The site sits near the entrance to the peninsula, with direct road logic towards the Cambodia–Japan Friendship Bridge and National Road 6A. This position explains both the appeal and the trade-off. Residents can live in a more open riverside setting and retain access to the traditional city centre, yet daily travel remains dependent on bridge traffic. Promotional pages mention very short drives to Phnom Penh’s business core, but such figures should not be understood as fixed commuting times. A buyer should test the journey during the hours that matter for work, school or regular appointments. Rumavi and Cam Realty use 161 units. The registry keeps the official figure of 155 and preserves the alternative number as an unresolved discrepancy instead of averaging the two. The difference could reflect whether hotel rooms, retail units, combined apartments or later operational configurations were counted, but that explanation is not documented in the sources reviewed. For a purchase, the building-wide headline is less important than the schedule for the selected property: unit number, floor, registered area, current use, share of common property, parking entitlement, furniture inventory and title evidence. The page uses the lowest public figure only as a market floor observed on July 18, 2026, not as a promise that a suitable unit remains available. In a completed tower, value can change materially with floor level, river or city orientation, condition, furniture, tenancy, parking rights, title status and the seller’s timing. Older sources continue to mention rental guarantees or leaseback schemes. These offers must not be assumed to remain active, transferable or backed by the same party. A useful comparison requires more than the headline price: obtain the registered area, service charge, outstanding liabilities, taxes, rental history, actual furniture list and any operator agreement attached to the residence.
