The most consistent project profiles describe one six-storey building with about 78 units, completed in 2019. That is a relatively small scale for Bangkok and gives Lazio Sriyan a different ownership profile from high-density developments with hundreds or thousands of apartments. Fewer units may appeal to buyers who prefer a less crowded building, but it also makes pricing less transparent because there are fewer comparable transactions and listings at any one time. There is no active developer inventory to use as a benchmark, and there is no developer payment plan to fall back on. Resale negotiation, unit condition and title documentation matter more than a launch brochure.

One-bedroom apartments around 30–31 sqm are the most consistently documented type, while historical project records also retain a two-bedroom layout of about 45.99 sqm. A current rental listing advertises an 80 sqm two-bedroom unit, but that size sits well outside the published original range. It may be an altered or combined apartment, so it is not treated here as evidence of the standard product. In a completed building this distinction is practical rather than academic: the title deed, registered area and approved plan for the apartment you are buying take priority over an online listing label.
The amenity set is modest and broadly appropriate for a compact urban condominium. Multiple sources agree on a swimming pool, fitness area, parking, 24-hour security, CCTV and controlled access. Portal amenity lists become much less consistent beyond those basics and sometimes include a long set of facilities that may have been inherited from generic templates. For that reason, this dossier does not repeat every item shown online. A buyer should judge the facilities as they exist today: whether the pool and gym are maintained, how parking is allocated, what the juristic office rules are, and what owners are actually paying for building operations.
Location is currently a transition story. Lazio Sriyan sits in an established Dusit neighbourhood where daily life has traditionally depended on Samsen Road, Nakhon Chaisi Road, local schools, hospitals, markets and bus or road connections rather than an operating rail station immediately outside the project. The Sri Yan station, PP18, is being built as part of the Purple Line southern extension. MRTA project information showed the station at 90.26% construction progress by the end of August 2026. It is still a construction site, not an operating transport link, and that distinction matters. Road diversions on Samsen Road connected with station works were scheduled through 31 October 2026, so a viewing in this period should include a realistic check of access, noise and traffic rather than assuming the future rail benefit has already arrived.
Jakpaisan Estate Public Company Limited is the confirmed developer. Its investor-relations information and Thai SEC profile identify the company as a listed real-estate developer. That is useful for establishing project identity and corporate history, but it should not distract from the legal structure of a resale. The seller of a specific apartment is usually the key counterparty now. The buyer needs the unit title deed, confirmation of any outstanding common-area fees, the condominium juristic person's transfer documents, and a clear allocation of taxes and transfer costs. If the apartment has been modified or combined, the registered plan and area need an additional check.
Current asking prices suggest a narrow resale market rather than a deep, continuously traded one. Active listings checked in September 2026 put the lower end around THB 4.2 million for roughly 30–31 sqm one-bedroom units, with another asking price around THB 4.5 million. Those are seller asks, not verified transaction prices. With so few units advertised, it would be misleading to infer a reliable project-wide yield, capital-growth rate or fair value from the visible stock. A more useful comparison is unit by unit: floor, outlook, fit-out, tenant status, registered area, title position and the cost of bringing the apartment to the buyer's required standard.
For a foreign purchaser, the condominium format can allow registered freehold ownership, but only if the specific unit can be transferred within Thailand's foreign ownership quota. The government rule caps foreign ownership at 49% of the total condominium unit area in the building. A resale advertisement that says 'freehold' therefore answers only part of the question. Before signing, the condominium juristic person should confirm the foreign-quota position, while the buyer also needs to satisfy the transfer documentation and funds-remittance requirements that apply to foreign ownership. If the quota is unavailable, the buyer should not assume that a lease arrangement is economically or legally equivalent to registered freehold.
Lazio Sriyan therefore makes the most sense as a tangible, inspectable resale option in an established inner-Bangkok district, not as a speculative new-launch story. The project's small scale, compact apartments and future proximity to Sri Yan station are easy to understand, but the decision depends heavily on the individual unit because market depth is thin. The online record also contains several inconsistencies — notably 78 versus 79 units, 2018 versus 2019 completion references, and competing street numbers. None of those prevents identifying the project, but they are a reminder that the final legal facts should come from condominium and Land Department documents, not from the neatest-looking portal profile.
Ownership format
Resale units are marketed on a freehold basis. A foreign buyer can register condominium freehold only within the building's foreign ownership quota, capped at 49% of the total condominium unit area. The quota position and transfer documents must be checked for the specific unit before purchase.
Unit types & sizes
This is the project's most consistently documented unit type. Resale listings show 30, 30.56 and 30.8 sqm variants; small differences may reflect the specific unit or listing convention. Use the registered title area for the transaction rather than the portal figure.
A two-bedroom layout is preserved in historical project records. The current market also shows an approximately 80 sqm two-bedroom listing, but it is well outside the original published size range and is not treated as a standard layout without document verification.
For a completed building, the specific unit's registered documents matter more than the historical catalogue. Online listings contain anomalies — for example, some ads show an eighth-floor unit even though the building is consistently documented as six storeys — so those fields are not used as project facts.
