Why this project is worth a look
Height changes the product
The Vision's 23-storey profile and elevated Pratumnak site create a genuine difference between floors. The pool, gym and sauna on the 20th floor reinforce that view-led design, but buyers should price the outlook unit by unit. Two homes of similar size can feel and trade very differently when one has a broad open aspect and the other faces a partial obstruction or lower urban view.
Inspect what already exists
A completed building removes the uncertainty of buying from drawings. Water pressure, lifts, corridor condition, parking, noise, air-conditioning and the common areas can all be tested in real life. The trade-off is that age is visible too. A sensible inspection should therefore include building maintenance, recent repairs, reserve management and the juristic office's current fee position, not just the furniture inside the unit.
Resale stock is varied
The 2026 market contains compact units around the high-30-square-metre range as well as much larger one- and two-bedroom homes. That gives buyers several ways to use the building: a smaller lock-up-and-leave Pattaya base, a more comfortable long-stay home or a high-floor unit bought primarily for its outlook. The wide price spread is useful, but only if each listing is compared on ownership, condition, floor and view rather than on bedroom count alone.
Pratumnak is a compromise
The hill sits between central Pattaya and Jomtien, offering a more residential feel than the busiest central streets without becoming an isolated resort enclave. The terrain matters in daily life: walking routes involve gradients and many residents find a car or motorbike convenient. Buyers who want easy access to both sides of Pattaya may like that compromise; buyers expecting a true step-out-of-the-lobby beachfront address should look elsewhere.
Ownership is unit-specific
The building is a freehold condominium and current foreign-quota resale listings do exist. However, the foreign quota is not a permanent label attached to every apartment. A foreign individual needs the selected unit to be transferable within the building's statutory quota at the time of transfer. That makes title, quota confirmation and seller documents part of the unit-selection process, not paperwork to leave until the end.

For a buyer in 2026, the project is no longer an off-plan story built around a developer's delivery promise. It is a functioning resale building where the exact unit can be inspected, the real outlook can be seen, common areas can be judged in their current condition and the paperwork can be checked before money changes hands. Current structured project records consistently identify a 23-storey building with 221 units. Most present-day records place completion in 2016, with the most specific dating giving July 2016. That operating history matters because the purchase decision now depends more on the particular unit and building management than on the launch specification.
The location is one of the project's most tangible differentiators. The building sits on Regent Soi 2, commonly referenced by the major portals as Pratumnak Soi 2, on elevated ground above the surrounding low-rise streets. The common pool, gym and sauna are placed on the 20th floor, making deliberate use of that height. Buyers should still avoid treating 'sea view' as a building-wide feature. Outlook changes materially by floor, orientation and nearby construction. A lower-floor unit with partial city exposure and an upper-floor unit with a broad bay view may trade very differently even when their internal area is similar. During a viewing, window direction, afternoon sun, balcony usability, traffic noise and any permanent obstruction are more useful than a generic project description.

