Why this project is worth a look
A true river edge
The project has about 130 metres of Chao Phraya frontage and roughly 4.8 rai of internal green space. The river is therefore part of the shared resident environment, not only a distant view from selected high floors.
Buildings feel different
A 52-storey tower, a 31-storey building and low-rise villa blocks sit inside the same scheme. Building choice changes privacy, elevation, amenity access and the type of home available, so it deserves as much attention as the floor number.
Future rail, not today
The planned Si Yan station is marketed at about 100 metres, but it is not an operating MRT stop as of August 2026. Current connectivity should be judged on roads, river transport and expressway access.
Two layers of pricing
Developer stock and the assignment/resale market do not price the project the same way. A low asking price is only useful once the buyer understands the full contract amount, paid-to-date balance, remaining payments, fit-out and transfer structure.
About the project
Wan Vayla Na Chaophraya is a large Land and Houses riverfront development on Samsen Road in Dusit, built as one condominium project rather than a collection of unrelated towers. The developer’s current configuration is five buildings on 18 rai 1 ngan 4.5 sq wah of land: Building A has 43 floors and 413 units, Building B 52 floors and 520 units, Building C 31 floors and 466 units, and the two low-rise Buildings D and E have three floors with 9 and 6 units respectively. The official total is 1,414 homes. Sales were phased within the same scheme: A, B and the villa product launched first in October 2023, while C followed in September 2024. That sequence matters because older online profiles often describe only the first unit mix. It also explains why a buyer researching today can see room sizes that were absent from reviews written around the initial launch. The buildings should be compared as parts of one address and one residential ecosystem, not as separate developments.
The project is big, but it is not simply a dense tower dropped onto a small inner-city plot. Land and Houses highlights roughly 130 metres of Chao Phraya frontage and about 4.8 rai of landscaped space inside the site. There is also a substantial parking programme, with approximately 1,290 car spaces plus dedicated motorcycle and bicycle spaces listed by the developer. Those numbers shape the resident experience more than the project’s luxury labels do. A household choosing a high floor in Building B will have a very different relationship with the river and common areas from someone buying a villa-format home in Buildings D or E, yet both are inside the same compound. The trade-off is scale: 1,414 units means this will never feel like a boutique 100-unit residence, even if the land allocation and amenity plan create pockets of privacy.

The construction story needs a conservative reading. The developer’s last published progress figure was 85% in May 2026. More importantly, representatives of the project confirmed in early August 2026 that construction was still ongoing and that the buildings had not yet opened for use. That makes portal labels such as “completed 2026” poor evidence of actual handover. The schedule is genuinely inconsistent across otherwise credible sources. A Land and Houses investor presentation previously showed a Q4 2026 transfer period; the contractor Syntec lists its construction completion date as 31 January 2027; FazWaz currently uses June 2027. A buyer should therefore treat Wan Vayla as an under-construction purchase as of late August 2026 and get the handover date, delay provisions and payment milestones from the specific sale or assignment contract rather than relying on a generic project profile.
Pricing is equally dependent on the channel. The developer’s headline starting price is currently THB 5.64M. On the live Land and Houses unit page, a 34.8 sqm one-bedroom is shown at a special THB 5.55M and a 69.9 sqm two-bedroom at THB 12.49M. The asking market goes lower: a 35 sqm one-bedroom listing refreshed on 27 August 2026 was advertised at THB 4.19M. That lower number is useful, but it should not be read as a new project-wide price list. The online market contains developer stock, private resales and contract assignments at the same time, sometimes with very different amounts already paid. The meaningful comparison is therefore not just THB per unit. It is the full contract price, the cash already paid by the seller, the balance due to the developer, transfer eligibility and what furniture or fit-out is actually included for that unit.
The room mix reaches much further than a typical compact Bangkok launch. Current project summaries place one-bedroom units at roughly 34.5–53.2 sqm and two-bedrooms at about 69.7–103.5 sqm. Three-bedroom homes are around 185.4–186.1 sqm, villa-format units in the low-rise D and E buildings around 174.4–178.7 sqm, and penthouses are commonly summarised from about 264.2 sqm. The developer’s present sales page independently confirms a 34.8 sqm one-bedroom and a 69.9 sqm two-bedroom in Building C. That 69.9 sqm plan is useful evidence because several older project databases start the two-bedroom category at roughly 86.7 sqm. At the very top of the range, live listings sometimes show penthouses around 280 sqm, so the safest approach for a rare large unit is to work from its individual floor plan rather than force every high-end apartment into one historic summary range.
