Preecha Group is not merely named by brokers; the company itself keeps PG Rama 9 Condominium in its portfolio and corporate reporting. That gives the building a clearer development history than many older resale projects, even though present-day unit condition remains a separate question.
Transit-led location
The building fronts Rama IX Road and sources place Phra Ram 9 MRT roughly 450–700 metres away. That supports both owner-occupation and long-term rental demand from people working around Rama 9, Ratchada and the wider Asoke business area without relying on a future transport promise.
Real resale choice
Studios, one-bedroom and two-bedroom units circulate on the secondary market at the same time. Buyers can compare renovation, floor, size, tenant status and ownership quota rather than being forced into one remaining developer layout.
Visible running costs
Project directories consistently publish a common fee around THB 30 per sqm per month, with some also citing a THB 400 per sqm sinking fund. The number itself is only a starting point; in an older building, the more important check is whether the juristic person has adequate reserves and whether the selected unit has any unpaid balances.
Developer stock remains
Preecha Group's 2026 report states that four PG Rama 9 units remained with the company. That creates a useful comparison between direct developer stock and ordinary resale units, but the corporate website shows inconsistent starting prices, so the actual room schedule and commercial terms should be obtained directly.
About the project
PG Rama IX is a completed urban condominium on Rama IX Road in Huai Khwang, within walking distance of Phra Ram 9 MRT. It should not be confused with PG2 Rama IX, a separate Preecha Group project farther along the same road. The first development appears online under several names — PG Rama IX, PG Rama 9, PG Rama 9 Condominium and the Thai พีจี พระราม 9 — but the identity is consistent once the address, developer and building data are matched. Preecha Group's own website still presents PG Condominium Rama 9 separately from PG2, and the company's 2026 corporate report continues to list the original PG Rama 9 project among assets with developer-held inventory.
The developer is one of the strongest verified facts in the dossier. Preecha Group Public Company Limited identifies PG Rama 9 Condominium as part of its condominium portfolio, and DDproperty independently names Preecha Group as the developer. That matters for an older Bangkok resale building because the original development history is still traceable rather than being reconstructed entirely from broker listings. It does not, however, remove the need for unit-level diligence. Nearly two decades after completion, the practical quality of a purchase depends more on building management, maintenance history, the juristic person's records and the condition of the selected unit than on the developer's launch-era reputation.

The project contains 400 units in two buildings. Detailed Thai project directories describe Building A as eight storeys and Building B as fifteen, while simplified international portals often display only the fifteen-storey maximum. Several sources put the land area at 2 rai 2 ngan 60 square wah, roughly 4,240 sqm, which matches FazWaz's project-area figure. Current resale stock covers studios, one-bedroom and two-bedroom apartments; older project directories also mention penthouses. The resale market now contains a wider spread of sizes than a single original brochure range, so buyers should work from the title deed and floor plan of the specific unit rather than assume every listing follows a standard template.
There is no meaningful construction risk because the project has long been completed and occupied, but the exact completion year is reported inconsistently. FazWaz and related databases use December 2007. DDproperty, PropertyHub, Lazudi and several Thai directories use 2008. The registry record therefore keeps December 2007 as the primary value under the source-priority rule and records 2008 as an unresolved historical discrepancy. For a buyer today, the difference has little effect on the decision: the relevant questions are current maintenance, lifts, common areas, mechanical systems, building finances and the physical condition of the unit being purchased.
As of 13 September 2026, the lowest live resale price that could be matched confidently to PG Rama IX — without accidentally pulling in PG2 — was THB 2.32M for a 29 sqm studio on FazWaz. That listing had been refreshed only days before the research check. One-bedroom units around 40–45 sqm are currently advertised around the low-to-mid THB 3M range and above, while two-bedroom units around 58–92 sqm appear from roughly THB 4.5M upward depending on size, floor, condition and seller. A THB 1.99M listing found on some aggregators was deliberately excluded: the underlying DDproperty record identifies that same 30.34 sqm unit as PG2 Rama IX at 135 Rama IX Road.
