Why this project is worth a look
A street-facing workplace
The public-soi frontage can help clients find the business without passing through a residential gate. Owners gain visibility but take direct responsibility for access, noise and how the front of the building operates.
Two genuinely different house types
The 350-sqm middle homes and 448-sqm corner homes differ in more than size. Parking capacity, bedroom count and preparation for a possible lift change how the space can accommodate a family or business.
Living above the business
Rooms for visitors and work occupy the lower levels, while bedrooms and family living are mainly upstairs. That separation is useful, although privacy, internal circulation and sound still have to be managed within one structure.
Space for arriving customers
The original plans allow for four or six cars depending on the house. For a business with appointments, real access and title boundaries matter more than an advertised parking number alone.
Direct control, fewer estate services
On-site reports describe individually managed properties without a conventional gated-community framework. This can appeal to independent owners, but it should not be mistaken for a fully serviced private estate.
About the project
Headquarters Vibhavadi is easiest to understand as six street-facing buildings designed for two routines that do not always sit comfortably together: running a business and living at home. It is not a condominium with a shared lobby, nor is it an office tower divided into suites. SC Asset developed the scheme on Soi Vibhavadi Rangsit 62 in Lak Si, northern Bangkok. The original proposition was simple enough: meet visitors and work downstairs, keep family accommodation upstairs. Whether that arrangement is appealing depends far more on how the buyer intends to use the building than on the project's branding. A household looking for a conventional gated community may find this address too exposed, whereas a business owner who needs an accessible front door could view the same feature differently.
There are only six properties in the row. Four are the middle HQ-M type, and two are the larger corner HQ-L type. SC Asset lists 350 square metres of usable building area for HQ-M on a 31.5-square-wah plot, and 448 square metres for HQ-L on a 52.5-square-wah plot. A square wah is the local unit used to state land area; it is not another measurement of indoor floor space. The distinction matters when comparing sites, gardens and possible extensions. The two designs also differ in frontage, bedrooms and parking. This is a much more meaningful decision than choosing a generic house with a larger number beside its name. With a six-property development, anyone considering resale also needs to appreciate that the range of comparable transactions may be very thin.

The buildings use three full storeys with intermediate areas, a configuration described in detailed reviews as three-and-a-half storeys. From the pavement, the lower portion can work as a reception or customer-facing space. A mezzanine provides another area for desks, meetings or more private conversations. Family functions become more prominent on the second level, which includes a main bedroom, living space and facilities for meals. The upper accommodation holds the remaining bedrooms. This arrangement does not, on its own, grant permission to run a clinic, school or another regulated activity. The approved building use, licences and fire-safety obligations belong to the individual property and the proposed business. It does, however, explain why treating the design as an ordinary residential townhouse would miss much of its purpose.
Life at street level deserves particular attention. The row faces a public soi rather than a private internal estate road, and on-site reviewers describe individual parking barriers instead of a project entrance gate. That is useful for customer access, branding and deliveries: a visitor does not have to pass through a residential guardhouse before reaching the right door. Yet the trade-off is equally tangible. Street movement is close to the frontage, and the owner has to think about what staff or neighbours can see and hear. The building may feel comfortable as a small company headquarters but less private than a family home on a secluded cul-de-sac. Prospective buyers should visit during business hours as well as in the evening, not rely on a map pin and a facade photograph.
The practical difference between the two house types is substantial. HQ-M has three bedrooms, four bathrooms and space planned for four cars. Its 6-metre frontage gives the ground floor enough width to operate as a reception area, but the front configuration can affect how much room remains to park. HQ-L has four bedrooms, four bathrooms, a 7.8-metre frontage and parking planned for six cars. Its original design includes space intended for a possible domestic lift. That is not evidence that a lift was fitted. The detailed walk-through does not describe equivalent lift preparation for HQ-M. A buyer expecting older relatives, customers with mobility limitations or frequent movement between floors should treat the staircase and lift provision as primary viewing points.
