A building you can test
Supalai Mare is already a functioning condominium rather than a construction promise. A buyer can visit at different times of day, ride the lifts, look at the parking system and see how the common areas have aged. The risk profile is therefore less about delivery and more about management quality, building maintenance and the legal and physical condition of the individual resale unit.
Legacy-sized layouts
A roughly 32 sqm studio and a roughly 45 sqm one-bedroom are generous compared with many newer compact Pattaya products. That extra space can matter for long-stay living, storage and working from home. It does not make every unit automatically superior: renovations, furniture placement and any unregistered alterations can change how useful the floor plan actually feels.
Useful road connectivity
Thepprasit is a practical cross-town road linking the Jomtien side with Thappraya and Sukhumvit. The project suits residents who move around Pattaya and value nearby retail and daily services. Its weakness is equally clear: it is not a walk-out beachfront address, so buyers whose routine revolves around the beach should compare it with buildings closer to the shoreline.
Amenities across the site
The pool and part of the leisure facilities sit in the separate clubhouse/community-mall structure, while the residential tower has its own lobby, pocket gardens and a top-floor lounge and gardens. Spreading facilities across the site is sensible for a 1,154-unit community. The important resale question is how those spaces are maintained now, ten years after completion.
Foreign-quota stock exists
Current 2026 listings include apartments explicitly advertised as Foreign Quota, so direct foreign freehold opportunities do appear in the building. Other listings are Thai Quota. That distinction needs to be checked before money changes hands because two otherwise similar apartments can have different transfer options for a foreign buyer.
About the project
Supalai Mare Pattaya is an established high-rise condominium on Thepprasit Road, between South Pattaya and Jomtien. It is not a beachfront building and it is no longer a developer-led off-plan story: the residential tower was completed in 2016 and today's market is primarily resale. That changes the due-diligence priorities. A buyer can inspect the building as it actually operates, see the common areas, test the lifts and judge the views from a real unit. In return, the purchase is about a specific owner's title, debts, foreign-quota status, renovations and unit condition rather than a brochure promise. For a buyer who prefers a completed asset over construction risk, that is a meaningful advantage, provided the secondary-market checks are done properly.
The current Supalai project page describes one 35-storey residential tower with 1,154 homes, plus a separate three-storey community-mall and clubhouse building and a separate six-storey parking structure. This explains why portals do not always agree on the number of 'buildings': some count only the residential tower, while others count all three structures. The identity of the project itself is clear. The more relevant point is scale. With more than a thousand residences, this is a large community. That scale supports a broad amenity package and a liquid-looking resale inventory, but it will not feel like a boutique condominium with a small owner base and lightly used facilities.

