The building is complete and operating, so the important questions can be answered on site rather than from a launch brochure. A buyer can test the lifts, inspect the common areas, hear the real noise level and see the actual outlook from the apartment.

About the project

Jewel Pratumnak is a completed condominium on the Cosy Beach side of Pratumnak Hill, close to the junction of Soi Kasetsin 1 and Ratchawarun Road. Platinum Property Group developed it as a single 15-storey residential building rather than a large gated compound. For a buyer in 2026, that distinction matters. The project can be judged as an operating building: you can inspect the actual lifts, parking, lobby, pool deck, security routine, corridors and the view from the unit you may buy. The strongest current project databases place completion in November 2017 and describe 121 units. A separate group of secondary sources reports 122 units, while a few sales pages use 2019 as the completion year. Those inconsistencies are worth documenting, but they do not point to a different building or a separate phase.

The building's shared facilities are concentrated rather than spread over a resort-sized site. The pool and gym are on the 14th floor, and project profiles also list a sauna, steam room, jacuzzi and elevated relaxation areas. The ground floor includes the lobby and a garden area. Conventional parking, key-card access, CCTV, 24-hour security and backup power are also reported. This makes the project easy to understand: most of the lifestyle value comes from the apartment itself, the upper-level amenity zone and the Pratumnak location. It also means a buyer should spend time in those common areas before making an offer. A glossy resale unit can distract from the parts of the building that every owner pays to maintain, so the inspection should include the pool deck, plant areas visible to residents, lifts, parking circulation and the general condition of corridors and external finishes.

The most consistently documented original layouts are one-bedroom apartments of roughly 38–42 sqm and two-bedroom apartments of about 60–76 sqm. Those are practical sizes by current Pattaya standards, especially for buyers who want to live in the property rather than treat it as a short-stay room. Resale listings show some variation around the published ranges: one-bedroom units appear at 35, 39, 40, 42 and 48 sqm, while two-bedroom stock is frequently advertised around 60–65 sqm. That variation should not be normalised into a new project specification. Some adverts may be inaccurate, and some apartments may have been reconfigured. The title deed and condominium records should be used for the legally relevant area. The same caution applies to sea-view claims. Height helps, but orientation and later construction around Pratumnak can change what a particular balcony actually sees.

The resale market is active as of 1 September 2026. Dot Property currently shows asking prices from around THB 2.5 million, while FazWaz and other agencies carry additional one- and two-bedroom stock at higher levels. The cheapest listings are not necessarily comparable with units suitable for a foreign freehold buyer. Some low-priced apartments are advertised under company ownership or Thai quota, whereas other listings are explicitly marked Foreign Quota or Foreign Name. That distinction should come before price-per-square-metre comparisons. A foreign buyer should first filter for units that can legally transfer in the desired ownership form, then compare floor, condition, furniture, view, transfer terms and any outstanding building charges. The lowest headline price is therefore a market entry signal, not a promise that a foreign-freehold apartment can be bought at that figure.

Foreign ownership is workable in this building, but it remains unit-specific. Thailand's condominium framework allows qualifying foreigners to own condominium units on a freehold basis while foreign ownership stays within the statutory 49% limit of the total condominium floor area. Current Jewel Pratumnak listings include apartments explicitly offered in Foreign Quota or Foreign Name, which is useful evidence that foreign freehold ownership exists in the project. It is not evidence that every unit is transferable that way today. Before paying a reservation or deposit, the buyer should confirm the current foreign-quota position with the condominium juristic person, inspect the title deed, confirm the registered owner and understand the transfer structure. A listing described as being in a company name should not be treated as an automatic substitute for a clean foreign-quota transfer simply because its asking price is lower.

Published running costs are relatively transparent for an older Pattaya resale building. Multiple property databases quote a common-area maintenance fee of THB 45 per sqm per month. FazWaz and Hipflat also list an original sinking-fund contribution of THB 550 per sqm. On a resale purchase, that historical sinking-fund figure does not mean the buyer automatically pays it again at transfer. What matters is the current statement from the juristic person: the present common fee, whether the seller has any arrears, whether any special assessment has been approved, and what documentation will be issued for transfer. Because the building dates from 2017, a 2026 buyer should also look beyond interior decoration. Pool waterproofing, pumps, lifts, façade condition, reserve funds and maintenance records matter more as a building ages. Public listings confirm that these systems and facilities exist; they do not establish their present technical condition.

Pratumnak Hill gives the project a useful middle position between central Pattaya and Jomtien. Jewel sits on the Cosy Beach side of the hill rather than directly on the main beachfront strip. Project and agency pages generally describe the beach as roughly 500 metres away, although the practical walk is shaped by the hill and the route taken. The appeal is a quieter residential street network with restaurants, viewpoints and beach access nearby while central Pattaya remains accessible. The trade-off is that the area is not as linear or transit-oriented as Beach Road. Buyers planning to live without a car or motorbike should test their own daily route on foot, including the return uphill, instead of relying on a straight-line distance in an advert.

The most useful way to shop Jewel Pratumnak is apartment by apartment. One listing may be a 38–40 sqm one-bedroom on a mid floor with city views; another may be a 42 sqm unit higher up with a partial sea view; a two-bedroom around 63–65 sqm may have a completely different ownership status and furnishing level. In a completed resale building, those differences often matter more than the project name itself. Viewing several units in the same building on the same day is especially informative because it reveals how the market prices floor level, orientation, refurbishment and legal readiness. The project provides a clear baseline — a completed 15-storey building, an elevated pool and gym, security, parking and established one- and two-bedroom formats. The buying decision should then be made on the exact title, exact apartment and exact condition rather than on a generic project brochure.
