It is not a multi-tower compound: the current developer specification is one 32-storey building on a 1-0-68 rai site with 178 residences. That scale matters because it combines a relatively limited number of homes with a genuinely central address. The building faces a major urban road and sits between Lumphini and Khlong Toei MRT stations rather than deep inside a residential soi. The trade-off is straightforward: daily access to the CBD and rail network is strong, while buyers who are highly sensitive to road noise should judge the exact unit rather than relying on the project name alone.

The building is already there and is being sold as ready to move into, which makes due diligence far more concrete than it would be for an off-plan launch. A buyer can inspect the actual floor, corridor, lift traffic, automatic parking operation, common areas, view corridor and in-room noise. Some property databases still show a 2023 completion year, while the developer and exclusive-agent timeline pointed to Q4 2024 and major current databases record completion in October 2024. For a purchase decision, the practical conclusion is that this is a completed asset; if the precise condominium registration or first-handover date matters for tax, financing or resale history, it should be checked against transaction documents rather than inferred from portal metadata.

The published residential mix starts at about 25.3 sq m. Standard one-bedroom layouts run to roughly 34.9 sq m, larger 1 Bedroom Signature layouts are around 39.4–43.1 sq m, two-bedroom homes cover about 52.3–75.3 sq m, and the original penthouse range was 107.6–118.7 sq m. Current 2026 advertisements do not always use those original labels consistently. Some compact 25–27 sq m homes are advertised as studios, while large or combined units may appear as three-bedroom stock. That is why the marketing label should come after the floor plan, title-deed area and actual room configuration when comparing units in this building.

The one-bedroom category deserves particular attention because it covers very different living experiences. A 25–27 sq m unit is primarily a location-led city apartment: it can work well for one occupant, but storage, dining and work-from-home arrangements need to be tested carefully. Around 39–43 sq m, the same one-bedroom concept becomes much easier to live in for a couple or a long-term resident. Two-bedroom units start at roughly 52 sq m and move into a more flexible use case, where a second room can serve a child, regular guest or dedicated office. The project therefore spans genuinely compact entry units and more conventional family-sized central-Bangkok apartments rather than one uniform product.

Most of the lifestyle proposition sits high in the building. The rooftop crown contains the swimming pool, children’s pool, jacuzzi, fitness facilities and several lounges, with a bar and all-day dining concept also promoted as part of the amenity package. At arrival level, the project includes the Crown Lobby, reception and concierge, a meeting room and a private landscaped garden. These are city-residence amenities rather than resort grounds: the site itself is compact, and the bigger advantage is that residents can move between a serviced residential environment and the surrounding CBD without a long first-mile journey.

Views are orientation-specific. North-facing residences were designed to take advantage of the green outlook toward Lumphini and Benchakitti parks, while south-facing two-bedroom units were promoted around broad windows and views toward the Chao Phraya bend and Bang Kachao. None of that should be treated as a building-wide guarantee. Lower floors, neighboring structures and the exact stack can materially change what is visible from a particular apartment. Because the project is complete, this is one of the easier issues to resolve during a viewing: stand in the actual unit at the time of day that matters to you and judge privacy, glare and outlook directly.

For transport, the key fact is the Rama IV frontage between two Blue Line stations. Developer materials describe about a five-minute walk to both Lumphini and Khlong Toei, while current listing platforms place Khlong Toei at roughly 420 metres. Crossing points and station exits matter, so a quoted walking time should be treated as a route estimate rather than a guarantee. One Bangkok, Lumphini Park and Benchakitti Park are also close enough to be part of the everyday catchment. For someone working in Sathon, Silom, Wireless Road or along the MRT corridor, this reduces dependence on a car compared with central projects that still require a motorcycle taxi or shuttle to reach rail.

Parking is a real consideration rather than a footnote. Current primary project materials state approximately 68% parking, using a mix of automatic and on-ground spaces. In central Bangkok that is a meaningful provision, but it is not one space for every residence. A car-dependent buyer should ask how spaces are allocated, whether the automatic system is shared by all residents, how long retrieval typically takes at busy periods, how visitor parking works, and whether any rights are tied to a specific unit. Someone who requires a deeded or guaranteed dedicated bay should not assume that the headline parking ratio satisfies that requirement.

The project itself is marketed and documented as freehold condominium property. For a foreign individual, however, freehold is available only while the building remains within Thailand’s foreign-ownership ceiling for condominium area. The legal limit is 49% of the aggregate condominium unit area, so the relevant question in a completed building is the live foreign quota for the chosen unit at the time of transfer. That should be confirmed through the condominium juristic person and transfer documentation. No current primary source confirms a specific to the project leasehold fallback once the foreign quota is unavailable, so it should not be presented as an automatic alternative.

Pricing in 2026 shows why a single old launch figure is not enough. A major current property portal displayed sale stock from about THB 4.87 million when checked on 29 August 2026, while the current Knight Frank project page still presents a starting range from roughly THB 6.9 million. Those numbers can coexist because they may represent different sellers, remaining developer inventory, promotions, resales, floors or furnishing packages. The sensible use of THB 4.87 million is as a lower market anchor, not as a guaranteed developer offer. Every shortlisted unit should be compared on size, view, floor, condition, foreign-quota status and seller before price is judged.

Ownership format

The project is a freehold condominium. A foreign individual can register freehold ownership only within Thailand's foreign quota, capped at 49% of the aggregate condominium unit area; availability must be confirmed for the selected unit at transfer. I found no public confirmation of a specific to the project leasehold alternative.
