the whole story in a resale building. Two listings described as one-bedroom apartments may have different original layouts, alterations or registered areas.

The shared amenity package is concentrated rather than resort-scale. Multiple sources consistently identify a rooftop swimming pool, fitness facilities and an elevated garden or leisure area with barbecue space, alongside parking, 24-hour security and CCTV. These features make the building more than a bare apartment block, but they should be assessed as operating common property in a mature condominium rather than accepted from launch-era renderings. For a resale purchaser, the present condition of the roof deck, pool, lifts and common areas, the condominium juristic person's finances and any outstanding common fees on the chosen unit are more relevant than the original marketing language.

There is a genuine records conflict around the building's floor count and completion year. The 2012 launch report and PropertyHub describe 12 floors, while DDproperty, Dot Property, Hipflat and several current brokerage databases describe 15 floors; active resale stock includes units marketed on floors 13 through 15. PropertyHub lists completion in 2014, whereas most current sources use 2015, often December 2015. For the registry we use 15 floors and 2015 because that configuration is better aligned with the current physical resale record, but the discrepancy remains disclosed. It is a useful reminder that even basic building facts on a completed Pattaya condominium should be cross-checked rather than copied from a single portal.

Ownership format

Current resale listings include units offered on a freehold basis. For a foreign buyer, registered condominium freehold is available only within the statutory foreign quota of no more than 49% of the aggregate unit area in the registered condominium. The selected unit's title and the building's available foreign quota must be confirmed before transfer; a listing marked freehold does not by itself prove that foreign-quota freehold is available to a particular buyer.

Larger apartments appear less frequently and deserve a closer look at how the layout was created. Launch-era coverage explicitly mentioned combining units, while current resale stock includes two-bedroom apartments around 61 and 69 sqm. Bedroom count and price are therefore not enough: a buyer should confirm registered area, floor plan, whether a combined home involves more than one title, and how any alterations were documented.
