Why this project is worth a look
Land, not just house
Narana makes the most sense to buyers who value land as part of the product. The current official plot bands start around 569–600 sqm and rise above 1,600 sqm for Type E. That creates room for pools, outdoor living and service areas, but it also raises the importance of drainage, landscaping, boundary verification and the legal structure of the land itself.
The wider plan
The residential estate sits inside a broader community concept that includes a residents' park, a major sports complex and future commercial space. If delivered as planned, that could materially improve day-to-day life in a relatively low-density northern location. Buyers should still separate existing facilities from later phases and avoid treating future third-party or adjacent infrastructure as a contractual guarantee unless it is expressly covered by the sale documents.
Phase matters
A project-wide completion year is not enough here. Current sources move from an earlier December 2027 reference to later 2028 delivery dates in updated sales data. A buyer planning a move, rental launch or resale should therefore focus on the selected villa's phase, contractual handover date, extension rights and delay remedies rather than relying on a portal badge that simply says 'Dec 2027' or 'off plan'.
Know the counterparty
Visionary Property is the developer brand used by several major portals, while THEPTIPTANATORN COMPANY LIMITED appears in other project records and is registered at the project address. That may be a normal brand-versus-legal-entity structure, but the relationship should be evidenced before signing. The key questions are who owns the land, who is the seller or lessor, who receives the funds and who carries the construction obligations.
Ongoing costs
FazWaz publishes a common-area fee of THB 35 per sqm per month and a sinking-fund figure of THB 600 per sqm, but the same profile is inconsistent about whether the one-off fund is calculated on indoor or plot area. We therefore do not extrapolate a total. The buyer should ask for the developer's current fee schedule showing the calculation base, payment frequency, any advance collection and exactly which services are included.
About the project
Narana Villa Phuket is a large private-pool-villa development in Mai Khao, on the northern side of Phuket. Its proposition is different from a beachfront resort or a dense neighbourhood around Rawai, Kata or Bang Tao. The site sits inland on elevated land, within a short drive of Phuket International Airport, Phuket Yacht Haven and the northern golf courses. That makes it a car-based residential choice rather than a walk-out-of-the-gate lifestyle. The trade-off is space: the estate is built around substantial plots, large two-storey houses and a quieter setting than the island's busier visitor hubs. The current official site states 56 villas, which is the figure used here. Older brochures and several property portals still show 64, apparently reflecting an earlier version of the master plan.
It also helps to separate the villa estate from the much larger Narana community concept. The project's own website gives 61,670 sqm as the villa land area and 42,000 sqm as usable area, while the broader plan covers roughly 161,600 sqm. That wider scheme includes a 2,240 sqm private park for villa residents, a 14,080 sqm Just Play sports complex, and an 83,520 sqm future-development zone intended for retail, restaurants and other services. These are meaningful components of the sales story, but they are not all the same thing legally or operationally. A buyer should distinguish the land and facilities that form part of the residential estate from adjacent or later-phase infrastructure that is planned for the wider site.

The official project page now divides villa plots into five broad bands: Type A at 600–610 sqm, Type B at 569–672 sqm, Type C at 755–827 sqm, Type D at 791–922 sqm, and Type E at 1,604–1,974 sqm. Public inventory, however, contains several generations of floor plans and does not map cleanly onto those labels. The same type name can be paired with different bedroom counts or built areas on different sales feeds. For that reason, the useful unit of due diligence is the specific villa number, not the marketing type alone. The buyer should match the plot number to an issued floor plan, building area, land area, room schedule, pool dimensions, parking count and furniture specification. The project is marketed around sea views, but the actual outlook should also be checked from the individual plot rather than assumed from the estate description.