The project is unusual for an older completed condominium because Preecha Group still appears to hold a small amount of direct inventory. The company's 2026 One Report states that PG Rama 9 Condominium had four remaining units. Preecha Group's current homepage advertises the completed project from THB 3.69M, while another condominium catalogue page on the same corporate site still displays a THB 5.30M starting figure. Those pages are not consistent enough to treat either number as a universal developer price. A buyer interested in direct stock should request the actual four-unit schedule, including room numbers, sizes, floors, title status, fit-out and the price valid on the reservation date.
Core shared facilities are consistently reported: a swimming pool, fitness room, parking, 24-hour security and CCTV. Lazudi and specialist Thai directories also list gardens, lifts, a juristic office and shared resident areas. The commonly published maintenance charge is THB 30 per sqm per month, with a sinking-fund figure of THB 400 per sqm. These are useful reference numbers rather than a substitute for current documentation. Before buying, the latest juristic-person statement should confirm the actual common fee, any outstanding balance attached to the unit, special assessments and any changes to parking or building rules.
Location is easier to verify than many of the historic project details. Multiple professional directories use 98 Rama IX Road, Huai Khwang, Bangkok 10310, and independent map coordinates converge near 13.7553, 100.5689. Depending on the source and which station exit is measured, Phra Ram 9 MRT is roughly 450–700 metres away. Central Rama 9, Fortune Town, the Rama 9 office cluster and Praram 9 Hospital are all within the established surrounding district. The useful point for a buyer is not the marketing label of a 'new CBD' but the fact that the building already sits inside a mature urban network of mass transit, offices, retail, healthcare and rental demand.
The address itself needs one note of caution. Hipflat uses 25/11 Rama 9 Road, whereas PropertyHub-related sources, PS Property, ThaiProps and several other databases use 98 Rama IX Road. Their maps and project identity still converge on the same development, so the discrepancy does not appear to describe a second PG Rama IX. The dossier uses 98 Rama IX Road because it is the more widely repeated project address, but any transaction should rely on the legal address and room number stated on the selected unit's title and the condominium juristic person's records.
For a foreign buyer, the project benefits from being a condominium rather than landed housing. Thai law permits foreign freehold ownership of condominium units only while foreign-held area remains within the statutory 49% cap for the building. That quota is unit-specific at the time of transfer, not a permanent characteristic of the project page. The currently advertised THB 2.32M FazWaz studio is marked Thai Quota, while Hipflat's recorded historical transactions include units that transferred under Foreign Quota. Before paying a deposit, a foreign buyer needs a current quota confirmation from the juristic person and should make sure the payment trail and transfer documentation can support foreign ownership registration.
PG Rama IX should therefore be assessed as three overlapping markets rather than one standardized product: a small amount of developer-held stock, ordinary resale inventory and an active rental market. That creates choice, but it also makes headline comparisons less reliable. Two apartments with similar floor area can have different renovation quality, views, furniture, quota status, tenant commitments and juristic-person balances. The useful buying question is not simply 'What does PG Rama IX cost?' but 'What exactly am I getting in this unit, on this title, at this price, and what will I need to spend or resolve after transfer?'
Ownership format
Condominium freehold is possible for a foreign buyer only while the building remains within Thailand's 49% foreign ownership quota by aggregate unit area. The selected unit's quota status must be confirmed with the condominium juristic person before transfer.
Unit types & sizes
A compact format that appears regularly in the resale market. A current 29 sqm unit on the eighth floor is listed at THB 2.32M and marked Thai Quota, so a foreign buyer should not assume that this particular unit can transfer into foreign freehold without a quota check.
The broadest resale category, ranging from compact units around 30–33 sqm to much larger homes around 40–60 sqm. A one-bedroom headline price is therefore not very useful unless floor area, floor level, renovation and condition are compared at the same time.
Two-bedroom resale stock varies materially in size. Current listings include units around 58–60 sqm as well as larger examples around 72–93 sqm, making the original plan and any later alterations important parts of unit-level diligence.
Public directories disagree on the original project size range. The cards above are therefore based on observed current listings and should not be treated as the definitive launch-era floor-plan schedule.
