Casa Pattaya describes the original product broadly as two- to three-bedroom homes with two to three bathrooms, yet the live secondary market also contains a four-bedroom rental. That does not automatically mean one source is wrong. Homes in an eight-year-old villa community may have been extended, reconfigured or simply described differently by agents. For that reason, the unit mix below records observed resale and rental configurations rather than pretending there is a complete surviving developer catalogue.
Communal facilities are modest but consistently reported: a shared pool, car parking, 24-hour security and CCTV. The small scale is part of the proposition. Dee Place is not a resort-style compound with a long amenities list; it is a low-density residential village. The trade-off is that buyers have fewer comparable transactions and less standardisation between homes. Before purchase, it is worth confirming how the common areas are currently managed, what recurring estate charges actually apply and whether there are any house rules or restrictions attached to the specific property. Public sources do not provide a reliable current management pack.
Pricing has to be read house by house. The lowest sale listing found was THB 3.8 million for a two-bedroom, two-bathroom house advertised at 200 sqm of living area on a 256 sqm plot; the listing was posted in January 2026 and updated in February. Another Dee Place home was marketed at THB 7.444 million with three bedrooms, two bathrooms, 165 sqm of living space and a 400 sqm plot. In a 17-home resale community, that gap is better understood as a difference between individual properties than as a clean project-wide price band. Plot size, private pool, renovation, furniture and legal tenure can matter as much as bedroom count.
For a foreign buyer, the land beneath the house is the central legal issue. Thai government guidance makes clear that direct foreign land ownership is restricted and that the limited statutory exceptions should not be treated as the ordinary route for a villa purchase. Long registered leases are one lawful structure commonly used in the market, but Dee Place does not appear to have one verified project-wide foreign-buyer tenure model in the public record. At least one resale listing is explicitly labelled Thai ownership. The title deed and the proposed ownership or lease structure therefore need to be checked for the exact house before treating an asking price as comparable.
The developer record is also incomplete. Casa Pattaya lists 'Dee Place' in its developer field, while FazWaz reports no developer information, and no independently verifiable legal development company was recovered from the available project archive. For a completed 2018 resale, this is not by itself a reason to discard the estate, but it changes due diligence priorities. The buyer should focus on the current land title, registered encumbrances, lawful status of any extensions or pool, seller authority, estate obligations and the physical condition of the house rather than relying on a developer reputation that cannot be firmly established.
