UC88 Wyndham Garden BKK1 stands on Street 322 in Boeung Keng Kang 1. This is a dense central neighbourhood where everyday routes run between homes, embassies, schools, clinics, banks and shops rather than inside an isolated resort. The street is consistent across sources, but the building number is not: the newer official site says 60 while an older official contact page says 50. The map therefore uses an address-derived centre with a 300-metre uncertainty circle instead of pretending to identify the exact lobby door.
The project combines hotel and private residential uses in one 46-storey tower. The registry retains 438 units from Realestate.com.kh, while ERA and Riel report about 459. Averaging those figures would hide rather than solve the conflict; the difference may depend on which room or residence categories each source counts. Until a final unit schedule is available, both figures stay visible and the buyer checks the legal use and identity of the particular premises in its documents.

Its vertical programme is more complicated than a conventional condominium. Sources place hotel residences on floors 5–22, shared and dining functions around levels 23A–25, private residences and penthouses higher in the building, and the pool, fitness, steam, sauna and sky-bar functions near the top. That mix can be convenient, but it creates practical questions: which lifts serve each zone, whether hotel guests and residents use separate routes, and which shared spaces are funded through the owner’s charges.
The published unit range is much broader than the old 54–106 sqm summary. ERA currently shows studios of roughly 44.96–57.95 sqm, a 59.39 sqm one-bedroom, a 99.5 sqm 1+1 layout, two-bedroom homes of 113.74–119.03 sqm, hotel-room formats of 48.43–58.78 sqm, and three- or four-bedroom penthouses of 270–321.4 sqm. These are areas attached to layouts in a secondary profile, not evidence that every type is still available.
The lowest published market anchor on 17 July 2026 was $130,000 on ERA. Individual studio listings on the same page were approximately $136,000–155,000, one-bedroom formats began at $178,000, two-bedroom homes at $340,000, and penthouses at $930,000. Two other platforms previously placed the general entry point at $150,000. The $130,000 figure is therefore not a sale promise: confirm the selected unit, stock, furniture, area and full payment schedule directly before reservation.
Published facilities include a rooftop infinity pool, gym, steam and sauna, massage and spa functions, a garden and sky bar, restaurants, a VIP lounge, function room, multi-level parking, security and CCTV, backup power, fire alarms and sprinklers. The official FAQ also states eight lifts. A long list is useful for orientation, but an operating building needs a different test: which spaces are open, who may use them, how rooms are booked and which services create extra charges.
Timing needs particularly careful treatment. An older official FAQ referred to June 2025; current profiles moved into 2026, and ERA described final interior works, systems testing and commissioning in January 2026. Reported progress also differs at 92 and 95 per cent. The page therefore does not turn any forecast into completed handover. The chosen unit needs a readiness record, snagging list and contractual handover date rather than a project-wide percentage from a listing.
What proves the building is legally ready for occupation
A progress percentage, completed finishes and even physical access to an apartment do not replace formal permission to use the building. Cambodia’s construction framework requires an occupancy certificate before a building is used for residence, letting or another lawful activity. For UC88, request the certificate covering the project and check its address, construction owner, issue date and any conditions affecting particular parts of the tower.
The certificate should then be reconciled with the tower’s actual configuration. If the hotel, residential, dining or rooftop areas are opened in phases, the buyer needs a written record of which parts may already be occupied, which remain under construction and how that affects access, safety, noise and the start of service-charge billing.
The Wyndham Garden name and reports of hotel management do not automatically place a privately owned apartment in a hospitality programme. The same guardrail applies to advertised rental guarantees: without the agreement, the page cannot promise a rate, duration, counterparty or exit right. A buyer needs the documents for the selected type: who operates it, what is deducted, whether personal occupation is allowed, who pays for fit-out and what happens if programme payments are delayed.
How to verify the Wyndham, operator and GRR chain
The name on the building, management of the hotel component and the obligation to pay a guaranteed return may sit with different legal entities. Before purchase, obtain evidence of the right to use the brand, the management or franchise agreement to the extent it can be disclosed, and a separate income-programme agreement naming the payer and its bank account.
