Why this project is worth a look
Completed resale asset
Because the development was completed in 2012, a buyer can judge the actual building, apartment and common areas rather than construction promises. Roof condition, pool equipment, lifts, finishes and management can all be inspected before a deposit is paid, which is a very different risk profile from an off-plan purchase.
Low-rise Jomtien setting
The evidence supports four labelled blocks, A through D, each in an eight-storey low-rise format, on Jomtien Beach Road Soi 8. The buying decision is therefore more about the exact block, orientation and unit condition than chasing a high floor in a large tower.
Visible foreign-quota stock
Current resale advertising includes both Thai-name and foreign-name apartments. That lets a foreign buyer screen the market on ownership status from the start, then verify the foreign-quota certificate and title before transfer instead of assuming that every cheap listing is legally interchangeable.
Facilities you can inspect
Rooftop swimming, fitness facilities, security, CCTV, key-card access, lifts and parking are supported across current project and listing sources. Since this is an established development, the key question is not whether those amenities were promised but how well they are operating in the building you are considering today.
About the project
The Gallery Pattaya is the same development that the developer's own website calls THE GALLERY JOMTIEN and that resale portals also label The Gallery Condominium. That naming issue matters because a buyer can easily assume these are separate projects when they are not. The site is on Jomtien Beach Road, Soi 8, in Nong Prue, Bang Lamung, Chon Buri. The Urban Property identifies itself as the developer and dates completion to Q3 2012. This is therefore a mature resale condominium rather than an off-plan purchase. You can inspect the exact building, common areas, elevators, rooftop facilities, unit condition, title information and juristic-person records before committing. The decision is less about believing a launch brochure and more about selecting the right individual apartment, ownership quota and building condition within an established complex.
The project's physical statistics are unusually inconsistent across public databases, and the discrepancy should be visible rather than smoothed away. The Urban Property's current project page states four buildings and 310 units. FazWaz, PropertyHub, Hipflat and several syndicated portals often describe two eight-storey buildings with 146 units. Yet live and historical property records clearly identify Buildings A, B, C and D. Building-specific addresses also appear separately: 514/35 is used for accommodation in Building B, 516/20 for Building C and 515/72 for Building D, while a Krungsri bank-owned unit is explicitly registered in Building A. Those records make the four-building identity much stronger than the two-building portal summary. The developer's current 310-unit figure is the strongest project-wide reference, but the conflicting public records still justify a juristic-register check before relying on the count in a transaction. For an actual purchase, the decisive document is not an aggregator's project count but the title and building plan for the unit being transferred.

Architecturally, The Gallery is a low-rise scheme of eight-storey blocks close to the Jomtien beachfront. The developer highlights the rooftop as a defining part of the project and specifically describes a rooftop pool with views towards Jomtien Beach. Current project profiles and resale listings also support fitness facilities, steam or sauna space, 24-hour security, CCTV, key-card access, lifts and parking. Some accommodation and owner listings say each block has its own rooftop pool and fitness area, but without one current official facility schedule covering all four buildings it is safer to treat that as building-specific evidence rather than a universal promise. The practical consequence is straightforward: inspect the common areas in the exact block you are buying. A 2012 condominium can still be very usable, but waterproofing, roof decks, lift maintenance, pool equipment and gym condition matter more than the original marketing concept.
The apartment mix is broader in live resale stock than the simplified project cards suggest. FazWaz and PropertyHub list a 25 sqm studio and a 57 sqm one-bedroom as the basic types. Real listings add much more variation: Cornerstone currently shows a 30 sqm studio and a 32 sqm one-bedroom, while other active listings commonly sit in the mid-30s to mid-40s. DDproperty also carried two-bedroom resales of 63 sqm and 68 sqm in 2026. That makes the project suitable for more than one micro-layout, but it also means the buyer should not treat a portal's two-line 'unit types' box as a complete original schedule. Two-bedroom apartments deserve a specific plan check because the open sources do not establish whether every such configuration was delivered by the developer or whether some are later combinations or alterations. If a unit has been reconfigured, the registered plan and the physical apartment should be reconciled before transfer.
Pricing is purely resale-driven now, and ownership quota materially affects what a foreign buyer can actually purchase. On Cornerstone's live project inventory checked on 8 September 2026, the lowest asking price was THB 1.63M for a 30 sqm studio held in Thai name. A 32 sqm one-bedroom was offered at THB 1.69M, also Thai name, while a 35 sqm one-bedroom at THB 2.4M was explicitly listed in foreign name. DDproperty's 2026 two-bedroom examples were THB 3.6M for 63 sqm and THB 4.4M for 68 sqm. These are market snapshots, not a developer price list. A resale apartment may be tenanted, furnished, renovated, vacant, Thai quota or foreign quota, and each of those details changes the comparison. For a foreign purchaser, the lowest headline price is therefore not automatically the lowest usable entry price; the ownership status has to be filtered before the numbers are compared.
Thailand's condominium ownership rules apply in the usual way. Foreign freehold is available only within the statutory foreign quota, which may not exceed 49% of the total area of registered condominium units. A portal label such as 'Foreign Quota' is useful for screening, but the transfer still depends on the condominium juristic person's certificate confirming that the quota is available for that unit at the relevant date. The Gallery's resale inventory makes this distinction tangible because both Thai-name and foreign-name units are advertised. Common charges are another point where live information does not line up perfectly: Cornerstone shows THB 35 per sqm per month, while Hipflat and some FazWaz-linked listings show THB 40 per sqm. The sensible source for a transaction is the current juristic-person statement, together with confirmation that the seller has no arrears and disclosure of any major planned building works.
The location is easy to understand on the ground: Jomtien Beach Road, Soi 8, with individual block addresses along Chom Thian 8 Alley. The surrounding part of Jomtien has everyday retail, food, the beachfront and songthaew public transport, so the project can work for an owner who does not want every trip to depend on a car. There is, however, no single house number that cleanly represents all four blocks in the public sources. For the page we therefore use the project-level street, subdistrict, district and province, and place the map point on a verified Building C address with a radius large enough to cover the complex. The exact title address should still be used for the selected apartment. The Gallery's appeal is consequently quite specific: completed low-rise resale close to Jomtien Beach, with rooftop-oriented amenities and a wide range of individual units, but with enough legacy-data inconsistency that document checking should be part of the purchase rather than an afterthought.

Ownership format
For a foreign buyer, freehold ownership is possible only within the foreign quota, which under the current rule may not exceed 49% of the total area of all registered condominium units. The Gallery resale market shows both Thai-quota and foreign-quota listings, so the selected unit's status and the juristic-person quota certificate should be checked at the time of transfer. If foreign quota is unavailable for a particular unit, leasehold is a separate contractual structure and is not equivalent to freehold title.
Unit types & sizes
FazWaz lists a 25 sqm studio as a core project type, while current resale stock also shows larger examples around 30–33 sqm. It is the compact end of the scheme, suitable for one-person use, holiday occupancy or long-term rental, with quota status and actual condition more important than the nominal layout label.
One-bedroom apartments dominate visible resale stock. The project profile cites 57 sqm, while live listings also show 32, 35, 38, 40 and 45 sqm examples, so the label alone says little; the actual plan, storage, bedroom proportions, balcony and position within the block should drive the comparison.
DDproperty carried 63 sqm and 68 sqm two-bedroom resales in 2026. The simplified project profiles do not list this type, so the registered plan should be checked against the physical apartment; the public record does not establish whether every two-bedroom unit was an original developer configuration.