Timing is another area where a single portal date is misleading. FazWaz and several related profiles still show December 2027. Newer 2026 sales data points to a phased finish beyond that date. A Dot Property listing updated in June 2026 uses 2028 as the build year and places the second, final phase in September 2028, while Narana-villas gives a Q1 2028 completion reference. For the registry, 2028 is therefore the more defensible whole-project completion anchor. An individual villa may hand over earlier, but that needs to be tied to its phase and written into the sale documents. Buyers with a fixed relocation date should treat the contractual handover date and delay provisions as more important than the generic project completion label.
There is evidence that physical work started. Narana's own site records the ground-breaking ceremony on 30 November 2023 and later published progress on the main road and show villa. In April 2024, the main road was reported as roughly 70% complete, while the show house was progressing through structural work and pool construction. The primary site, however, does not provide a similarly continuous official progress trail through 2025 and 2026. That gap is not proof of a construction problem, but it changes what a prudent buyer should request: recent dated site progress for the relevant phase, not just legacy blog posts and a portal status saying 'off plan'.
The estate infrastructure is unusually detailed for a villa project. The official material specifies 24-hour security with CCTV, an 8-metre main road with pedestrian provision, internal roads, underground cabling, 39 visitor parking spaces and an EV charging point for every villa. Current listings consistently show private pools, substantial terraces, outdoor kitchens or barbecue areas, storage and service rooms, with larger homes adding staff quarters and more extensive leisure space. For a house of this scale, those details matter. The practical ownership experience will depend as much on road upkeep, drainage, security staffing, waste handling and common-area management as on the visual impact of the house itself.
The price spread is wide because Narana is not a single repeated house model. On 9 September 2026, FazWaz showed identifiable inventory from about THB 29.95 million, while some broker pages advertise a lower project-level entry figure and the largest configurations are marketed above THB 100 million. Plot size, built area, position, pool and specification materially change the ticket price. The published payment plan is 2% on reservation, 33% on contract, then three construction-linked installments of 20%, 30% and 15%. Milestone plans can be sensible for an off-plan villa, but only if the contract defines the trigger for each payment clearly and gives the buyer a practical way to verify that the relevant works have actually been completed.
The most important due-diligence point is the identity of the transaction counterparties. Major property portals market Narana under the developer brand Visionary Property. PropertyScout and some international listings instead identify THEPTIPTANATORN COMPANY LIMITED. A Thai corporate data service shows an active company with registration number 0835562001775, incorporated in 2019 and registered at 59 Moo 1, Mai Khao, the same address used by the project. The primary project website does not clearly explain the relationship between the Visionary brand, that company, the landowner and the entity that signs buyer contracts. Before money moves, the buyer should establish who owns the land, who signs the sale or lease, where the payment is sent, and which legal entity carries the obligations to build and hand over the villa.

Ownership format
A foreign buyer should not treat the villa land as ordinary freehold ownership. Public Narana listings market registered long-term land leasehold to non-Thai buyers, while freehold is presented for Thai purchasers or a Thai juristic person. The building can be documented separately. The exact lease term, lessor, land title and building ownership must be checked against the selected villa's contracts and title documents.
Home types & sizes
This is the lower end of the currently visible inventory by both size and price. Listings show compact versions around 505 sqm and larger three-bedroom homes around 562 sqm. The exact mapping to the current Type A or Type B master-plan labels should be checked by villa number because older and newer plan sets do not align perfectly.
This is the broadest section of the public inventory. It includes homes around 518–597 sqm as well as larger versions above 660 sqm, so headline prices are not directly comparable without the plot number. Slope position, land area, parking and specification matter as much as the shared bedroom count.
These are materially larger homes, with more internal zones, more parking and a higher operating burden. Public listings place them among the upper project types, but labels and room schedules vary. An up-to-date floor plan and a handover specification are essential before comparing one asking price with another.
Type E is Narana's largest line. FazWaz currently shows a 958 sqm version with four bedrooms, while another broker page updated in 2026 describes a five-bedroom configuration at the same size. The bedroom count should therefore be taken from the latest approved plan for the specific plot rather than from a portal headline.
