Why this project is worth a look

A finished asset

The buildings are complete and have been operating for years. A buyer can inspect the apartment, pool, lifts, parking, corridors and landscaping as they actually exist, then compare that physical condition with the juristic person's fees and maintenance records. Construction uncertainty is largely gone; building-condition and management risk take its place.

Inner Sukhumvit trade-off

The address gives access to the Sukhumvit 22, Queen Sirikit and Phrom Phong catchment, but the condominium sits inside a side soi rather than on the BTS frontage. That can be a sensible compromise for buyers who prefer a quieter setting and accept a longer walk. It is a poor substitute for a true station-door location if that is the priority.

Compact, wider layouts

The original unit mix starts with small studios, yet several launch-era reviews focused on the wider frontage used in selected plans. For compact apartments, geometry can matter as much as headline floor area because it affects daylight and furniture placement. Resale units still need plan-by-plan review: two apartments with the same bedroom count may feel very different.

Real comparables exist

There is enough sale and rental inventory to compare several live apartments within the same project rather than rely on a single seller's story. Asking prices are not transaction evidence, but they reveal how the market differentiates size, floor, condition and fit-out. That makes negotiation and valuation more grounded than at a project with almost no visible secondary stock.

Developer identity is clear

The Nest Property is supported by project records as the owner and developer, and PM Group identifies it as a wholly owned property-development subsidiary. That resolves a common diligence problem with older Bangkok projects where the original developer is unclear. It does not remove the need to verify the current seller, unit title and condominium records for the actual resale transaction.

About the project

The Nest Sukhumvit 22 is a completed low-rise condominium in the inner Sukhumvit 22 area of Khlong Toei. It is not a new launch and it does not sit directly on the main Sukhumvit frontage. The practical product today is a resale apartment in an established two-building development, with eight floors and 316 units in total. That scale is smaller than many large central-Bangkok complexes, while still providing a conventional set of shared amenities: pool, gym, garden, outdoor relaxation space, barbecue area, security, parking and lifts. For a buyer in 2026, construction risk is no longer the main issue. The real questions are the condition of the particular unit, the quality of building management, the health of the common-area budget, and whether the asking price makes sense for the floor, outlook, fit-out and ownership status of the apartment being offered.

The developer identity is unusually well documented for an older Bangkok project. Home.co.th names The Nest Property Co., Ltd. as both project owner and land owner, while PM Group states on its own website that The Nest Property is one of its wholly owned property-development subsidiaries and specifically includes The Nest at Sukhumvit 22 in the group's portfolio. That confirms what the project actually is, but it should not be confused with the legal relationship in a resale transaction. A present-day buyer is normally contracting with an individual or corporate unit owner rather than buying under the original developer payment plan. Due diligence therefore shifts to the unit title, seller authority, condominium-juristic-person certificates, outstanding common charges, foreign-quota eligibility and the sale-and-purchase agreement for the selected apartment.

The address is consistently reported as 1172 Soi Setthi Thawi Sap 1, Khlong Toei, Khlong Toei, Bangkok 10110. The development sits within the network of side streets connected to Sukhumvit 22 rather than at a station entrance on Sukhumvit Road itself. Project profiles identify Queen Sirikit National Convention Centre MRT as the closest rail option; FazWaz gives about 0.4 km and an earlier Think of Living review about 0.5 km. PropertySights places Phrom Phong BTS at roughly 1.4 km. That distinction matters more than a generic 'central Sukhumvit' label. The location works for access toward Queen Sirikit, Rama IV and the southern side of Phrom Phong, but a buyer who expects a doorstep BTS commute should test the route in person, including the actual walk from the relevant building in Bangkok heat or rain.

The original apartment mix was compact and fairly straightforward: studios around 24 sq m, one-bedroom layouts broadly in the 28.5–37 sq m range, and two-bedroom homes around 41–56.5 sq m. Launch-era reviews repeatedly highlighted the unusually wide frontage of some layouts, around 7.5 metres, rather than a long narrow plan. One 28.5 sq m show unit was described with the living and dining zone opening up near the entrance and the bedroom, kitchen and bathroom arranged around the main living space. That design idea is useful context, but it should not be treated as a guarantee that every resale apartment has the same proportions. Current listings show a wider spread of recorded sizes, and owners may have changed furniture or internal finishes. The correct comparison is therefore between actual floor plans and measured usable space, not merely between the labels 'studio', 'one bedroom' and 'two bedroom'.

