Established Pratumnak address
The project sits on Kasetsin Soi 2 on the Cosy Beach side of Pratumnak, a mature residential area between central Pattaya and Jomtien. Apartment orientation matters here: sea view, privacy and outlook must be checked from the exact unit rather than inferred from the project name.
Known questions, not hidden ones
The project has conflicting historic metadata and a 2025 municipal building-inspection entry that requires follow-up. Those are not automatic deal-breakers, but they create a clear due-diligence list: obtain juristic-person documents, the inspection report, repair evidence, building finances and the selected unit's common-fee clearance before transfer.
About the project
Peak Condominium is an established resale condominium on Pratumnak Hill, in the Cosy Beach area around Kasetsin Soi 2. Listings also use Peak Condo and Peak Condominium Pattaya. The identity matters because this building is not The Peak Towers, the later two-tower development on Kasetsin 9. Peak Condominium is a single older residential building with a long resale history. That changes how it should be assessed. There is no developer price list or uniform new-build specification to rely on; buyers are choosing an individual apartment whose renovation, view, title status, furniture and maintenance history may be very different from the next listing in the same building. The useful question is therefore not whether the original brochure sounded attractive, but whether a particular unit and the condominium as a whole stand up to present-day technical, legal and financial due diligence.
One project figure is unusually consistent across the market: 117 units. FazWaz, Dot Property, DDproperty, PropertyScout, Cornerstone and My Pattaya Real Estate all report that total. The floor count and completion year are not consistent at all. FazWaz and Dot Property describe an eight-storey building completed in 1986; DDproperty and PropertyScout show eleven floors; Cornerstone shows ten; My Pattaya Real Estate reports twelve floors and Q4 1993 completion. Current resale evidence makes the eight-floor figure particularly difficult to accept at face value, because apartments are actively advertised on the ninth and eleventh floors. Rather than select the most repeated number and present it as certain, the registry record deliberately omits a fixed floor count and completion year. For a completed building this does not prevent a transaction, but an older buyer file should include the registered condominium documents and available building approvals if age and structure matter to the decision.

The apartment stock is one reason buyers may still look at Peak Condominium despite its age. Published layouts include homes around 47–48 sqm, substantially larger one-bedroom apartments around 81–105 sqm, and an exceptional 360 sqm two-bedroom duplex with four bathrooms. The categories themselves are not entirely reliable: one portal describes roughly 47 sqm as a one-bedroom, while another agency markets a similar 48 sqm format as a studio. Older resale buildings often develop this kind of messy catalogue over time as units are renovated, combined or described differently by agents. A buyer should therefore use the title deed or condominium ownership certificate for registered area, compare it with the actual floor plan, and investigate any material alteration instead of assuming that a portal's bedroom label is definitive.
Core facilities are supported by several independent profiles: a communal swimming pool, gym, parking, 24-hour security and CCTV. The more detailed My Pattaya Real Estate profile also describes a lobby and reception area, an on-site juristic management office, multiple parking areas and lifts. In an older condominium, however, the existence of an amenity is only the first question. Its present condition, maintenance budget and replacement cycle matter more. A sensible viewing should extend beyond the apartment: inspect lifts, corridors, parking, pool areas, signs of water ingress, exterior condition and the general standard of common-area upkeep. This is where completed resale can be more transparent than off-plan property. Many physical issues are visible today, provided the buyer looks for them rather than judging the project from listing photographs alone.
The building sits on Pratumnak, close to the Cosy Beach side, with sources placing it at 445/23 Soi Kasetsin 2, Nong Prue, Bang Lamung, Chon Buri 20150 and describing the site around the corner of Soi Rajchawarun and Kasetsin Soi 2. OpenStreetMap contains a distinct building object for Peak Condominium, allowing the coordinates to be tied to the building rather than to a broad neighborhood pin. Pratumnak is a mature residential pocket between central Pattaya and Jomtien. Within the same building, though, floor, orientation and neighboring structures can make a large difference. Several listings advertise sea views, but that is a characteristic of an individual apartment, not a promise attached to the project's address. Buyers should confirm the real outlook from the exact unit and consider whether future or existing nearby construction affects it.
