Acqua sits inside the established Jomtien neighbourhood rather than behind Sukhumvit Road or in an isolated resort enclave. The beach area, night market, restaurants and daily services are reachable on foot. Published beach distances vary, but the walkable relationship is consistent across sources.

Low-rise, full amenities

Two eight-storey buildings are paired with facilities more typical of a larger resort complex: multiple pools, rooftop decks, gym, sauna and steam room, children's and games areas, library, lobby and security. The result is a substantial amenity offer without a high-rise tower.

Inspect before buying

Because the development is long completed, the buyer can judge the real asset rather than renders. View, noise, renovation quality, lift operation, pool condition, parking and the standard of common-area maintenance can all be checked before a major payment is made.

Visible resale market

Multiple portals carried active Acqua inventory in late August 2026. That gives buyers a useful comparison set inside the same project: different floors, ownership forms, outlooks and renovation standards can be priced against each other rather than relying on one seller's asking figure.

The original range is limited to studios, one-bedroom and two-bedroom apartments, with entry sizes that are not especially small. That makes the project easier to compare for owner-occupation and gives investors a clearer view of how different layouts compete at one address.

The Urban Property continues to carry ACQUA in its official portfolio, while the project-management record from A E ASIA names Jomtien 9 Condominium Co., Ltd. as the project owner. That distinction matters in a resale transaction: the development brand helps establish project identity, but the buyer still needs to verify the seller, unit title, condominium juristic-person documents and the legal entity relevant to the specific transfer.

The physical scale is well established: two eight-storey buildings with 309 apartments. Major project databases repeat those figures, while A E ASIA also records a total construction area of 19,200 sq m across the two buildings. FazWaz lists the project area at about 5,876 sq m. These figures describe different things, so they should not be blended into one metric. What matters in practical terms is that Acqua is much more compact than Jomtien's high-rise towers, yet it has enough apartments and shared facilities to operate like a full residential complex rather than a small boutique block.

The project dates from 2014. By 2026, that shifts the buyer's attention away from construction promises and toward the actual building. You can inspect the corridors, lifts, pools, parking, landscaping, security and the way common areas are maintained. You can also visit at different times of day to understand noise and occupancy. The trade-off is that apartment condition now varies considerably from one owner to another. Air-conditioning, bathrooms, built-in furniture, windows, appliances and finishes may have been renovated, neglected or replaced over the years, so two units with the same floor area can require very different post-purchase budgets.

The address is 31/360 Moo 12 around Kwan Mueang Road and Jomtien Second Road between Soi 8 and Soi 9, Nong Prue, Bang Lamung, Chon Buri 20150. The building sits in the established Jomtien strip with the beach and night market within a short walk. Published beach distances are inconsistent — roughly 150 m, 250 m and around 310–390 m appear across project and mapping sources — so the useful conclusion is simply that this is a walkable Jomtien location rather than a literal beachfront building. For daily life, the combination of restaurants, convenience retail, the promenade and local transport is more meaningful than a single marketing distance.

The original unit mix is straightforward. Project profiles show studios of 34.5–36.5 sq m, one-bedroom apartments of 37.5–61 sq m and two-bedroom apartments of 57–76 sq m. The entry layouts are therefore larger than the smallest units in many newer mass-market developments. Resale listings, however, sometimes show bedroom counts and areas that fall outside those original ranges. That may reflect reconfiguration, combined units or simply inconsistent listing data. A buyer should treat the registered area, title deed, floor plan and physical layout as the reliable basis, not the headline category used by a broker.

Acqua's amenity package is unusually extensive for an eight-storey scheme. The Urban Property describes the two buildings around landscaped grounds and water features, with long rooftop pools, sun decks and views toward Jomtien. Independent project profiles add a large ground-level pool, rooftop pools, a gym, sauna and steam room, library or reading area, children's room, games space, barbecue area, lobby, CCTV, key-card access and 24-hour security. These are facilities that materially change how the development feels in use, but they also create a maintenance obligation that buyers should evaluate rather than treating the amenity list as free value.

