A buyer can inspect the actual unit, view, noise exposure, common areas, parking operation and lift system before committing. The developer is Siamese Asset Public Company Limited, and the company still lists Siamese Exclusive 31 among its high-rise projects.

The address is central, but the building is not a station-front development. It sits within Soi 31 rather than directly on Sukhumvit Road. The trade-off is straightforward: the immediate setting is more residential and the soi gives access toward Sukhumvit, Asok and the Phetchaburi side, while the final stretch to rail transport still matters in everyday use. Phrom Phong BTS, Asok BTS and Sukhumvit MRT are the relevant stations for this part of town, with the wider area providing major shopping, restaurants, offices, university facilities and hospitals. Buyers who value central Bangkok access may find the position practical, but anyone expecting a door-to-platform commute should walk the route at the times they normally travel.

The building’s most distinctive feature is the residential circulation. Passenger lifts open into a private foyer attached to the unit rather than into a conventional shared corridor. That creates a more residential arrival experience and gives the entrance sequence a level of privacy that is uncommon in many mass-market towers. It should not be misunderstood as one dedicated lift per apartment, however. The lift is shared by a vertical stack of residences and opens into each unit’s foyer, with another door separating that foyer from the main living space. On resale viewings, it is worth checking access control, guest procedures, service-lift backup and how the system has been maintained over time.

The original apartment mix was relatively generous by current central-Bangkok standards. Launch-era plans included one-bedroom units from roughly 46 square metres, two-bedroom homes from about 69 square metres, three-bedroom layouts from around 115 square metres and penthouses extending to about 207 square metres. Certain floors also used extra-height configurations designed to accommodate a mezzanine-style level. Resale advertisements can therefore be misleading if they present only a single area figure. A fitted upper level may increase usable floor space without changing the area registered on the condominium title. For price comparisons, ownership transfer and financing discussions, the registered area should be separated from any additional fitted floor space.

Amenities are spread vertically through the tower. The lower levels combine arrival spaces, library functions and parking, including an automated parking component. The main leisure floor sits on level 18, where the original scheme placed the swimming pool, jacuzzi, gym, sauna and steam room; the roof was planned with a garden. These features are useful, but in a completed building the practical question is no longer whether they appeared in the launch brochure. It is how well the mechanical systems now work. Buyers should pay attention to lift maintenance, automated-parking downtime, pool equipment, waterproofing, ventilation, façade planting and the condominium juristic person’s current operating and reserve-fund position.

For foreign ownership, the building follows the normal Thai condominium framework. A foreign buyer can own a qualifying unit freehold provided the building still has capacity within the statutory foreign quota, which is capped at 49% of the total area of all condominium units. The project being described as freehold does not guarantee that every resale unit can be transferred into foreign ownership on any given day. The specific unit needs a quota check, a clean transfer path, confirmation of the registered owner and a debt-free certificate from the condominium juristic person. This unit-level verification matters more on a resale purchase than generic project marketing language.

As of 2 October 2026, active resale listings show an entry point around THB 8.5 million for a one-bedroom unit, while larger two- and three-bedroom homes sit materially higher. That figure is best treated as a lower asking-price anchor, not as a project-wide valuation. In an established building, two apartments with the same bedroom count can justify very different prices because of registered area, floor, orientation, refurbishment, furniture, ownership quota and parking arrangements. The current listing market is therefore more informative than the original launch price, but asking prices still need to be tested against comparable units and the actual condition of the apartment.

There is one significant data-quality issue worth keeping visible. Early project material, several specialist databases and architectural records describe a 192-unit building, while a number of current property portals display 171 units. Completion is also variously recorded as 2017, 2018 or 2019, depending on whether the source is referring to construction, handover, registration or the architectural project period. For this dossier, 192 is used as the original project count and 2018 as the principal market-facing completion year. A transaction file should still rely on condominium registration documents and juristic-person records rather than a portal profile for those two facts.

Ownership format

The condominium is a freehold project. A foreign buyer can own a unit freehold within the statutory 49% foreign-ownership quota measured against the building’s total unit area; quota availability must be confirmed for the specific unit before transfer.
