It is a three-building, eight-storey development inside Ratchadaphisek Soi 3, set back from the main Ratchadaphisek Road. Major Development still maintains a live project page and a dedicated Maestro 03 contact entry in 2026, but the visible stock in the open market is predominantly resale. That distinction matters: a buyer is no longer evaluating a launch campaign or a construction schedule, but a specific seller, title position, foreign quota, unit condition and the real cost of owning a mature completed property.

The project comprises three low-rise towers, eight floors, two basement parking levels and 335 units. The unit programme is unusually straightforward: one- and two-bedroom layouts only. Tower A lists one-bedroom homes from 29 to 33.57 sqm and two-bedroom homes from 57.67 to 67.53 sqm; Tower B widens the ranges to 29.01–41 sqm and 50.39–74 sqm; Tower C offers 29–41.38 sqm one-beds and 57.24–74 sqm two-beds. For a buyer, this makes comparison easier because the project is not mixing studios, large three-bedroom family apartments and serviced units under one name.

The master-plan arrangement is more important here than it first appears. The three buildings wrap around the shared garden and amenity core instead of stacking everything into one high-rise podium. The completed-building layout records 84 homes in Tower A, with residential floors from levels 2 to 8, 120 homes in Tower B and 131 in Tower C, where residential floors run from 1 to 8. Tower A has its own lobby and basement access; Towers B and C use the shared facility-building lobby arrangement. When comparing resale units, building position therefore changes the everyday route to the pool, parking, entrance and street, not just the view.

Amenities are functional and still relevant to how the property is used. Amenities include a jogging track, clubhouse, fitness room, steam and sauna room, pet zone, superbike parking, a semi-indoor pool and a landscaped central garden. The completed complex also includes barbecue space, keycard access, CCTV, 24-hour security, bicycle parking and a shuttle service to Phra Ram 9 MRT. The pet policy is a genuine differentiator in central Bangkok: Maestro 03 was designed and marketed as pet-friendly, rather than merely having occasional landlords who tolerate pets.

The address works best for people who want Rama 9 access without living directly on the station frontage. Published project distances are around 600 metres to Phra Ram 9 MRT and 750 metres to Thailand Cultural Centre MRT. The development itself sits roughly 200 metres inside Soi 3, so the last part of the trip is through a local side street rather than along the main road. Central Rama 9, Fortune Town, the Rama 9 office district and several healthcare and education destinations are within the wider neighbourhood. The practical caveat is simple: 600–750 metres is walkable for many residents but not 'at the station', especially in Bangkok heat or heavy rain.

Current resale data gives a clearer buying benchmark than the old launch price. On 30 August 2026, a 29 sqm one-bedroom was publicly listed at THB 2.85M, with other comparable one-bedroom listings around THB 3.09–3.2M and larger two-bedroom homes at materially higher prices. The THB 2.85M figure should therefore be treated as a lower market anchor, not a price promise for the project. Floor, building, refurbishment, furniture, view, seller urgency and ownership quota can all move the number, so a serious comparison should use several live units in the same size band.

Project-level tenure is described as freehold by major property portals, but foreign ownership has to be checked unit by unit. Thai condominium rules cap foreign freehold ownership at 49% of the aggregate unit area in a registered condominium, and the condominium juristic person must certify that quota position for transfer. Resale listings for Maestro 03 show both Foreign Quota and Thai Quota units. A foreign buyer should therefore establish quota availability before paying a material deposit; if freehold is not available, any proposed leasehold arrangement needs to be reviewed on its own terms rather than treated as the same right.

Because the building has been occupied since 2018, operating costs and management quality are now observable. Public project profiles list a common-area fee of about THB 65 per sqm per month and the original sinking-fund figure at THB 650 per sqm. Those are useful reference points, not substitutes for a current juristic-person statement. Before buying, the sensible document pack includes confirmation of outstanding common fees, current house rules, parking rights and pet rules, together with a physical inspection of the unit and common areas. In a completed resale project, those checks tell you more than any historic launch brochure.

Ownership format

The condominium is a freehold project. A foreign buyer can register freehold title only if the selected unit is available within the building's 49% foreign ownership quota; outside that quota, any leasehold structure must be checked for the specific unit.
