Why this project is worth a look
Station-edge access
The most tangible advantage is easy to verify on site: MRT Khlong Toei is at the project boundary. That creates a simple daily routine without a feeder taxi or long walk to rail, which is particularly useful during Bangkok peak hours. The advertised 0 metres has a defined measurement method, however. Ananda measures from the bottom of the station stairs to the nearest edge of the project land, not from the lobby or a residential lift to the platform.
Completed and inspectable
A buyer is choosing an existing apartment rather than a promise of a future one. Actual views, Rama IV noise, sunlight, corridor traffic, common-area condition and unit finishes can all be inspected before purchase. The same maturity creates a more complex sales market: developer stock can coexist with resales, so a promotion attached to one unit should not be assumed to apply to another apartment in the building.
Dusit remains involved
Dusit Hospitality Services continues to list COCO PARC among its managed residential properties in 2026, and its resident app remains actively maintained. Residents can access concierge support and on-demand services ranging from housekeeping and laundry to maintenance requests and event support. The value is strongest for owners who will actually use that service layer. Optional hospitality services may cost extra, so the current tariff and service menu are more relevant than launch-era marketing language.
A broad unit mix
COCO PARC is not built around one compact investor layout. The published mix extends from studios through two- and three-bedroom homes to penthouses of up to 234 sq m in the brochure. That makes the building workable for owner-occupiers as well as smaller-unit buyers. The exact registered area still needs to be checked on the selected title because a few live plan labels differ slightly from the brochure ranges.
Running costs are visible
The project publishes concrete ownership charges: THB 130 per sq m per month for common-area management and a THB 1,000 per sq m one-off sinking fund. This makes it possible to judge the cost of owning, not just the purchase price. Larger apartments carry materially higher ongoing charges, while completed-unit buyers should also confirm arrears, prepaid fees and any current developer incentive before transfer.
About the project
COCO PARC is a completed 37-storey condominium on Rama IV Road in Khlong Toei, immediately beside MRT Khlong Toei. It is marketed by Ananda Development and operates as a residential building with hospitality management by Dusit Hospitality Services. Ananda’s current project page labels it ready to move, while major market databases place completion in December 2022. That matters because this is no longer an off-plan decision. A buyer can inspect the actual unit, view, traffic noise, condition of the finishes, common areas and building operations before committing. The sales environment is also mixed: remaining developer stock can sit alongside resale units owned by individual sellers or investors. Two apartments in the same stack can therefore have different pricing, furniture packages, ownership status and transfer costs. COCO PARC should be assessed unit by unit rather than treated as a single fixed-price product.
The current dedicated Ananda page and its detailed project brochure describe one 37-storey tower with 444 residential units. The brochure lists 269 parking spaces, three passenger lifts and one service lift; Ananda’s shorter project summary simply shows four lifts in total. The land plot is approximately 2 rai, 3 ngan and 60.7 square wah. In practical terms, this is a substantial single-tower building rather than a small boutique residence or a multi-building compound. The vertical layout spreads amenities across several levels instead of concentrating everything at ground level. There are fewer parking spaces than residential units, so a household that relies on a car every day should ask how parking rights are allocated and whether the selected unit comes with any specific entitlement. For residents who primarily use rail, the station-edge location reduces that dependency considerably.

