The Room Rama 4 is a completed Land and Houses high-rise on Rama IV Road near Banthat Thong and Hua Lamphong. Its appeal in 2026 is different from that of a new launch: there is no construction timetable to underwrite and no need to buy from a brochure. The building is occupied, resale units can be inspected, common areas are operating, and a buyer can compare real outlook, noise, wear and management quality before committing. The completed scheme is generally recorded as one 35-storey tower with 286 residences. The housing mix is deliberately narrow—mainly one- and two-bedroom apartments—so the project is best suited to singles, couples and smaller households rather than buyers who need a large three-bedroom family home.
The development was launched in 2013, and the early project preview is useful because it preserves what was being sold before construction. That source listed 289 units, one-bedroom homes of roughly 43–56 sqm and two-bedroom homes of 79–85 sqm. By the time the project was completed, later detailed reviews and current market databases consistently described 286 units; post-completion material also gives one-bedroom sizes around 43–55 sqm and two-bedroom sizes around 77–85 sqm. The small discrepancies matter less than the practical lesson: this is a mature resale building, and the registered plan of the unit being purchased takes precedence over old launch summaries. Current listings show examples around 44–46 sqm and 56 sqm for one-bedroom units and around 79–80 sqm for two-bedroom units.

The location connects two distinct parts of central Bangkok life. On foot, the building is tied to Hua Lamphong MRT, Banthat Thong, the Chulalongkorn/Samyan area and the older commercial streets around the station. By car, Rama IV gives direct access towards Silom and Sathorn, while nearby ramps connect to the Si Rat Expressway. Published walking routes to Hua Lamphong are typically in the six-to-seven-minute range, though quoted distances vary by station exit and mapping method. The trade-off is equally clear: the tower fronts a major arterial road and sits close to elevated road infrastructure. A buyer sensitive to traffic noise should inspect the exact orientation, glazing and balcony exposure rather than assuming a high floor automatically solves the issue.
The amenity layout is more interesting than a simple lobby-and-pool checklist. The lower levels include a double-height reception sequence, lounge and meeting rooms, while parking is arranged through parts of Floors 1–4. Project-era material puts the parking provision at about 85% of the number of residences. Floor 5 contains the main recreation deck with an outdoor ozone-treated pool, jacuzzi, gym, meeting space and landscaped areas. Floor 33 adds a reading lounge, another meeting/work area and a sky garden with broad city views. Three passenger lifts use floor-access control and a separate service lift is provided. Because the property is now a mature completed building, the key due-diligence question is how these facilities are being maintained today, not how extensive the original specification looked at handover.
The Room Rama 4 is now a resale market rather than a developer sales programme. By mid-September 2026, major portals were showing asking prices from roughly THB 6.5–6.8 million at the lower end, mostly for one-bedroom stock, while larger two-bedroom units were being marketed around the mid-teens in millions of baht. These are seller asking levels, not evidence of achieved transaction prices. For a resale purchase, condition can move the real cost materially: air-conditioning, built-in cabinetry, appliances, bathroom waterproofing, flooring, windows and any owner alterations need to be inspected. Buyers should also confirm outstanding common charges, any special assessments, parking entitlement and the status of the condominium juristic person before treating a headline asking price as comparable with another unit.
Foreign ownership is possible, but it is unit-specific rather than a blanket feature of every listing. Thai condominium law caps foreign freehold ownership at 49% of the aggregate unit area in a registered building. Current market listings at The Room Rama 4 include units explicitly marked as foreign quota, showing that foreign freehold transactions exist in the building, but the quota position can change as units transfer. Before paying a reservation deposit, a foreign buyer should obtain confirmation from the condominium juristic person and review the title of the selected unit. The legal transfer depends on those live documents and on the buyer meeting the applicable funding and registration requirements, not on a portal label alone.
Operating costs also need to be read as live-building information rather than as part of an old sales brochure. The detailed post-completion review recorded a common-area fee of THB 50 per sqm per month and an original sinking-fund contribution of THB 500 per sqm; FazWaz still shows the THB 50 monthly rate and a no-pets rule on its current project profile. Those figures are useful reference points, but a 2026 buyer should obtain an up-to-date statement from the condominium juristic person, confirm that the seller has no outstanding common charges and ask whether any special assessments are planned for major works. In a building with lifts, structured parking, a swimming pool and amenities spread over several floors, the real ownership experience depends on more than the headline fee. Visit at a realistic time of day, look at lift waiting times and parking pressure, inspect corridors and façade maintenance, and ask how access-control or repair issues are handled. Those operational details are what distinguish a well-run mature condominium from one whose original specification has not aged equally well.
Floor position deserves as much attention as size. The early launch material described a maximum of roughly ten residences per residential floor, while the completed-building review shows that Floors 34–35 have a different arrangement: two-bedroom homes open onto a single-loaded corridor with glazing on the opposite side. That means two apartments with the same bedroom count can feel quite different in practice. A higher floor may offer a more open outlook and a different circulation experience, but it can also change sun exposure, wind, lift travel and asking price. Lower and middle floors have their own trade-offs around parking access, amenity proximity and views towards neighbouring buildings or roads. The most useful comparison is therefore between real units inspected against the same checklist: road noise with windows open and closed, air-conditioning condition, water pressure, signs of leakage, outlook from the main rooms, parking entitlement and what furniture or appliances are actually included. In a mature resale building, that unit-level evidence is more useful than an abstract project average.
Ownership format
This is a registered condominium with freehold unit ownership. A foreign buyer may register a selected unit in foreign freehold within the statutory foreign quota of no more than 49% of the building’s aggregate unit area. The live quota position and the selected unit’s eligibility should be confirmed with the condominium juristic person before transfer.