The published common-area management fee is about THB 40 per sq m per month on major project profiles. For a resale buyer, the number should be re-confirmed with the condominium juristic person together with the current balance for the selected apartment and any outstanding charges. In an older completed project, the more important question is not only the monthly fee but the health of the building's maintenance cycle: reserve funds, major equipment replacement, waterproofing, lifts, pools and other capital works can affect both living quality and future costs. A clean unit inside a poorly maintained building is not the same purchase as a clean unit in a well-run juristic person.

Parking deserves the same practical check. FazWaz reports parking at roughly 30% of the unit count and identifies underground parking. That may be perfectly adequate for a buyer who mainly walks or uses local transport around Jomtien, but it is a meaningful limitation for a household with a car. Ask how spaces are allocated, whether any are attached to titles or are shared, and inspect evening occupancy. Pet rules also matter: the project profile states that pets are not allowed unless specifically permitted by the juristic office. A buyer with a dog or cat should rely on the current written house rules, not on isolated examples of residents keeping pets.

Resale liquidity is visible rather than theoretical. In late August 2026, PropertyHub displayed roughly twenty sale listings, while FazWaz and Thailand-Property also carried active inventory. The lowest live asking price found during this review was THB 1.8M for a 34 sq m studio on Dot Property, updated on 19 July 2026. A fresher PropertyHub listing dated 30 August 2026 asked THB 2.29M for about 37.5 sq m and was explicitly marked as foreign quota. Those figures should not be read as a single project price. Resale value moves with ownership status, floor, outlook, renovation, furnishing, tenancy and seller urgency.

For a foreign buyer, Acqua is relevant because it is a condominium structure rather than a land-ownership proposition. Thai condominium law allows qualifying foreigners to hold an eligible unit freehold within the building's foreign quota, capped at 49% of the aggregate unit area. Current resale advertisements include apartments explicitly marked Foreign Quota, showing that foreign-freehold inventory does appear in this building. That still does not guarantee that every unit can transfer to a foreign buyer. The selected title and the juristic person's foreign-quota certificate need to be checked before settlement.

The sensible way to assess Acqua is as an established residential asset in a mature Jomtien location, not as a new-launch investment story. Its appeal is easy to identify: walkability to the beach area, low-rise scale, strong communal facilities, usable apartment sizes and an active resale market. The limitations are equally concrete: the building is more than a decade old, parking is not one space per apartment, pet rules are restrictive and individual-unit condition varies widely. Comparing several units back-to-back is therefore more useful than comparing listing descriptions. Record the same items for each apartment — registered area, ownership form, view, orientation, noise, renovation, furniture, outstanding fees and total transaction price.

Ownership format

A foreign buyer may hold a qualifying unit in a registered Thai condominium freehold within the statutory foreign quota: foreign-owned units may not exceed 49% of the aggregate unit area of the condominium. Current Acqua resale inventory includes listings explicitly marked Foreign Quota, but the status of the selected apartment and the available quota must be confirmed by the condominium juristic person before transfer. If foreign quota is unavailable for a specific unit, any leasehold structure should be assessed separately and should not be treated as equivalent to freehold ownership.

The smallest original format in the project. On the resale market it suits buyers who value the Jomtien location and communal facilities more than a separate bedroom. Check the physical plan carefully because some resale advertisements may describe a reconfigured studio as a one-bedroom unit.

The most flexible range for a single resident or couple. Current resale stock contains many apartments around 37–40 sqm, including units marketed as foreign quota. Larger one-bedroom layouts provide materially more living space, so bedroom count alone is not a useful basis for comparing asking prices.

57–76 sqm

The original family-oriented format. Some current resale advertisements show two-bedroom units below the project's published original size range, so the registered area and actual layout of the selected apartment need to be checked. Bathroom count, storage and real bedroom privacy also vary by unit and should not be assumed from the headline type.

The size ranges come from the established Acqua project profile. Some 2026 resale listings use bedroom labels and areas that do not match the original range; this may reflect reconfiguration, combined space or listing-data errors. For the selected apartment, the title deed, registered area, floor plan and physical configuration take priority.
