Historical floor plans place the lobby, fitness room and parking on the ground level, a coworking area alongside residences on the second floor, the main concentration of units on floors three to six, and fewer units on the seventh floor. The original unit programme is unusually easy to understand. Project materials identify standard one-bedroom homes from 30.4 to 35.89 sqm and a larger 38.82 sqm one-bedroom-plus layout. A series of lettered plans — A, B, B1, B2, B3, C1 through C4, D, E and F — sit within those two broad categories. At this size, the plan itself deserves close attention: room proportions, storage, kitchen placement and usable living space can make two similarly sized units feel materially different.
The current project website describes furnished, fitted units and refers to smart-home features. Because The Teak Ratchada 19 is now a completed, occupied property, a resale buyer should treat those descriptions as the original product baseline rather than a promise about every unit on the market. Owners may have changed furniture, appliances, finishes or internal details. The condition and included inventory of the selected apartment therefore need their own inspection and written record.
Completion dates are one of the areas where older internet records can mislead. Launch-era pages expected completion in 2020, and several property portals still carry 2020 or 2021 as the project year. The stronger primary evidence is the developer group's 2022 annual report, which says construction of The Teak Ratchada was completed in 2022 and that transfers started in late June. This dossier therefore uses 2022 while preserving the older dates as a source conflict rather than blending them together.
There is a smaller technical discrepancy over the number of floors. The detailed project website, published floor plans and most project profiles state seven storeys. A corporate annual report describes the building as eight storeys. There is no source-backed explanation for the difference, so this dossier does not assume that a roof level was counted differently. Seven floors remains the main project value because it comes from the detailed specification; the corporate figure is retained as an unresolved discrepancy.
As of 20 September 2026, the lowest current asking point we could confirm was THB 3.59M for a 31 sqm one-bedroom resale listing refreshed on 15 September 2026. The project's current website also uses THB 3.59M as its headline starting figure, while other active listings sit higher. In a completed condominium, this spread is expected: floor, outlook, fit-out, ownership status, seller motivation and the condition of the individual unit can matter as much as nominal floor area.
Foreign freehold requires a unit-level check, not just a project-level label. Thai condominium law limits foreign ownership to 49% of the aggregate unit area in a condominium building. A resale advertisement marked freehold does not by itself prove that foreign quota is available for that particular transfer. Before paying a non-refundable deposit, an overseas buyer should obtain confirmation from the condominium juristic person and ensure the transfer documents are consistent with a foreign freehold purchase.
Launch materials published a common-area fee of THB 55 per sqm per month and a sinking-fund contribution of THB 600 per sqm. Those numbers remain useful for understanding the original cost structure, but this is an operating building and fees can change. The current rate, any special assessments and the seller's outstanding balance should be checked with the condominium juristic person. A debt-free certificate is also part of the practical transfer documentation for a condominium sale.
The existing facilities cover the essentials for this type of Bangkok property: a rooftop pool, fitness room, rooftop garden, coworking space, lobby and meeting areas, access control, CCTV and parking. Parking is published at roughly 30% of the unit count, which reinforces the project's transit-oriented character. A household that needs guaranteed parking, or more than one regular vehicle, should verify the current parking rules before treating the location alone as a solution.
A completed building also has an operating history that launch brochures cannot show. An early ground-floor plan illustrated 22 standard parking spaces before tandem parking and an EV charging point, while the current website describes parking at roughly 30% of the unit count. Rather than trying to reconcile marketing snapshots from different years, a buyer can inspect actual evening parking pressure and ask the condominium management how spaces are allocated today. The same applies to the shared facilities: the pool, gym and coworking area already exist, so their condition, maintenance and real use can be judged during a viewing. In a small building, that operational evidence can be more useful than the original amenity list.
The investment and end-user case is therefore quite specific. The Teak Ratchada 19 offers a completed, relatively small building close to MRT where buyers can inspect the actual common areas, management condition and individual unit before committing. It is less suitable for anyone seeking large family layouts, extensive leisure facilities or abundant parking. The final decision should come down to the selected resale unit — its floor, view, condition, title position, foreign-quota availability and current holding costs — rather than a generic project description.