One of the more revealing aspects of the scheme is what it does not necessarily provide. Two substantial site reviews explain that the six buildings front a public road, with no residents' juristic person, common recreational estate or staffed guard post. Other property directories describe a security guard, access control and even a shared garden. These accounts cannot both be accepted at face value. What is much better supported is equipment fitted to individual houses: surveillance cameras at the front and rear and intrusion sensors on doors or windows. For an owner-occupier, that means asking who maintains the equipment and what insurance and monitoring are in place today. A camera is not the same service as a permanently staffed security operation.
Location is a practical argument for the project, especially for businesses serving the northern side of Bangkok. Soi Vibhavadi Rangsit 62 connects into a wider network of local lanes and main roads, including Vibhavadi Rangsit, Chaeng Watthana and Phahonyothin. Contemporary launch material highlighted access to expressways and routes toward Don Mueang. None of that tells a buyer how long an actual journey will take in traffic. The routes are worth trying at the times employees would commute or customers would arrive. If frequent visitors do not know the neighbourhood, the clarity of directions and the possibility of stopping directly outside the property may matter just as much as the headline distance to an expressway.
Lak Si is a working part of the city, not a lifestyle district built around holiday apartments. The surrounding areas include everyday retail, education and medical services. Kasetsart University, Sripatum University, Vibhavadi Hospital and Chulabhorn Hospital appear in project-area guides, along with shopping and convenience options off the main roads. For a household that needs schools, shopping and a workplace within the same broad urban area, this can be a workable base. For someone who plans to travel exclusively by train, the distinction between a station appearing on a neighbourhood map and being conveniently reachable on foot is crucial. The project should not be described as station-front property merely because rail services operate elsewhere in Lak Si.
The live-work layout is not a complete separation of home and business. Staff, clients and deliveries may occupy one end of the building while bedrooms and dining spaces sit above. There are still staircases, shared technical systems, sound transmission and questions about who is allowed past reception. Privacy can matter as much as floor area when confidential meetings are taking place beneath family bedrooms. In a more public-facing business, there may also be a need to separate staff toilets, visitor movement and storage. These considerations are particularly important in the corner houses, where more accommodation and more parking capacity could encourage a busier pattern of use. The right design is the one that fits the actual operation, not the maximum theoretical number of desks.
Marketing prices need careful handling. SC Asset once promoted the project with an entry price of THB 15.99 million, while contemporary 2020 reviews quote different launch prices depending on the month and house type. Those figures are useful history, not evidence of a home currently available at that price. As checked on 10 October 2026, Home.co marks the developer sales as closed. A reliable, individually identifiable resale listing with verified live terms could not be established from the sources reviewed. There is therefore no defensible current asking-price floor to put on this page. A seller may offer different fixtures, changes to the original floor plan, an existing tenancy or different transfer conditions, so the entire transaction needs to be tied to an identifiable house and its documents.
Completion dates also appear differently across databases. Homes were being shown around the 2020 launch and at least some were described as ready at that time; DDproperty gives 2020 and Zmyhome gives 2021 as the completion year. The useful fact for a present-day buyer is that this is an existing project rather than an off-plan commitment. The focus should move from estimated handover to actual maintenance. Roof waterproofing, glazing around large openings, balcony drainage, electrics, air-conditioning, intrusion sensors and any alterations to reception areas deserve attention. The biggest surprises with a mixed-use townhouse often sit behind finishes or inside an apparently convenient conversion. A technical inspection is more informative than selecting a year from a portal.
Foreign ownership is another reason not to confuse this project with a condo. The well-known 49% foreign quota relates to units in qualifying registered condominiums. These are houses associated with land, so that rule does not provide a freehold route. Under Thai law, foreigners generally cannot acquire land outright, subject to narrowly defined statutory exceptions. A registered land lease, commonly up to 30 years for ordinary arrangements, may be one lawful structure, potentially alongside separate building rights; any extension has its own legal and contractual conditions. Neither the land title nor an actual transaction structure for a specific Headquarters Vibhavadi unit has been verified here. Using a nominee company to bypass restrictions is not an acceptable substitute for proper legal advice and documents.
