Preeda Real Estate's current corporate site still lists Baan Samsen Condominium among its completed developments, while several major property databases independently agree on the building height, unit count and completion year.
The 78-unit scale is one of the clearest characteristics of the project. It is materially smaller than many newer Bangkok developments that contain several hundred apartments, sometimes spread across multiple towers. A smaller building can make day-to-day common areas feel less anonymous, but it also means major capital works are funded by a narrower ownership base. For a building of this age, the buyer should look beyond the apartment door. Lift condition, waterproofing, drainage, pool systems, parking, façade maintenance and the state of common corridors can matter as much as the interior renovation. Public sources do not provide a current financial pack for the condominium juristic person, so recent accounts, sinking-fund information, owner arrears and minutes of general meetings should be reviewed for the specific transaction.

The unit mix is unusually spacious in parts compared with many recent inner-Bangkok projects. Published project data shows studios from roughly 26 to 44 sqm, one-bedroom apartments from about 56.6 to 71.51 sqm, and two-bedroom layouts from about 60.98 to 86.68 sqm. Those ranges are wide enough that the room label alone is not a useful buying shortcut. A one-bedroom at the lower end and another above 70 sqm can serve very different lifestyles. On the resale market, renovation quality adds another layer: kitchens, bathrooms, built-in storage, air-conditioning and flooring may have been replaced, partly upgraded or left close to their original specification. The sensible comparison is therefore plan against plan and condition against condition, not simply one-bedroom against one-bedroom.
The address is in Thanon Nakhon Chai Si, Dusit, with the building associated with Samsen 30 and the wider Samsen Road corridor. Multiple independent location sources point to the same property around 1120/79 Sam Sen Road. This is an established part of Bangkok with schools, hospitals, traditional retail, local markets and access to Chao Phraya river transport rather than a neighbourhood built around one new shopping mall or one rail station. The project is not directly attached to an MRT entrance. Buyers who depend on rail commuting should test the real door-to-door journey at the times they expect to travel. For some residents, a mix of taxi, bus, private car or river boat may be more practical than treating the nearest rail stop as the only transport reference.
Baan Samsen is fundamentally a secondary-market purchase. At the time of this review, open resale platforms showed an asking price of THB 2.89 million for a studio of about 26 sqm, with other visible listings including studios around 34 sqm, 60 sqm two-bedroom units and a larger two-bedroom listing around 73 sqm. The upper end of the visible asking range reached THB 7.65 million. None of those figures should be read as a project price list. In a 2010 building, asking price can move substantially with floor, outlook, renovation, furniture, seller urgency and title conditions. A low headline price is useful as a search anchor, but a fair comparison requires matching units of similar size and physical condition.
The confirmed amenity set is straightforward: swimming pool, fitness room, parking, lift, 24-hour security and CCTV appear consistently across project sources, and detailed descriptions also refer to controlled building access. The practical question is not how many amenity icons can be listed, but what condition those facilities are in today. A fifteen-plus-year-old pool or lift can be perfectly serviceable, yet maintenance history matters. Parking terms also deserve direct confirmation because open marketing pages do not provide a current, reliable schedule of rights and charges. A viewing should therefore include the common areas and car park, not just the apartment itself.
The project is described on major platforms as freehold condominium tenure. For a foreign buyer, that does not mean every resale unit can automatically be transferred into foreign freehold. Thai condominium law limits aggregate foreign ownership to 49% of the total unit area in the registered condominium. The condominium juristic person must confirm the foreign ownership ratio for a transfer. At Baan Samsen, the buyer should therefore verify the selected unit's title, the seller's ownership, and current foreign-quota availability before committing funds. If the quota is unavailable, any leasehold or alternative structure would require separate documentation; public project sources do not establish a standard leasehold product here.
The appeal of an established building is that much of the risk can be inspected rather than imagined. The project exists, the neighbourhood exists, resale transactions and rentals are visible, and the unit formats are known. The trade-off is that the buyer inherits the building's maintenance history. This is a project for someone prepared to assess the actual apartment and the actual condominium management rather than buy mainly from a brochure. It is less naturally suited to a buyer who wants a brand-new handover, developer warranty, extensive new-generation amenities or a station-integrated lifestyle. The decision is therefore less about whether Baan Samsen is 'good' in the abstract and more about whether a specific resale unit is priced sensibly relative to its condition and the building's documented finances.
