Why this project is worth a look
Completed, not promised
The project has been occupied since 2020, so buyers can inspect the actual buildings, common areas and individual resale units rather than relying on launch material. That makes comparison between buildings and floors much more meaningful.
Five low-rise blocks
The scheme spreads 515 units across five eight-storey residential buildings instead of one high-rise tower. Low-rise does not automatically mean low density, so privacy and outlook still depend heavily on the exact building, floor and orientation.
Accessible resale entry
A current lower asking-price anchor is THB 2.5M for roughly 29 sqm. That can look attractive against newer central Sukhumvit stock, but the cheapest unit is not automatically the best buy: quota, condition, furniture, common fees and transfer terms can change the value materially.
BTS requires a walk
Phra Khanong BTS is roughly one kilometre away, which is a meaningful daily walk compared with a station-front building. The trade-off is a more internal residential setting and convenient road access toward the Chalong Rat Expressway.
Useful shared spaces
The pool, gym, yoga area, work space, library, lounges and laundry facilities make the common areas genuinely usable for day-to-day living. Because the project is no longer new, their present condition and the current juristic-person budget matter more than launch-era renderings.
About the project
The Nest Sukhumvit 71 is a completed low-rise condominium in Watthana, set inside Soi Pridi Banomyong 2 between Sukhumvit 71 and the Chalong Rat Expressway access. It is not a tower directly on the BTS line and it is no longer a construction-stage purchase. The development has five eight-storey residential buildings plus a separate two-storey clubhouse, with 515 units in total. The developer, The Nest Property, states a land area of 5-0-54 rai and records the start of transfers in Q4 2020. For a buyer today, the important work is therefore unit-level due diligence: condition, building position, juristic-person costs, ownership quota and the quality of the specific resale offer.
The location comes with a clear trade-off. Phra Khanong BTS is about one kilometre away according to current property-platform data, so the station is walkable for many residents but the project is not a true doorstep-BTS condominium. The upside is that the buildings sit deeper inside the soi rather than directly on Sukhumvit Road. Drivers have another advantage: Pridi Banomyong 2 connects toward Sukhumvit 71 and the Chalong Rat Expressway. In practical terms, the project suits buyers who value a lower-rise residential setting but still want access to both rail and major road connections.

The unit mix is compact and mostly aimed at one- or two-person households. Verified project information shows one-bedroom layouts from 24.69 to 33.35 sqm, a 41.52 sqm one-bedroom-plus format, and two-bedroom units from 44.51 to 47.22 sqm. Published specifications give a 2.5 m ceiling height. Around 29 sqm is particularly common in current resale stock. That makes unit-by-unit comparison important: two listings described simply as 'one bedroom' can differ materially in usable space, furnishing, outlook, floor and building. Price per unit alone does not tell the whole story.
The common areas are relatively extensive for a low-rise scheme of this size. The developer lists a 25 m pool with a children's section, fitness and yoga areas, co-working and library space, waterside and outdoor lounges, a laundry area, common-area Wi-Fi, key-card access, CCTV and 24-hour security. A project shuttle is also advertised. Independent project information puts parking at roughly 50% of units including tandem spaces. With 515 apartments, that is not an unlimited parking supply, so a buyer who drives regularly should confirm the current parking rules and real evening availability rather than treating the published ratio as a guarantee of a dedicated space.
The project now functions primarily as a resale market. A DDproperty listing dated 30 September 2026 offered a 29.21 sqm one-bedroom unit at THB 2.5M, while other recent one-bedroom listings sit above that level. The developer's live website still displays promotional wording from THB 2.79M, but the page does not establish whether that figure represents currently available developer inventory or legacy campaign content. The sensible way to read the market is to treat THB 2.5M as a lower asking-price anchor and then compare actual units by quota status, fit-out, building, condition and transaction terms.
There is at least one useful public reference for ongoing ownership costs: PropertyHub still lists the common-area fee at THB 55 per sqm. That should be treated as a published project figure rather than an automatic assumption for a new purchase. In a completed condominium, the buyer should confirm the current juristic-person rate, any outstanding balance attached to the specific unit and any separate charges that apply. Parking deserves the same unit-level check. Independent project information puts supply at about 50% of the unit count including tandem spaces. For a regular driver, the practical questions are how vehicles are registered, whether there is any per-unit limit and how full the car park becomes in the evening. The landscaped low-rise setting can feel smaller than it is, but 515 apartments still create the operating demands of a sizeable condominium.
The rental market is active as well, although that should not be turned into a headline yield claim. In early October 2026, major platforms showed asking rents beginning around THB 13,000 per month, with larger or better-fitted units offered above that level. That confirms a functioning tenant market but says nothing by itself about an owner's net return after vacancy, agency fees, repairs, furnishing, common costs and tax. An investment buyer gets more useful information by comparing several genuinely available units of similar size and building position than by dividing one advertised rent by one asking price. For an owner-occupier, the same active resale and rental market has a different advantage: there is usually enough stock to prioritise outlook, floor, condition and layout rather than being forced into the only unit available.
Ownership format
This is a freehold condominium. A foreign buyer can register a specific unit in freehold only within the condominium's 49% foreign-ownership quota; quota availability must be checked for the selected unit before transfer. Current listings for the project include both foreign-quota and Thai-quota units.

The project's core unit type. Current resale stock frequently includes units around 29 sqm; within the wider range, layout proportions, storage and overall usability can differ noticeably.
A middle ground between the standard one-bedroom range and a full two-bedroom unit. The extra zone should be judged from the actual plan; the better-supported project classification is one-bedroom plus rather than a full second bedroom.
The largest confirmed standard format. It is still compact for a two-bedroom home, so room dimensions, furniture placement and storage are particularly important when comparing individual units.
There is a classification conflict around the 41.52 sqm layout: PropertyHub labels it as a two-bedroom-plus type, while Home.co.th, Dot Property and several other project sources consistently describe it as one bedroom plus.
