There are active sale and rental listings in 2026 across several sizes and ownership labels. That gives buyers comparable evidence on asking prices and current stock instead of relying on a single seller. It does not guarantee fast resale: large apartments and penthouses can have a narrower buyer pool, and time on market may differ significantly by condition and pricing.

Paperwork needs attention

Conflicting developer names and historical project statistics are a reason to verify documents carefully, not automatically a reason to reject the property. For a resale unit, the title, foreign-quota confirmation, seller's authority, common-fee status and condominium juristic-person records matter more than which brand name an aggregator places on the project page.

That distinction changes the buying proposition completely. This is a secondary-market property where a buyer can inspect an existing unit, review its title, assess the common areas and compare asking prices against other apartments in the same compound. The address repeated across project databases, current listings and the old resort operation is 59/46 Moo 5, Baan Hua Khuan, Kamala, Kathu, Phuket, which gives the Kamala project a clear physical identity despite conflicting historical records.

Most current market databases describe The Trees Residence as a three-storey low-rise scheme with 66 units, completed in 2014. FazWaz, PropertyScout, Dot Property, DDproperty and ThinkOfLiving all converge on the 66-unit / 2014 identity, although they disagree on whether there are six or seven buildings. Phuket Plus, which currently lists The Trees Residence (Kamala) in its own portfolio, publishes a different historical data set: six buildings, 62 units and completion in 2008. The introduction on that same page refers to 34 units operated as The Trees Club Resort. The discrepancy looks more like a legacy development or operating-history issue than evidence of a different address, but it is material enough that a buyer should rely on the registered condominium documents rather than any single website for the definitive project count and completion record.

Developer attribution is equally untidy. Phuket Plus presents the Kamala project in its portfolio and Home In Phuket names Phuket Plus as developer. FazWaz and PropertyScout attribute it to Ocean Group Asia, while DDproperty and ThinkOfLiving use Ocean Property. Those labels should not be treated as interchangeable legal entities. For a resale purchase, the more useful questions are which juristic person administers the condominium today, who holds title to the unit being sold, whether the seller is properly registered and whether any outstanding common fees or encumbrances exist. This dossier uses Phuket Plus as the project brand attribution because it is the closest available first-party source, while retaining the Ocean Group Asia / Ocean Property conflict as an unresolved point.

The apartments are large by current Phuket condominium standards. Market databases describe studios from roughly 51 sqm, one-bedroom units around 78–81 sqm and two-bedroom layouts around 100–158 sqm. Phuket Plus publishes older type sheets with one-bedroom units of 63.41, 78.64 and 80.62 sqm, two-bedroom units of 100.41 and 159.26 sqm, and a 266.31 sqm penthouse. Present-day resale stock extends beyond those ranges, including very large penthouses and units that may have been combined or altered over time. Buyers should therefore treat bedroom count as a starting label, not a substitute for the registered area and actual floor plan of the unit under consideration.

The common facilities are consistently described as including a swimming pool, gym, sauna, parking, reception or lobby, an on-site restaurant, 24-hour security and CCTV. Broader marketplace profiles also mention tennis, reading or library space, children's facilities and management services. In a mature development, the existence of an amenity on a project profile is less important than its current condition, operating hours and funding. A sensible resale review should include a walk-through of the common areas, the current common-area fee, the condominium juristic person's accounts or budget information where available, and any planned major works that could lead to future owner contributions.

The location is best understood as quiet hillside Kamala rather than walk-to-the-beach Kamala. The compound sits inland behind the main coastal strip, surrounded by greenery. Major portals identify Kamala Beach as the nearest beach and generally describe the centre of Kamala as a short drive away. That setting can suit buyers who value privacy and a calmer residential feel, but it introduces a transport trade-off. The approach road, gradient and convenience during heavy rain deserve an in-person check, particularly for households with children, older residents, or rental guests who expect to move around without a car.

As of 13 September 2026, the lowest visible asking-price anchor found in active secondary listings is THB 3.5 million for a 51 sqm studio on DDproperty. A 100 sqm two-bedroom unit is advertised there at THB 8.8 million, while FazWaz carries larger and more expensive apartments and penthouses. These are listing prices, not a developer price list and not a valuation of the project as a whole. Renovation quality, floor, outlook, ownership quota, furniture, unit condition and seller motivation can all create a wide spread. The THB 3.5 million figure should therefore be presented only as the lowest observed market entry point on the research date, with availability rechecked before any client relies on it.

Foreign ownership must be verified at unit level. Thailand allows qualifying foreign buyers to register condominium freehold within the statutory foreign-ownership ceiling, subject to confirmation from the condominium juristic person at transfer. Listings at The Trees Residence currently include units marked Foreign Quota, Thai Quota and leasehold, which is exactly why a project-wide label is insufficient. A foreign buyer should confirm the selected unit's quota status, title deed, seller identity and juristic-person certificate before paying a substantial reservation or deposit. One unit being foreign freehold does not prove that the next unit can be transferred on the same basis.

Ownership format

Foreign buyers may hold condominium freehold within the statutory 49% foreign-ownership ceiling for the registered condominium. Current listings show different quota labels, so the ownership route must be confirmed for the selected unit and supported by the condominium juristic person's certification.