The unit mix is broader than a single investor layout. The recorded project mix includes studios, one-bedroom and two-bedroom homes, with project-wide areas roughly from 36.5 to 153 square metres. The 2026 resale market shows many compact examples around 36–48 square metres and larger two-bedroom stock around 74–90 square metres, while some one-bedroom and two-bedroom homes are considerably larger. That spread is a reminder that bedroom count alone is a poor comparison tool here. A 39-square-metre one-bedroom and an 80-plus-square-metre one-bedroom serve very different buyers. The practical comparison is the actual plan: number of bathrooms, living-room width, kitchen arrangement, storage, balcony shape and how much of the registered area is genuinely useful.
Because the building is completed, there is no single developer payment plan that applies across the project. Each resale has its own seller, transfer timing and deposit structure; some sellers may offer financing, but that is a unit-specific commercial arrangement rather than a project feature. A current lower market anchor is THB 2.4 million for an approximately 39-square-metre resale advertised on 28 August 2026. At the same time, the resale market shows substantially higher asking prices for larger units, high floors and stronger views. The lowest headline number is therefore not automatically the best buy. Ownership type, urgency of the seller, furnishings, condition, outstanding common charges and readiness for transfer can explain a large part of the spread.
Open project records currently show a common-area management fee of THB 49 per square metre per month and a sinking-fund figure of THB 600 per square metre. For a resale buyer, the sinking-fund entry should not be treated as an automatic new charge without checking the unit's transfer history and the juristic office's current requirements. The more immediate due-diligence item is the debt-free certificate from the condominium juristic person and confirmation of the current monthly fee. Building rules deserve the same treatment. Published building rules list pets as not allowed; anyone buying with a pet should verify the current written rules directly with the juristic office rather than rely on an owner or agent's informal interpretation.
The developer identity is unusually traceable for an older Pattaya condominium. The developer identity is consistent across the project record: The Vision belongs to the Matrix Developments portfolio, and the current corporate history continues to connect the project with Matrix and its founder, Miki Haim. That corporate history is useful for establishing what project is being discussed, but it should not substitute for present-day building checks. After years of occupation, the condition of lifts, pool systems, waterproofing, façades, reserves and day-to-day management can matter more to a resale owner than the original launch brand.
For a foreign buyer, the legal question is specific to the selected unit. The project is recorded as a freehold condominium, and several current resale listings explicitly advertise foreign-quota ownership. Thai condominium law allows eligible foreign ownership only within the statutory foreign quota, capped at 49% of the building's total condominium unit area. The condominium juristic person provides the quota confirmation required for transfer. One foreign-quota listing does not prove that every unit can be transferred to a foreign individual. The title, current ownership category, foreign-quota capacity, outstanding liabilities, seller identity and payment trail all need to be checked on the exact unit before contract and transfer.
The Vision therefore works best as a mature resale comparison rather than a promise-led investment product. Its core advantages are easy to understand: a recognisable Pratumnak address, a 23-storey profile, upper-level common facilities and a wide range of resale layouts. Its limitations are equally concrete: the building is no longer new, asking prices vary widely and the value of any particular unit depends heavily on view, condition and ownership structure. A strong purchase case comes from the unit itself surviving those checks. If the view is compromised, the interior needs major work or the transfer structure is awkward, the building name and rooftop facilities do not erase those weaknesses.

Ownership format
The project is a freehold condominium. A foreign buyer can hold a unit in personal freehold only if the transfer fits within the statutory foreign quota, capped at 49% of the building's total condominium unit area. If quota is unavailable for the selected unit, personal foreign freehold is not possible; any leasehold or other lawful structure must be reviewed separately. Current quota availability and the selected unit's ownership status must be confirmed by the condominium juristic person before transfer.
Unit types & sizes
The smallest format recorded in the original unit mix. On the resale market, the label matters less than the actual arrangement of sleeping, kitchen and balcony space because a few inefficient square metres are noticeable at this size. Current listings do not always use studio and one-bedroom labels consistently, so the plan and title of the exact unit are more reliable than the marketing category.
This is the most visible category in current resale stock, but it is not a single standard plan. Many listings sit around 39–48 square metres, while much larger one-bedroom homes also exist. Compact layouts can work for holidays or rental use, but a long-stay buyer should pay close attention to living-room width, storage and usable kitchen worktop, as those are the first constraints to show up in day-to-day living.
Two-bedroom homes are more sensitive to floor and view because the absolute price difference between units becomes substantial. Current examples around 74–90 square metres fit owner-occupiers, couples needing a proper guest room or small families better than a purely compact investor profile. Before comparing two listings, check the bathroom count and the actual width of the second bedroom rather than assuming every two-bedroom plan offers the same usability.
The historical project material and today's resale inventory do not provide one clean, exhaustive schedule of every layout. The historical project mix confirms studios, one- and two-bedroom units with an overall 36.5–153 sqm range, but detailed size bands differ between older descriptions and current resale stock shows additional variation. The cards above therefore describe verified formats and real 2026 resale examples, not a substitute for the floor plan of the selected unit. - Completion dating is not perfectly clean. DDproperty, FazWaz and ThinkOfLiving state 2016, with FazWaz specifying July 2016; the current Embassy site, which traces its roots to Matrix, shows a The Vision project timeline from June 2012 to June 2015. The original occupancy or registration document that would conclusively resolve the discrepancy was not found in open sources.
- Resale addresses use different numeric forms, including 305/4 and 305/81, while some map cards shorten the number further. The soi, district and coordinates converge, so the public address intentionally avoids locking in a disputed building number until it is confirmed by the condominium juristic person.
- Historical sources disagree on detailed unit-size bands and some old marketing copy even gives a different unit count. Structured project tables on DDproperty, FazWaz and ThinkOfLiving converge on 221 units and 23 floors, but the original building registration schedule was not found in open sources.
