Why this project is worth a look
A six-home release
The official series contains only six townhouses. That leaves few true resale comparables, so the condition, plot and paperwork of an individual home matter more than broad project-level asking-price statistics.
198 sqm, three levels
The 198 sq m layout gives a family enough room to separate living, work and bedroom zones. The cost of that vertical space is daily stair use, which can matter more than the headline area for families with small children or older relatives.
Parking is part of the product
M.K. marketed a six-metre frontage and capacity for up to four cars. That fits a road-oriented Prawet household well, although a resale buyer should confirm that later extensions or renovations have not changed the original parking arrangement.
Resale only now
The developer marks the project sold out. A buyer is therefore assessing an individual resale home rather than developer stock, making title, alterations, condition and correct project identification more important than old launch pricing.
About the project
Chuan Chuen Udomsuk needs a tighter identity check than most Bangkok housing projects. M.K.'s current project page describes a very small release of six three-storey townhomes on the Bang Phli–Wang Noi / eastern Kanchanaphisek ring-road corridor in Prawet, each with 198 sq m of usable area. The developer now marks that release as sold out. The complication is that the same Chuan Chuen Udomsuk name is also attached to an older, much larger housing estate in resale databases, where two-storey houses, different floor areas and well over a hundred homes appear. This dossier is limited to the six-unit three-storey townhouse series shown on M.K.'s own page. Older homes carrying the same village name are not treated as the same product unless their documents and specifications prove that they belong to this six-home release.
The house itself is unusually straightforward to understand. The primary project page gives three storeys, 198 sq m of usable space, a six-metre frontage, three bedrooms and parking for up to four cars; a major housing portal also records three bathrooms. That combination points to a family-scale home rather than a compact transit-led townhouse. The vertical plan can separate living, work and sleeping areas well, and four-car capacity is meaningful for a household that drives. The trade-off is just as practical: three floors mean stairs every day. A buyer with young children, older parents or mobility concerns should judge the actual internal circulation rather than assuming that more floor area automatically makes the home easier to live in.

With only six homes in the release, resale behaves differently from a large master-planned estate. There may be long periods with no directly comparable unit on the market, and the condition of a single house can have an outsized effect on the asking price. It also means that generic portal data should be handled cautiously. M.K.'s project page does not substantively list a clubhouse, pool, gym or other shared leisure facilities. Third-party databases generate conflicting amenity lists, including items that do not make sense for a six-home townhouse release. None of those are treated here as confirmed. For a resale purchase, any claim about security, common areas, shared services or maintenance charges should be tied to the exact house and the legal arrangement governing that part of the estate.
This is primarily a driving location on Bangkok's eastern side. The project sits by Kanchanaphisek Road in Prawet, between the Bangna and On Nut directions, with access to the motorway and expressway network. M.K. also references the airport rail link around the Ban Thap Chang area. Large retail clusters in Bangna and Srinakarin, hospitals, schools and Suvarnabhumi Airport form the wider catchment. The location therefore suits a household that values road access to eastern Bangkok, the airport or employment zones more than a walk-to-rail lifestyle. Travel time is likely to depend heavily on the route and hour, so a real commute test is more useful than a simple straight-line distance to a landmark.
Pricing is where the identity issue matters most. Historical marketing records show a starting figure of THB 6.19 million, while a November 2020 review advertised a promotional figure around THB 6.39 million. Those numbers are useful only as history: the developer now marks the project sold out. A current listing around THB 4.2 million appears under the same project name, but it describes roughly 140 sq m of usable area and one parking space, while associated databases describe a much larger legacy estate. That does not match the official six-unit, 198 sq m townhouse specification. For that reason no current starting price is published here. The right comparison begins only after the exact house number, title and physical specification confirm that the resale actually belongs to this six-home series.
Foreign ownership also needs to be approached differently from a condominium purchase. A townhouse is tied to land, and foreign nationals are generally restricted from owning land in Thailand directly, subject to narrow statutory exceptions. The project page does not publish the land-title type or a project-specific foreign-buyer structure. A buyer should therefore separate ownership of the building from rights over the underlying land and read the title and proposed contract before paying a deposit. A salesperson's shorthand description is not enough. Any lease structure, Thai-spouse arrangement or corporate ownership proposal has to be assessed on its actual legal documents; nominee shareholding should not be treated as a workaround.
For the right buyer, the appeal is concrete: 198 sq m, three bedrooms, a six-metre frontage, substantial parking and a low-density release close to Bangkok's eastern road network. The main drawback is not the house format but the data environment around it. The project name has been used across older and newer stock, so portal listings can look comparable when they are not. The safest first step in any resale discussion is therefore identification: three storeys, 198 sq m, the exact plot and house number, and documents that connect the property to the six-unit M.K. release. Once that matches, condition, renovation quality, common costs and price can be evaluated on their own merits. If it does not match, the buyer is looking at a different Chuan Chuen Udomsuk property and should not rely on this project's specifications.
Home types & sizes
Six-metre frontage with developer-advertised parking for up to four cars. This is the only consistently documented format for the six-home release.
A 2020 review quoted plot sizes of roughly 43.3–74.4 sq wah, while a later database gives a different lower figure. The plot-size range is therefore not treated as a fixed project specification; for a resale, the land area should come from that home's title.