Completion timing is one of the few recurring data conflicts. A project presentation used by Capital One states that construction started in January 2016 and ended in December 2017, and Home.co.th also records 2017 as the completion year. FazWaz, Dot Property and several syndicated project databases use February 2018. For a resale buyer the difference is mostly historical because the buildings have been completed and occupied for years. It is still worth recording rather than silently choosing one date, because the same discipline should be applied to more consequential records. The documents that matter at transaction stage are the title of the selected unit, the chain of ownership, any registered encumbrances, the juristic person's debt-clearance certificate and the unit's eligibility for foreign freehold at the time of transfer.

The resale market is active enough to provide multiple reference points. On 6 September 2026, DDproperty displayed an asking-price range from THB 2.5M to THB 8M for the project, while a current studio listing on Dot Property was offered at THB 2.5M. PropertyHub showed, among other live examples, a 32 sq m one-bedroom at THB 3.79M and a 41 sq m two-bedroom at THB 5.825M in early September. These are asking prices, not evidence of completed transactions. They are useful for screening but they should not be collapsed into a single project-level value. A small studio in original condition and a renovated two-bedroom apartment are different products, and ownership quota, floor, view, furniture package and seller motivation can materially change what a sensible offer looks like.

There is also visible rental stock, which makes the project relevant to buyers considering a tenant strategy, but the open-market numbers need to be handled as asks rather than achieved rent. DDproperty showed a project rental range of THB 14,500–27,000 per month at the time of checking, while PropertyHub carried recent one-bedroom and two-bedroom offers at different levels depending on size and furnishing. Several syndicated project pages still display an old one-year guaranteed-return message. That is historical marketing and should not be assumed to attach to a resale purchase in 2026. An investment case here should start with the actual acquisition price, verified recurring charges, vacancy assumptions, furnishing and repair costs, and evidence from comparable signed leases where available. The building can have an active rental market without guaranteeing any particular yield to a new owner.

Recurring building charges are partly clear and partly inconsistent across sources. The common-area fee is repeatedly reported at THB 50 per sq m per month. The original project presentation and FazWaz state a sinking-fund contribution of THB 600 per sq m, while several current broker pages reproduce THB 500 per sq m. That discrepancy should be resolved from the condominium juristic person's current records rather than from a listing page. More broadly, a completed project from the 2017/2018 period should be judged by today's management accounts and maintenance history. A buyer should review current common fees, special assessments, reserve balances, planned major works, lift and pool maintenance, façade or waterproofing issues and any material arrears among co-owners. Those items tell more about future ownership cost than the launch brochure does.

The amenity package is conventional rather than resort-style, and the strongest sources are consistent on the core items. The project has a salt-water swimming pool, fitness room, garden and outdoor relaxation areas, barbecue space, lobby, key-card access, CCTV, 24-hour security, parking and four passenger lifts, two in each building. Project databases place the main pool, gym and green common areas on the first floor. The useful question for a resale buyer is not whether a pool icon exists on the specification sheet, but how the facilities are actually being maintained. Water quality and tiling, gym equipment, lift reliability, landscaping, lighting, access control and the general condition of circulation areas can be inspected directly, which is one of the advantages of buying in a mature project rather than from renderings.

The Nest Sukhumvit 22 makes the most sense when viewed as a specific central-Bangkok resale opportunity rather than a generic investment product. Its advantages are tangible: the buildings exist, the neighbourhood can be tested at different times of day, there are multiple resale and rental comparables, and buyers can inspect both the apartment and the common areas before committing. Its limitations are equally tangible. It is inside the soi rather than on the BTS frontage, the apartment sizes are compact, the project is no longer new, and the quality of any purchase depends heavily on the individual unit and the condominium's management. For an owner-occupier, that means choosing the right layout and condition for daily life. For an investor, it means underwriting one apartment at one price with one realistic rental plan — not buying a historic headline about the project as a whole.

Ownership format

The project is a freehold condominium. A foreign buyer can register freehold ownership only within the statutory foreign quota of 49% of the aggregate unit area in the condominium; where foreign freehold is not available for the selected unit, a leasehold or another lawful transaction structure may be considered instead. The exact ownership route and quota availability must be confirmed before transfer.
