That gives Katalux a genuinely small-scale character, although it also makes the quality and economics of management more important because costs are not spread across a large owner base.

The September 2026 developer sheet lists 800 sqm of villa area on a 280 sqm plot. That is an unusually large internal volume for a dense beach district, achieved through a multi-level design, so the circulation, lift and relationship between floors matter more than the headline square-metre figure alone.

Private wellness spaces

The pool, sauna, hammam, rooftop terrace and internal lift are part of the villa concept rather than simply shared estate amenities. That can work well for a large family or guest-heavy use, with the obvious trade-off of greater maintenance, servicing and energy demand than a simpler house.

The value of that route depends on the current contract, not a headline yield: hotel access, revenue splits, owner-use periods and operating costs all need to be defined in writing.

The freshest primary document is Phuket9’s price list dated 1 September 2026. It shows plots E1, E2 and E3 with 280 sqm of land and 800 sqm of villa area, all configured as five-bedroom villas in that current sheet. E1 is marked sold; E2 and E3 are marked available at THB 79.99 million each. This matters because older portal inventory still carries earlier product data: five to six bedrooms, areas around 792–803 sqm and asking prices around THB 50 million. For a buyer evaluating stock today, the dated developer sheet is the stronger reference, while the older listings are better treated as evidence of how the scheme evolved.

The architecture is explicitly multi-level. Phuket9’s current project page does not publish a floor count, but it does describe large multi-level interiors, a built-in lift and a panoramic rooftop terrace. Private features include a swimming pool, sauna, hammam, covered parking, furnished interiors and a full equipment package. Eight hundred square metres therefore does not mean one broad single-storey footprint. The space is distributed vertically, which can be useful for separating family, guest and entertainment zones, but it also changes how the house feels in day-to-day use. Buyers who prefer direct garden access from every room or a low-rise layout should judge the actual circulation rather than the headline area alone.

Kata is the other half of the proposition. The project is close to the beach and sits inside one of Phuket’s compact resort districts, where restaurants, cafés, massage, convenience retail and tourism services are concentrated within a relatively tight area. That can work very well for a holiday home or a large residence where different family members want to move around without relying on a car for every trip. The trade-off is equally clear: Kata is active, developed and seasonal. This is not the same setting as a quiet inland estate or a large hillside plot with extensive private landscaping.

Access to WeKata Luxury is marketed as part of the ownership experience. Phuket9 says villa owners can use the hotel’s facilities and services, and current project listings also reference hotel management, a communal pool and gym, restaurant, bar, security, CCTV and parking. It is useful to separate what belongs physically to the villa from what is provided through an operating arrangement. A private pool, lift, sauna or rooftop terrace is part of the residence itself; hotel facilities depend on access rules, operating hours, fees and the management relationship. A buyer should therefore treat the hotel layer as a contractual service component, not as an assumption that every hotel amenity will remain free and unchanged indefinitely.

The developer also promotes a rental-pool arrangement. Older descriptions spell the split out as 40% to the owner and 60% to the management company, with operating costs covered from the manager’s share, while the September 2026 price sheet simply states “60/40” without defining which side receives which percentage. That is a good reason not to build an investment case around an advertised yield. The useful questions are operational: who controls rates and bookings, which costs are deducted before the split, how owner-use periods work, what happens during maintenance, and how termination is handled. Until the current management agreement is reviewed, the rental pool should be treated as an available management model rather than guaranteed income.

Ownership also needs villa-specific treatment. Katalux is not a condominium where a foreign quota can provide direct freehold title to a unit. A foreign national generally cannot own Thai land directly. Current project listings indicate that a foreign buyer may own the building separately while holding rights to the land through a registered long-term lease. That structure can be legitimate, but the practical value is in the documents: the title deed, identity of the lessor, registered lease term, succession provisions and the exact drafting of any renewal promises. Those items are not published in the material reviewed. A Thai company should not be treated as a generic workaround for land restrictions.

The biggest current uncertainty is completion status. FazWaz and Hipflat now label Katalux as completed in July 2026, yet Phuket9’s live project page still says Under Construction and the developer’s B2B material gives a Q4 2026 completion date. For this dossier the primary source takes precedence, so the registry status remains under construction with Q4 2026 as the working completion target. That distinction is practical rather than semantic: before a buyer releases a major payment, the selected villa should be inspected for actual completion, utilities, commissioning, handover readiness and the documents needed to register the agreed rights.

Ownership format

A foreign buyer cannot directly own the land beneath the villa. Project listings indicate that the building may be owned separately by a foreign buyer while the land can be held under a registered long-term lease; under Thai law the core registered lease term is generally capped at 30 years. The land title, lessor and renewal wording for the selected Katalux villa are not published in the material reviewed.
