Why this project is worth a look
Space is the product
The original project layout schedule is generous by current condominium standards, running from roughly 50 to 190 sq m, and the resale market includes even larger combined units. That can be attractive for full-time living, but it makes title area and approved alterations especially important: a large advertised footprint is only useful if the legal configuration matches what the buyer is actually shown.
Reality is inspectable
A 2010 completion means buyers can judge the actual estate rather than a future promise. Access, parking, pool condition, building upkeep, noise and the chosen apartment are visible today. The trade-off is that an older project needs more attention to juristic-person finances, deferred maintenance and capital works than a newly handed-over building.
Quota changes the deal
Current Zen Space listings include both Thai-quota and foreign-quota units. The cheapest live apartment is marked Thai quota, while another active 103 sq m unit is explicitly listed under foreign quota. For an overseas buyer, legal eligibility and price have to be compared together rather than treating project-level asking prices as interchangeable.
Hillside Kamala living
Zen Space sits in the greener inland side of Kamala rather than on the beach road. The setting can suit buyers who want more room and a quieter base, but transport is part of daily life. Anyone prioritizing a flat walk to the beach, restaurants and shops should test the route in person rather than relying on a headline distance.
Identity needs care
The same 59/46 Moo 5 address appears across neighboring developments and resort listings, while project databases disagree on developer naming and unit count. That makes document matching unusually important: condominium name, building, registered area and the juristic person issuing transfer documents should all align before money changes hands.
About the project
Zen Space is a completed low-rise condominium on the Kamala hillside on Phuket's west coast. This is not an off-plan purchase. The primary project specification describes a three-storey development completed in 2010 across six small buildings. For a buyer, that shifts due diligence away from construction promises and toward the apartment itself: title, condition, alterations, juristic-person records and the way the estate is actually maintained after more than fifteen years of use.
The strongest characteristic of Zen Space is space rather than height or beachfront position. Phuket Plus' historic plan schedule includes one- and two-bedroom layouts from 49.56 to 189.90 sq m. Today's resale stock is more varied. Live listings include an 81 sq m one-bedroom, a 103 sq m two-bedroom, a 192 sq m three-bedroom and a very large penthouse created by combining two units. That spread is useful, but it also means portal labels are not a substitute for legal documents. The registered area and approved configuration of the apartment being purchased matter more than the name attached to an old floor plan.

The setting is inland and elevated in Baan Hua Khuan, reached from the Hua Khuan Tai side of Kamala. Phuket Plus' original marketing places the beach about 900 metres away, while major modern portals typically describe the project as roughly two kilometres or more from Kamala Beach. Those figures should not be forced into a single number because they may use different reference points or routes. The practical takeaway is simpler: Zen Space is a hillside, transport-oriented Kamala address rather than a flat, walk-out-to-the-sand condominium.
The primary project specification confirms a swimming pool, fitness area, restaurant, reception or lobby, parking, 24-hour security, CCTV and a shuttle service. Marketplace profiles often show a longer list, including a sauna, jacuzzi, tennis court and other resort-style facilities. Some of that broader inventory may reflect shared or neighboring amenities in the same hillside cluster. A resale buyer should therefore inspect what is operating today, who controls it and whether access is included in the common charges of the specific Zen Space unit.
The address deserves special attention because 59/46 Moo 5 also appears across listings for The Trees Residence and resort accommodation in the same area. Zen Space and The Trees Residence are not the same project. The Trees Residence is separately described as a 2014 condominium with seven buildings and 66 units, while Zen Space has its own earlier project identity and 2010 completion. When listings blur the names, the safest anchors are the unit title, building reference and the condominium juristic person shown in the transfer documents.
Phuket Plus Co., Ltd. is used as the primary developer attribution in this dossier. The company has operated in Phuket since 2006, and its registered activities include condominium construction and real-estate development. Secondary databases also use the names Ocean Group Asia and Ocean Property for Zen Space. For a resale buyer, the practical point is not to rely on a portal label: the condominium documents, seller authority and any company receiving funds in the actual transaction should be checked directly.
Zen Space is a small development, but even the basic project count is inconsistent in public data. The primary specification states six buildings and 57 units, while many large property databases repeat 60 units. The registry record here uses 57. Anyone assessing voting rights, common-cost allocation or the foreign ownership ratio should still rely on the condominium juristic person's registered figures rather than a marketing database.
The lowest live resale asking price found in September 2026 is about THB 5.5M for an 81 sq m one-bedroom apartment. That listing is marked Thai quota. Another current unit at about THB 10M, 103 sq m, is explicitly marketed as foreign quota, while larger apartments and combined penthouses are priced higher. This is exactly why an overseas buyer should not treat the cheapest project-level price as the foreign-buyer's entry price. Ownership quota, title area, renovations and unit history can materially change both eligibility and value.
For rental use, Zen Space is better approached as large-format residential stock in Kamala than as a standardized hotel investment. There are active long-term rentals and portals publish gross-yield estimates, but those calculations are listing-derived and should not be turned into a promise. In an older low-rise estate, two apartments with similar floor areas can perform very differently depending on renovation quality, furniture, views, pool access, lease length and owner costs. A realistic achievable rent for the exact unit should come before any investment-return calculation.
Age makes physical and financial due diligence more important, but it also gives the buyer more evidence. The pool, access road, parking, drainage, common areas and day-to-day management can all be inspected as they exist now. The document review should match that practical inspection: condominium title deed, seller authority, debt-free certificate, current common fees, sinking-fund position, planned capital works and any approved changes to the registered layout. Zen Space can make sense for a buyer who values space and a quieter Kamala hillside setting, but the investment case is apartment-specific rather than something the project name can establish on its own.
Ownership format
Zen Space is a condominium project, so a foreign purchaser can register freehold ownership only within the building's foreign quota, capped at 49% of the aggregate condominium area. Current listings inside the project show different unit-level statuses: some are marketed under Thai quota and at least one is explicitly marked as foreign quota. The selected unit's title status and remaining foreign quota should be confirmed with the condominium juristic person before transfer.

One of the larger one-bedroom formats in the developer's original schedule. Its size is substantial for a one-bedroom, so comparisons should be based on registered area and condition, not bedroom count alone.

A large upper-tier historic format. The current resale market includes a 192 sq m apartment marketed with three bedrooms, illustrating how substantially individual layouts may have changed over time.
The primary unit schedule comes from the primary project page and is therefore used as the baseline. Major property databases show a different simplified mix—about 74 sq m for one bedroom, 96.75 sq m for two bedrooms and 192 sq m for a duplex—while live resale stock contains further variations, including a roughly 360 sq m combined penthouse. These figures are not averaged; the selected unit's title and approved plan should control the purchase decision. The primary figure of 57 is used here, but the registered total should be confirmed with the condominium juristic person.
- Developer attribution varies. Phuket Plus carries Zen Space in its own portfolio and the Thai company existed from 2006; FazWaz and related databases attribute the project to Ocean Group Asia, while DDproperty labels it Ocean Property. The current OCEAN GROUP ASIA COMPANY LIMITED was incorporated only in 2018, so it cannot be treated as the original 2010 legal developer without separate evidence.
- Layout data does not align across primary and resale sources. Phuket Plus lists types from 49.56 to 189.90 sq m, FazWaz uses a simplified 74 / 96.75 / 192 sq m schedule, and current listings include 81, 103, 192 and a combined unit of roughly 360 sq m.