A separate building also means a separate set of responsibilities. Older site reviews report no compulsory common-estate fee, but that does not make ownership cost-free. The owner may be directly responsible for the street-facing facade, security equipment, cleaning, repairs, insurance and services required for the chosen business. Prospective commercial users must establish whether their activity can legally operate from the address, how signage is controlled and whether the premises meet fire, access and other requirements. Even the precise boundary between private parking and the public soi should be shown in the title and on the ground. An attractive plan with room for six cars is not enough if operational needs or the available legal rights prevent the intended use.
The strongest case for Headquarters Vibhavadi is an owner who genuinely benefits from keeping a business and a household on different floors of one address. That person may value a visible entrance, off-street parking and a substantial upstairs home more than a pool or managed estate. The weakest case is a buyer looking for a hands-off investment or the uncomplicated foreign freehold ownership associated with some condos. For a real purchase, the next step is not to recycle a 2020 price list. It is to identify the particular house being offered, inspect its current condition, confirm the land and building rights, and test whether the buyer's proposed use fits the physical space and the applicable permissions.
Home types & sizes
The middle-terrace plan has a 6 m frontage and a 31.5-square-wah land plot, with four planned parking spaces. Work-facing rooms sit on the lower levels and family accommodation above. The detailed walk-through does not identify a dedicated domestic-lift provision for this type.
The corner option offers a 7.8 m frontage, a 52.5-square-wah plot and six planned parking spaces. Its fourth bedroom and allowance for a possible future lift may suit a larger family or a busier workplace. That allowance should not be mistaken for an installed lift.
These are original design specifications rather than a survey of a currently offered resale property. The 350 and 448 sqm figures refer to reported usable building area; 31.5 and 52.5 square wah refer to land plots. One detailed review identifies four HQ-M middle properties and two HQ-L corner properties. Parking capacity can change if the front reception is enclosed or extended, and subsequent owners may have altered a building. The exact present-day layout, fixtures, usable rights and condition require a unit-specific check.

Location
- The address is Soi Vibhavadi Rangsit 62, Talat Bang Khen, Lak Si, Bangkok. It should not be confused with other developments carrying Vibhavadi in their names.
- Each frontage opens onto a public soi. Site access and the legal boundary of the parking area deserve a closer look than the main-road name on a brochure.
- The surrounding lane network links toward Vibhavadi Rangsit, Chaeng Watthana and Phahonyothin. A workable route on a map may still be difficult at peak traffic times.
- Universities, hospitals, local shops and commuter transport serve the wider district; their usefulness depends on the buyer's actual daily destinations and travel mode.
- The plotted coordinates are an approximate project location, not a certified survey position or the legal boundary of any one house.

Best for: A business owner who needs a customer-facing lower level and wants to live upstairs, provided that the intended activity is legally permitted at the property.; A multi-car household or small firm that values parking close to the entrance more than communal gardens, leisure facilities or a managed residential estate.; Someone whose daily work and family routes are concentrated around Lak Si, Chaeng Watthana and northern Bangkok rather than a central-Bangkok walk-to-rail lifestyle.; An owner comfortable taking direct responsibility for security, maintenance, the facade and day-to-day management of a standalone building.; A buyer able to assess whether three bedrooms with more compact circulation or a four-bedroom corner home better fits the actual balance of work and family use.; may not suit: Someone expecting staffed estate security, a gated internal road and extensive shared amenities. The better-documented arrangement does not justify promising those features.; A foreign buyer seeking the straightforward condominium freehold route under a foreign quota. This is a house-and-land transaction with a different legal framework.; A household likely to find a public-facing business entrance, several stair levels or a lack of enclosed communal outdoor space disruptive.; An investor requiring proven rent, a demonstrable recent trading market or a current inventory of units. Those project-specific figures have not been substantiated..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- No verified live resale asking price or currently available specific house was established as of 10 October 2026. Home.co says developer sales are closed; THB 15.99M is a historical launch reference, not a current offer.
- DDproperty gives 2020 for completion, Zmyhome gives 2021 and a 2020 review describes only some houses as ready. Directory claims about a shared garden and security guards also conflict with detailed on-site reports.
- The land-title type, building ownership, lawful foreign-buyer arrangement and permits for the proposed commercial activity have not been checked against documents for any individual house.