The legal identity is unusually well documented in Ananda’s campaign terms. COCO PARC is identified as condominium registration No. 14/2565, with ADC-JV 10 Co., Ltd. named as project owner and condominium registrant. The site is stated to sit on Chanote title deed No. 3123 on Rama IV Road, and the project’s environmental impact assessment approval is referenced as dating from 2018. A Chanote is Thailand’s registered land title and is materially different from an informal marketing description of a plot. None of this replaces due diligence on the individual unit, but it confirms the project as a registered condominium with transferable unit titles. Ananda Development is the consumer-facing developer brand, while the legal project-owning entity shown in the sales terms is a separate joint-venture company.
The published address is 1150 Rama IV Road, Khlong Toei, Khlong Toei, Bangkok 10110. The useful part of the location is not simply the claim that it is ‘central Bangkok’; it is the way the site connects to the city. MRT Khlong Toei sits at the property edge. Ananda’s 0-metre claim is specifically measured from the bottom of the station stairs to the nearest project boundary, so it should not be read as a literal door-to-platform distance from every apartment. Rama IV provides a direct urban corridor toward Asok, Silom and Sathon, while The PARQ, Queen Sirikit National Convention Center and MedPark are established anchors around the immediate district. Benjakitti Forest Park and Lumphini Park add two major green areas within the wider Rama IV corridor. For a buyer who wants a central home without making every trip by car, that combination is the core location argument.
The unit mix runs from compact studios to large family apartments and penthouses. Ananda’s detailed fact sheet lists studios at 25.5–27 sq m; one-bedroom units at 34.5–48 sq m; a one-bedroom-plus format at 49.5 sq m; two bedrooms at 64.5–66.5 sq m; three bedrooms at 101.5–113.5 sq m; and penthouses at 134–234 sq m. The live plan gallery contains a few labels that do not line up perfectly with the brochure ranges, including a 25 sq m studio and some one-bedroom plans around 49 sq m. Those small discrepancies should not be smoothed into an invented average. The saleable or registered area for the apartment being bought is the number that matters. The broader typology is clear, however: the project can serve a single resident, a couple wanting a separate work zone, or a family looking for a genuinely larger central-Bangkok apartment.
Facilities are distributed through the tower. Level 8 contains COCO LAP POOL, COCO FIT, COCO STUDIO, COCO YARD, a garden and COCO SPA & SALON. Additional gardens are shown on levels 30, 32 and 35; COCO PLANT is on level 33; and COCO LOUNGE occupies level 37 alongside residences. At the lower levels, the building includes the lobby, mail area and juristic office, while levels 2–4 are parking and levels 5–6 combine parking with residential units. This floor arrangement is worth considering when choosing an apartment. Living close to a facility floor may be convenient, yet a noise-sensitive buyer may prefer to inspect lift traffic, plant-room activity and common-area circulation at the exact time of day they expect to be at home.
Dusit Hospitality Services is not merely a launch-era branding story. Dusit’s 2026 shareholder materials still list COCO PARC among residential properties managed by its hospitality-services arm, and the dedicated DHS resident app received an update in August 2026. The service platform covers concierge support, housekeeping bookings, laundry, maintenance requests, facility reservations, transport assistance, catering and events, parcel handling and other resident services. The practical distinction is between building management and optional hospitality services. A five-star positioning should not be interpreted as every service being included in the common fee. Some services are on demand and may carry separate charges. A buyer should ask for the current service menu, prices and booking rules rather than relying on the original launch brochure.
Ownership costs are meaningful at this project and become more important as unit size increases. Ananda’s brochure states a common-area fee of THB 130 per sq m per month, payable one year in advance, plus a one-off sinking-fund contribution of THB 1,000 per sq m. For a completed unit, the key transaction question is what has already been paid by the developer or current owner and whether the unit has any outstanding juristic-person charges. Pricing also needs to be treated as live inventory rather than one official number. On 29 August 2026 FazWaz showed listings from THB 5.89M. Ananda’s main project page advertised one-bedroom units from THB 8.99M, while a separate current Ananda landing page displayed a special price from THB 6.99M. Those numbers refer to different channels and likely different stock, so the selected apartment, seller, ownership quota, furniture and transfer package must be checked together.
For a foreign buyer, COCO PARC falls under Thailand’s registered-condominium ownership framework. A qualifying foreigner may own a condominium unit freehold in their own name only while foreign ownership remains within 49% of the building’s aggregate unit area and the chosen apartment is available in the foreign quota. A portal label saying ‘freehold’ is not enough to establish that the quota is available for the specific unit; the condominium juristic person must confirm the foreign-ownership proportion for the transfer. If the foreign quota is unavailable, a foreign buyer cannot simply take Thai freehold title to that unit. Any leasehold alternative would need to be documented as a separate arrangement with the seller rather than assumed from the project name. In a completed building with resale inventory, checking the title and quota status of the exact apartment is therefore part of the purchase, not a formality to leave until the end.

Ownership format
Foreign freehold is available only within the 49% foreign-ownership quota of the condominium’s aggregate unit area and only if quota is available for the selected unit. If quota is unavailable, foreign freehold cannot be transferred; any leasehold alternative must be confirmed as a separate arrangement with the specific seller.
Unit types & sizes
The smallest format in the project, suited to a single resident who values the station-edge location more than internal space. Ananda’s live gallery also shows an individual studio plan around 25 sq m, so the registered area of the selected unit should be checked rather than inferred from the brochure range.
The core one-bedroom range for a single resident or couple. The spread is wide enough that two one-bedroom units can feel materially different in living-room proportions and storage. The live Ananda page shows plans around 34.5, 36, 40.5 and 42 sq m, so the type name alone does not describe the actual usability of a unit.
A bridge between a standard one-bedroom and a full two-bedroom apartment. The extra area can support a work zone, occasional guest use or simply a larger living arrangement without moving into the two-bedroom price bracket. The exact function depends on the individual plan and is better judged in the actual unit.
A practical family or shared-living format with a fairly tight published size range. Differences between units are therefore more likely to come from floor, orientation, view and detailed layout than from headline area. Ananda’s current page shows a plan around 65 sq m. Families should inspect storage, kitchen layout and proximity to lifts or amenity floors.
A genuinely larger city apartment for a household that wants more than a 60–70 sq m two-bedroom but still prefers a condominium beside the MRT. At this size the common-area fee becomes a more significant ownership cost, so purchase price should not be the only comparison point. Ananda currently displays a plan around 109 sq m.
The top end of the unit mix, with a wide size spread. These should not be treated as one enlarged version of a standard apartment: each penthouse needs to be compared by plan, privacy, orientation and relationship to upper-level common areas. The brochure confirms 134–234 sq m, while current public availability and uniform sales terms are not disclosed.

The live plan gallery shows a few individual areas that differ slightly from those ranges, so the registered area of the selected unit is decisive for a transaction. No single current public price list covering every unit type was found on the review date.