As of 3 September 2026, the lowest current public asking-price anchor found on major portals is THB 2.88 million, shown by FazWaz, Dot Property and Thailand-Property. That figure should not be mistaken for a developer starting price or an assurance that a suitable unit remains available. The resale spread is wide. A 97 sqm one-bedroom has been advertised at THB 8.42 million, while the 360 sqm duplex is offered at THB 15.5 million. Condition, floor, view, size, renovation standard and ownership registration all influence asking price here. For this project, a single price-per-square-metre headline would hide too much. The sensible use of THB 2.88 million is simply as a lower market reference on the check date; the chosen apartment, seller terms, title, foreign quota and any outstanding common fees need to be verified separately before a buyer treats the number as actionable.
Foreign ownership can be straightforward when the selected apartment is eligible for foreign freehold quota. DDproperty and PropertyScout classify the project as freehold, and live resale listings from Cornerstone, PropertyHub and My Pattaya Real Estate include apartments described as Foreign Name or foreign ownership. Thai condominium law caps aggregate foreign ownership at 49% of the total saleable area of all units in a registered condominium. A foreign-name listing proves that foreign freehold exists in the building, but it does not prove that quota is available for every unit at every moment. Before reservation or transfer, the condominium juristic person should confirm the quota position for the specific apartment and issue the documentation required for Land Department registration. Where foreign freehold quota is unavailable, the buyer needs to understand the alternative contractual structure rather than assuming the title can be registered in the same way.
The developer history deserves a separate note because it exposes a chronology problem in public project data. My Pattaya Real Estate names Pattaya Peak Co., Ltd. as developer. Creden's corporate record confirms PATTAYA PEAK CO., LTD., registration number 0205532000113, with a real-estate business purpose and registered address at 445 Moo 12, Nong Prue — the same base address associated with the condominium. The company was incorporated on 10 January 1989 and is recorded as bankrupt following a court decision dated 9 December 2013. That makes the widely repeated 1986 completion date harder to reconcile, although it does not by itself invalidate today's condominium titles. In a mature Thai condominium, ongoing governance sits with the condominium juristic person rather than the original developer. A buyer should focus on current juristic-person records, common-fee status, financial statements, reserve planning and major-repair history rather than expecting developer support decades after construction.
There is also a current building-document issue that deserves direct disclosure. Pattaya City's Public Works page lists Pattaya Peak Condominium under document 37735 with an inspection date of 25 February 2025 and the result shown as 'not passed (objection)'. The public row does not explain the underlying defects or their severity, so it would be irresponsible to guess what failed. It is nevertheless a concrete due-diligence trigger. Before purchase, ask the juristic person for the inspection report, the list of required corrective works, evidence of what has been completed and any subsequent inspection or certificate. In the publicly indexed table reviewed for this dossier, no later entry was found that clearly closes the issue. For an older condominium this information is materially more useful than generic sales language about location or amenities.

Several sources show homes around 47–48 sqm, but the label is inconsistent: some call them studios while others describe a one-bedroom layout. Treat the registered area and actual floor plan as the reliable reference, not the portal category.
Resale stock includes unusually generous one-bedroom homes, with examples around 81–97 sqm and some near 105 sqm. Layout, bathroom count and renovation history vary, so this is not a single standardized unit type.
FazWaz and Dot Property list a 79.6 sqm two-bedroom type, while current resale stock also includes a rare 360 sqm duplex on the 11th floor. Those figures are separate examples rather than a continuous size range.
Peak Condominium is an older resale building, so portal labels and sizes do not form one official standardized catalogue. Roughly 47–48 sqm is described both as a studio and as a one-bedroom, while 360 sqm refers to a separate duplex. Registered area and layout should be checked against the documents for the selected apartment.