Review more than the advertised rate and duration. The GRR agreement should define the calculation base, commencement date, deductions, taxes, compulsory fit-out, owner-stay periods, repairs, vacancy, late payment and exit rights. It should also state what happens if the hotel brand relationship ends or the operator is replaced; without that clause, the marketing name does not protect the owner’s cash flow.
Sources use freehold and hard-title language for foreign buyers, but those labels do not replace checking the title of the selected unit, the building’s foreign quota and the legal seller named in the SPA. The registry identifies Chhun Sambath Development Co., Ltd, linked to UC Group. Before payment, the buyer should reconcile the contracting entity, permits, the hotel or residential use of the premises, and the route by which ownership is registered.
When the buyer becomes the registered owner
An SPA, full payment and key handover do not by themselves prove that title registration is complete. Article 8 of Cambodia’s foreign-ownership law states that a transfer of special co-ownership by agreement is ineffective unless it is registered under the applicable registration rules. The contract should therefore identify who files the application, which originals the seller must provide, who bears registration costs and what final title document the buyer receives.
Before the final payment, obtain a written registration path for the selected premises: legal unit number, floor, use, area, share in common property and evidence that foreign quota remains available. Any promise to issue a strata title later needs a deadline, conditions and consequences for delay rather than an open-ended assurance.
The walking catchment supports an urban rather than resort-style use case. From the centre of the address circle, OpenStreetMap places Chip Mong Supermarket at roughly 88 metres, BIDC at 106 metres, Kent Ridge International School at 157 metres, Thai Huot Market at 209 metres and Khema International Polyclinic at about 509 metres. These are straight-line distances, not travel-time promises. The actual route, street crossings and project entrance should be tested on site.
The building itself deserves a complete viewing. The page cover now shows the tower under construction rather than an interior, which is more honest about the available evidence and does not treat a room design as the condition of the whole project. A visit should go beyond a show unit to include the route from the street, lobby, lift zone, parking, residential floor and any common areas that are actually accessible. If a facility is closed, its status and opening date should be recorded rather than explained only verbally.
Areas also need careful handling. ERA shows specific plans and measurements, whereas the old registry range was narrower, and it is not always clear whether each figure is gross or net. The agreement should state the area of the selected unit and the permitted tolerance after measurement. For a furnished home, the furniture schedule, appliances, finishes and handover condition should be checked separately. An attractive interior in the gallery is an illustration, not a specification of what transfers with the sale.
A mixed-use tower depends on day-to-day management more than a small building does. The buyer should review guest access, pool and gym hours, the use of dining and hotel zones, parking allocation, deliveries, waste handling and backup power. Eight lifts sounds like a substantial system, but the total does not show how many lines serve the residential floor or how hotel traffic is separated. Those details have to be observed on site and confirmed in current building rules.
Which management rules to request in a mixed-use tower
For UC88, the service-charge figure matters less without a definition of what it funds. Request the current building rules, draft annual budget, list of common areas, allocation formula and the management company’s authority to change charges. Article 14 of the foreign-ownership law makes an owner subject to the obligations and burdens set by the internal rules of the co-owned building.
The documents should separate costs attributable to private residences, the hotel, restaurants, commercial premises and rooftop facilities. The buyer also needs the rules for parking, guests and short lets, works inside a unit, pets, deliveries, backup power and temporary amenity closures. Without this pack, neither the true cost of ownership nor the limits on personal use can be assessed.
A useful decision record is a single table for the selected apartment: layout code, floor, orientation, area and its basis, legal use, title, foreign quota, price, full payment calendar, handover date, furniture, charges and operator terms. Each answer should carry its source and check date. This does not label UC88 automatically good or bad; it prevents a strong brand, a long amenity list or a low headline price from obscuring an unresolved legal or construction question.
UC88 is not interesting merely because marketing calls BKK1 prestigious. Its case is concrete: a central street, a wide range of floor areas and a substantial amenity programme inside a tall mixed-use building. The same formula creates complexity. This is a project where the decision should be made at unit level — floor, legal use, outlook, lift bank, price, payment terms, readiness and documents — because that is where an advertised tower becomes a verifiable purchase.