The amenity programme is spread vertically through the scheme rather than concentrated in one podium room. Ground level includes the arrival sequence, separate Chao Phraya and Samsen lobbies, open green space, riverside seating and deck areas, delivery facilities and EV charging. The fifth floor is the main leisure layer, with a freeform pool, jacuzzi, children’s pool, coworking space, game and children’s rooms, spa facilities and landscaped areas. The sixth floor is set aside for gym and yoga functions, while the 43rd–44th-floor zone includes a sky bridge, upper lounges and viewpoints. This layout gives different users somewhere to go without asking the same room to do everything. It also makes building choice relevant: a buyer should compare how often they expect to use the waterfront level versus the elevated facilities, not simply count the number of amenity names on a brochure.
Location is one of Wan Vayla’s more distinctive arguments, but it should be described without pretending future infrastructure already exists. The site is on Samsen Road in Thanon Nakhon Chai Si, Dusit, directly by the Chao Phraya and close to Rajinibon School. Land and Houses places the future Si Yan station on the southern Purple Line extension at about 100 metres from the project. As of August 2026, that is future rail access, not an operating station. Existing mobility is based on Samsen Road, nearby river transport and the expressway network; the developer also lists Kheaw Khai Ka Pier at roughly 440 metres and expressway access points a few kilometres away. For a resident who drives, uses river connections or has a flexible commute, that mix can work today. Someone buying specifically for a 100-metre walk to a functioning MRT should wait until the line is actually in service before valuing the project on that basis.
Foreign ownership is possible here because the asset is a condominium unit, not a direct land purchase, but the usual Thai quota rule still applies. Foreign freehold ownership cannot exceed 49% of the aggregate condominium-unit area in a registered building. Current Wan Vayla listings include apartments explicitly marked as Foreign Quota, which shows that foreign-freehold inventory exists in the market. It does not guarantee that every unit, every building or every resale can transfer that way. Quota availability must be confirmed for the chosen unit at the relevant transfer date, together with the buyer’s remittance documentation and the condominium registration status. Where an under-construction contract is being assigned, the buyer also needs to understand who the contractual seller is, what has already been paid, whether assignment is permitted and what remains due before the final transfer.
In practical terms, Wan Vayla suits a buyer who wants a genuine river-edge environment in Bangkok and is comfortable making a decision on a large, still-evolving project. The attraction is not only a skyline view. It is the combination of river frontage, substantial internal landscaping, a broad apartment range and a location that sits outside the most saturated Sukhumvit launch corridor. The main caveats are equally concrete: handover timing is not yet consistent across sources, the registered unit count should be checked against final condominium documents because one major portal still reports a different number, and online address records disagree on the street number. None of those points make the project unusable. They simply mean the final purchase decision should be made at unit-and-contract level rather than from a project brochure alone.

Ownership format
A foreign buyer can hold condominium freehold only within the statutory foreign quota, capped at 49% of the aggregate condominium-unit area in the building. Current listings for this project include units marked as Foreign Quota, but quota availability must be confirmed for the specific unit before contract and transfer. If freehold quota is not available for that unit, a leasehold alternative should not be assumed; its terms would need separate confirmation.
Unit types & sizes
The entry format ranges from compact 34–35 sqm plans to materially larger one-bedrooms around 47–53 sqm. The developer currently shows a 34.8 sqm unit at a special THB 5.55M, while asking-market listings can be lower, making the individual contract more important than a single project-wide starting figure.
Building C broadened this category. The developer currently advertises a 69.9 sqm two-bedroom, while older project profiles often started at about 86.7 sqm. That gap matters for buyers who need two true bedrooms but do not want the budget jump associated with the 90–100 sqm layouts.
At around 186 sqm, the three-bedroom product is positioned as a full-size family residence rather than an enlarged city apartment. A live July 2026 listing showed 186.1 sqm at THB 32M, but floor, view and contractual status can move the asking price materially.
The villa-format homes sit in the three-storey D and E buildings, which together contain only 15 units in the developer’s building schedule. They offer a low-rise alternative inside an otherwise high-rise riverfront scheme.
Project summaries commonly quote 264.2 sqm, while live listings also show penthouses around 280 sqm. At this end of the market, the specific floor plan, bathrooms, parking rights and fit-out matter more than a single headline size.