The original unit line-up was straightforward by Pattaya standards: studios around 32 sqm, one-bedroom homes around 45–45.5 sqm and standard two-bedroom units around 72 sqm. The penthouse level also included larger one-bedroom layouts, including a 60 sqm configuration. Those dimensions are one reason the project still attracts attention when compared with many newer, more compact products. There is, however, an important resale-market wrinkle. Multiple 2026 listings advertise two-bedroom units around 84–84.46 sqm, a size not explained in the original project profiles we reviewed. A buyer considering one of those larger units should ask for the registered unit plan and title documents rather than assuming it is a standard developer layout.
The location is better understood as a road-connected urban position than a beach address. The project sits directly on Thepprasit Road, with Jomtien Beach at about 1.6 km, Outlet Mall at roughly 500 m and Sukhumvit Road at around 2 km on the project location guide. Thepprasit itself links Jomtien and Thappraya with Sukhumvit, so the building works well for buyers who move around Pattaya by car, motorbike or taxi and want shops, markets and daily services close by. The trade-off is simple: this is not a property where the sea is outside the lobby. If a buyer's lifestyle depends on walking to the beach several times a day, a true beachfront or beach-road building deserves comparison.
Views can be a genuine differentiator inside the building. Supalai promotes sea and city outlooks, and current resale listings show both sea-view and city-view units on higher floors. But the project name does not guarantee the view from a particular apartment. Orientation, floor, nearby development and the exact stack matter. A sensible resale process is to ask for a current daytime video from the balcony and main living area, then verify the orientation against the building plan. This matters especially when a high-floor seller is asking a premium. In an established building, the buyer has the benefit of seeing the real view rather than relying on a rendering, so there is little reason to leave that question vague.
The amenity layout is more extensive than a simple pool-and-gym package. It includes a swimming pool, fitness facilities, sauna, exercise space, Sky Lounge, roof garden, landscaped areas, lobby, parking and 24-hour security. The swimming pool and Adventure Park sit on the upper level of the separate community-mall building, while the 35th floor of the residential tower contains penthouse units alongside the Sky Lounge, meeting room and roof gardens. Pocket gardens are distributed through residential levels. This spread of spaces is useful in a large project because residents are not forced into one single amenity deck. For a 2016 building, though, present-day maintenance quality matters more than the launch specification, so an in-person inspection remains essential.
Running costs are relatively well documented compared with many older Pattaya projects. Current public data quote a common-area management fee of THB 30 per sqm per month and a sinking-fund rate of THB 300 per sqm, matching figures published around the time of handover. That consistency is helpful, but it should still be treated as a reference. The condominium juristic person should confirm the current fee schedule, any special assessments and whether the seller has outstanding balances. A debt-free certificate is part of the transfer process, and a buyer who wants to understand future ownership costs should also ask whether the building has approved any major capital works beyond the normal budget.
Parking is one area where published figures are not perfectly aligned. One current project profile lists 400 spaces, while several other detailed sources cite 441 spaces, roughly 40% of the residential-unit count. Either figure means parking supply is materially below the number of homes. Buyers who expect to drive every day should therefore inspect how parking works in practice: whether spaces are assigned or shared, how double-parking is handled, what access rules apply and how full the car park becomes in the evening. This is a practical operating question, not a reason to reject the building automatically, but it can matter more to daily life than a decorative facility.
The September 2026 resale market is active across several portals, with studios, one-bedroom and two-bedroom units visible and the lowest asking price around THB 1.49M for a small studio. Other units are materially more expensive depending on size, floor, view, renovation and quota status. That low entry price should not be treated as a project-wide valuation. Supalai Mare is a mature resale market in which two apartments of similar size can have very different practical value because one may have foreign quota, a stronger view, a cleaner renovation history or better furniture, while another may need work or sit in Thai quota. Comparing actual units is more useful than comparing headline project prices.
Foreign buyers need to separate project eligibility from unit eligibility. Thai condominium law allows foreign freehold ownership only within the statutory 49% foreign quota by saleable area. Current Supalai Mare listings include both Foreign Quota and Thai Quota units, so the existence of inventory does not mean every advertised apartment can be transferred directly into a foreign buyer's name. Before paying a reservation deposit, the buyer should confirm the selected unit's quota status and obtain the condominium juristic person's certification required for transfer. This is a unit-level document issue, not something that can be solved by relying on the general description 'freehold' in a portal listing.
Supalai Mare therefore makes most sense as a known, completed building with established resale pricing, generous legacy layouts and a practical Thepprasit location. Its appeal is not that everything is new. The building's age makes the physical inspection and management review more important, not less. A serious buyer should look at lift performance, common-area upkeep, façade and waterproofing condition, major repair history and juristic-person finances; inside the apartment, check moisture, air-conditioning, electrical work, plumbing and any alterations. A well-kept unit can offer a straightforward completed-home purchase without construction risk. A neglected or heavily modified unit in the same tower can be a very different proposition. The project is the frame; the actual investment decision sits at unit level.

Ownership format
A foreign buyer can hold a condominium freehold only within the building's 49% foreign-ownership quota by area. Units outside that quota are Thai-quota freehold; a foreign buyer would need another lawful structure, such as leasehold where the owner offers it. The quota status of the selected unit should be confirmed before paying a deposit.

The original studio format is the lowest-entry product in the building and works best for one person, part-time use or a buyer prioritising price. Resale listings sometimes show roughly 31–33 sqm, so the title deed should be used for the legal area of the selected apartment. On resale, check whether the original layout has been preserved and whether later renovation work has affected windows, ventilation, air-conditioning access or building services.
