Thong Lo BTS is about 850 metres away according to Land and Houses. The walk is real, but the building gains a more residential position inside Soi 38 instead of sitting directly on the busiest part of Sukhumvit Road.

Because the project is completed, buyers can inspect actual units, management quality and current market stock. The trade-off is that resale due diligence matters more than a brochure: title, arrears, quota status, renovation quality and building finances all sit behind the asking price.

Many newer Bangkok high-rises have far more units competing for lifts, parking and shared facilities, while this building remains comparatively compact for its height. The original scheme included two passenger lifts, one service lift and parking for roughly 80% of the units before tandem spaces. Because the building has been operating for several years, a buyer can inspect the management, common areas and actual resale stock rather than relying on launch-stage promises.
Access is convenient but not doorstep-to-BTS. Land and Houses places Thong Lo station about 850 metres from the project. For some residents that is an easy everyday walk; for others, especially in Bangkok heat or heavy rain, it is a meaningful distance. The trade-off is that the tower sits deeper inside Soi 38, away from the traffic and commercial intensity of Sukhumvit Road. Earlier site reviews described the immediate surroundings as mostly lower-rise residential property, with the quieter end of the soi limiting through traffic. The developer also lists roughly 2 km to the expressway and 3 km to Sukhumvit MRT, so the address works best for people who value a mix of rail access and car connectivity rather than demanding a station-integrated building.

The apartment sizes are one of the clearest reasons to consider this project. Launch-era floor-plan sources show one-bedroom layouts around 44.4–44.7 sqm and 60.6–60.9 sqm, while current resale listings also show larger one-bedroom units around 69 sqm. Two-bedroom apartments are generally around 79–91 sqm. Those are generous proportions by the standards of many recent inner-Bangkok developments, where one-bedroom units can be materially smaller. Extra area does not guarantee a good plan, but it gives owners more room for storage, a proper dining position, a work desk and a bedroom that does not need to borrow space from the living room. A resale inspection should still focus on the exact stack, window orientation, view, fitted furniture, mechanical noise and any renovation work already carried out by previous owners.
The shared facilities are distributed through the building rather than concentrated on one podium deck. The ground level contains the lobby and landscaped arrival area; basement and lower above-ground levels hold most of the parking; residential floors begin on level 4. The fourth floor also carries the main pool and fitness area, level 5 adds reading, meeting and social spaces, and landscaped areas were designed into upper levels including floors 15 and 18, with a roof garden above. This gives residents several places to use outside their apartments, but it also makes unit position more important: an apartment near an amenity floor can be convenient while also seeing more foot traffic. Buyers who are sensitive to noise should inspect the exact corridor and vertical relationship to common facilities.
The building's ownership structure is straightforward in principle: it is a registered freehold condominium, and multiple project databases identify the tenure as freehold. The transaction is still conditional on Thai foreign-ownership rules. As of late September 2026, the statutory foreign quota remains capped at 49% of the total unit area in a condominium; the widely discussed proposal to raise that ceiling has not become law. A foreign purchaser therefore needs a quota confirmation from the condominium juristic person for the specific transfer. On a resale purchase, that check sits alongside the seller's title, the debt-free certificate for common charges and evidence that purchase funds have been brought into Thailand in the required form.
Published running costs also need to be read in context. Project and launch-period sources repeatedly quote a common fee of THB 75 per sqm per month and an original sinking-fund contribution of THB 600 per sqm. Those figures are useful for understanding the building's original cost structure, but they should not be treated as a guaranteed 2026 schedule. A mature condominium can change budgets, levy special assessments or revise fees through its juristic-person process. Before purchase, the practical documents are the current common-fee schedule, the latest financial statements and meeting minutes, and confirmation that the seller has no outstanding balance. In a building with a pool, landscaped decks, lifts and multiple indoor common rooms, maintenance quality can have a visible effect on both day-to-day experience and resale appeal.
Resale pricing is wide enough that a single 'project price' would be misleading. PropertyHub had public one-bedroom asks from THB 8.29M in listings refreshed in September 2026, including units of about 45 sqm. Larger one-bedroom apartments around 69 sqm were advertised around THB 12.8M, while 79 sqm two-bedroom units appeared around THB 14.99M. FazWaz showed its available stock from roughly THB 9.99M when checked in early October, and the developer's own project page still carries the historic THB 9.9M starting figure from the original sales period. Those numbers describe different pools of units, not a contradiction that can be solved by averaging them. Floor, view, renovation, furniture, seller motivation and foreign-quota status can move the value of two apartments in the same tower by millions of baht.
The project is therefore most convincing when evaluated as a specific resale building rather than as a brand-new launch. Its case is practical: larger-than-average layouts for central Sukhumvit, one tower with 229 units, meaningful parking, a broad set of common areas and a position that keeps Thong Lo within walking distance without placing the lobby on the busiest section of Sukhumvit. The compromises are equally concrete: the BTS is not at the door, the building is no longer new, and the quality of an individual purchase depends heavily on the exact unit and the current state of the condominium juristic person. For a serious comparison, the next step is to line up two or three available apartments by stack, floor, view, condition, foreign-quota eligibility and all-in transfer cost rather than choosing from headline asking prices alone.
Ownership format
The project is a freehold condominium. A foreign buyer can hold a unit in their own name while foreign ownership in the building remains within the statutory 49% cap measured by total unit area. Foreign-quota availability for the selected unit should be confirmed by the condominium juristic person before transfer registration.
Unit types & sizes
The smallest confirmed launch-era plan. It still offers enough area for a separate bedroom and living/kitchen zone; resale comparison should focus on floor, orientation and the condition of the fitted interior.
