Ramkhamhaeng University is directly opposite the project, with shops, schools and hospitals forming a mature urban catchment around it. That creates a credible reason for people to live here, but rental performance still depends on the purchase price, fit-out and competition from other owners in the same building.

Alongside conventional compact units, Vertical Suite homes offer ceiling volume of up to 4.8 metres and areas up to 46.99 sqm. They can feel more distinctive than a standard one-bedroom, but buyers should inspect the staircase, upper level and usable space rather than judging them only by double-height photography.
Amenities add usable space
Pool, gym, co-working, shared kitchen, cinema room, children’s zone, gardens and elevated decks give residents places to work, meet and relax outside the apartment. In a compact-unit project, that shared infrastructure can materially affect day-to-day livability.
Future rail, not current rail
The future Orange Line station is very close, but the line is not operating as of August 2026. A purchase should make sense using today’s road and canal-boat connectivity; future metro service is a potential extra rather than a present commuting benefit.
About the project
Modiz Rhyme Ramkhamhaeng is a completed high-rise condominium on Ramkhamhaeng Road in Hua Mak, Bang Kapi. The setting is distinctly urban rather than resort-like or suburban: the building sits on one of eastern Bangkok’s busiest corridors, directly opposite a major university cluster. That gives the project a fairly clear use case. It can work for an owner-occupier who needs this side of the city, or for a landlord targeting long-term tenants connected to nearby universities and workplaces. The trade-off is equally clear. Traffic, street activity and a dense built-up environment are part of everyday life here and should be judged on site rather than treated as background noise in a sales brochure.
The project consists of one 30-storey residential building with 546 homes and nine commercial units. The project’s legal terms name Wise Estate One Co., Ltd. as the project owner, while AssetWise Public Company Limited is the public developer brand. That group-company structure is common in Thai development and does not create an identity issue here: the legal project page, AssetWise’s corporate history and the main project page all point to the same development. For registry purposes, 546 is the residential count. Some portals display 555 units, which corresponds to the 546 residences plus the nine shops rather than a different residential inventory.

The building is complete and occupied. By August 2023, piling, structure, architecture and building systems were recorded as 100% complete, while the group’s corporate reporting also lists August 2023 as the completion month. Some property catalogues show January 2023 instead. Since the year is consistent but the month is not, the safer public fact is simply 2023. From a buyer’s perspective, the useful implication is that construction risk has largely been replaced by asset-selection risk: you can inspect the actual unit, common areas, building management, corridor condition, view, noise and tenant profile before committing.
The unit mix is compact and heavily weighted toward one-bedroom living. The project has two broad unit families. Simplex homes run from roughly 23.38 to 34.82 sqm across the main residential levels, while Vertical Suite layouts range from about 23.38 to 46.99 sqm and appear from the 8th through the 28th floors. The larger Vertical Suite stock is sometimes marketed as two-bedroom on the resale market even though AssetWise’s official naming is 1 Bedroom Plus Vertical Suite. That difference matters. Buyers should rely on the registered plan and the physical room arrangement of the exact unit rather than assuming that every listing platform uses bedroom labels in the same way.
Ceiling volume is one of the more distinctive design choices. Standard Simplex units are listed with ceilings of about 2.7 metres, while Vertical Suite layouts reach up to 4.8 metres. The extra height can make a small footprint feel dramatically more open, but it does not turn 25 or 35 sqm into a large apartment. A practical viewing should focus on the staircase, usable headroom, storage, heat at the upper level, air-conditioning load and whether the mezzanine-style space is genuinely useful for the buyer’s routine. Those details often have more impact on long-term comfort than the visual appeal of a double-height living room.
Facilities are concentrated around lifestyle and shared-space use, which is relevant in a building where most private units are small. AssetWise lists a 27-metre saltwater swimming pool, hot-pool and jacuzzi areas, a gym, shared kitchen and long-table dining space, lounge, co-working area, cinema room, children’s area, gardens, panoramic bar and elevated outdoor decks. The main pool is on the 29th floor, while the gym and cinema room are on the 30th. For residents who actually use these spaces, the common areas can function as an extension of the apartment rather than as decorative facilities that are rarely visited.
The practical building numbers are less glamorous but equally important. The project is reported to have about 285 parking spaces excluding tandem parking, equivalent to roughly 51.3% of the residential units. That may be perfectly workable for a single resident without a daily car, but it is not the same as one guaranteed space per home. A household with two cars, or an investor promising parking to a future tenant, should check the condominium juristic person’s current allocation rules. The same source reports three passenger lifts and one service lift. With 546 homes, a high-floor buyer should experience lift traffic at a busy time instead of judging circulation only from a quiet sales visit.
Transport is a major part of the project story, but current and future infrastructure need to be separated. Ramkhamhaeng Road is immediately outside the building, and AssetWise puts Ramkhamhaeng Pier at about 500 metres, giving access to the Saen Saep canal boat network. The future Orange Line station is roughly 80 metres from the project. As of August 2026, however, the Orange Line remains an ongoing project rather than an operating metro service. In other words, the station structure is relevant to the location but should not be treated as a working MRT stop in today’s commute calculation. Current mobility still depends on roads, buses, canal boats and connections to operating rail lines elsewhere.
The university ecosystem is a more immediate demand driver. Ramkhamhaeng University is directly opposite the development, about 290 metres away. Assumption University, schools, Big C, The Mall Ramkhamhaeng, Foodland and several hospitals are also within the wider catchment. None of this guarantees rental yield, and it would be misleading to turn proximity into a return promise. What it does provide is a large pool of people with a genuine reason to live in the area: university students, lecturers, staff, young professionals and households tied to eastern Bangkok. The other side of that equation is competition. The project has a very deep rental market, so investors need to compare furnishing, floor, view and asking rent against many other owners in the same building.
By 28 August 2026, the visible market is primarily resale-led. The lower asking-price anchor on major portals is THB 2.59M, while fresh listings elsewhere commonly start around THB 2.85–2.90M; the developer group’s specialist resale-and-leasing service also carries Modiz Rhyme listings. That gives a buyer a meaningful choice of completed stock, but it does not prove that AssetWise itself still holds direct primary inventory. The dedicated AssetWise terms page we found contains a 2023 promotion and should not be reused as a current payment plan. The sensible sequence is to identify the seller of the exact unit first—developer, private owner or intermediary—and then compare price, furniture, foreign quota eligibility, transfer costs and possession terms on that basis.
Foreign ownership follows the rules for a registered Thai condominium. A qualifying foreign buyer may own a unit freehold only within the building’s foreign ownership quota, capped at 49% of the registered condominium area. A listing that says “freehold” is not enough by itself; the condominium juristic person needs to confirm quota availability for the specific transfer, and the buyer’s remittance and Land Department documentation must be in order. If quota is unavailable, a leasehold structure may be considered where the seller offers one, but that is a different legal position and should not be treated as an automatic substitute for condominium freehold.
Taken as a whole, Modiz Rhyme is a straightforward option for someone who wants a completed Bangkok apartment near Ramkhamhaeng University and is comfortable with a compact one-bedroom-led product. Its strengths are tangible rather than hypothetical: the building exists, the amenity package is substantial, the resale and rental markets are active, and buyers can inspect the exact asset before purchasing. The limitations are just as visible: unit sizes are small, parking is not one-to-one, Ramkhamhaeng Road is busy, and the nearby Orange Line station is not yet an operating metro stop in 2026. That makes unit selection more important than brand-level enthusiasm. Floor, orientation, noise, condition, ownership form and the live asking price of competing units in the same building should drive the final choice.
