That scale shapes the experience more than the marketing labels do: this is not a thousand-unit tower with a large internal commercial podium, but a comparatively compact residential building close to the coast. The main project databases place it in Bang Sare, Sattahip District, Chon Buri, with the address tied to M.R. Pong Amorn Krit Road. Gecko Properties maps the project at 12.7602, 100.88424. In practical terms, the location is better read as a quieter coastal base for full-time or seasonal living than as a substitute for central Pattaya. Bang Sare has restaurants, local markets and daily services, but the neighbourhood is lower-density, more vehicle-dependent and noticeably more relaxed than the city centre.

The completion date is not perfectly consistent across databases, so June 2022 is used as the working date. FazWaz, Dot Property and DDproperty all point to 2022, with FazWaz specifying June. PropertyHub lists 2021, while PropertyScout lists 2023. For a buyer in 2026, the important point is not which historical database captured the handover first; the building is completed and trading as ready property. Due diligence should therefore shift from construction promises to what can be inspected today: the condition of the selected unit, common areas, lifts, pool, gym, parking, building systems and the condominium juristic person's records. A completed project gives buyers an advantage that off-plan stock does not — actual maintenance quality is visible rather than theoretical.

The unit stock is compact. FazWaz describes studios of roughly 24–27.5 sqm and one-bedroom units at around 32 sqm. PropertyHub exposes project plan codes A2, A, B, C and D with areas of 24, 26, 26.5 and 32 sqm. Current resale listings, however, sometimes call 26.5–27 sqm units one-bedroom apartments even though the FazWaz project summary places similar sizes in the studio range. Rather than forcing those labels into a false clean taxonomy, the safer approach is unit-specific: inspect the actual floor plan and title information for the apartment being considered. Functionally, The Breeze Beach Side is strongest for one person, a couple, a holiday base or a small rental unit. Buyers who need two proper bedrooms, generous storage or a separate office will usually find the standard layouts too tight unless a combined unit appears on the resale market.

As of late August 2026, resale pricing varies materially even within this narrow size band. The lowest active PropertyHub offer found during research is THB 1.89M for a 32 sqm third-floor one-bedroom, but the listing is explicitly marked Thai quota. That distinction matters for a foreign buyer: a low advertised price does not automatically mean the unit can be registered in the buyer's own foreign name. Gecko Properties separately shows an approximately 26 sqm unit marketed with foreign ownership at THB 2.6742M, while other listings sit between and above those levels. The useful way to read this market is therefore not as a single project-wide starting price, but as two variables that must be checked together — the negotiated price of the particular resale and the ownership quota attached to that unit.

The legal structure follows the standard Thai condominium regime. Foreign nationals can hold condominium units freehold within the foreign quota, capped by law at 49% of the building's total condominium area. Thailand.go.th also notes that a transfer requires confirmation of the foreign ownership proportion from the condominium juristic person. This becomes especially important in resale stock because Thai-quota and foreign-quota units can be advertised in the same building at the same time, which is exactly what the current The Breeze Beach Side listings show. Calling the project simply 'freehold' is therefore too broad. Before committing, a foreign buyer should verify the unit's actual quota status, the juristic person's foreign-quota certificate, outstanding common charges and the documentation needed for registration at the Land Office.

The common facilities are relatively straightforward rather than resort-complex scale. FazWaz confirms a rooftop swimming pool, rooftop gym, sauna, car parking, 24-hour security, CCTV and key-card access. It also lists two passenger lifts and backup generators. Several project profiles mention landscaped or garden space. FazWaz currently states a common-area management fee of THB 40 per sqm per month and a sinking fund contribution of THB 600 per sqm. Those figures are useful as a reference, but a resale buyer should still confirm them with the condominium juristic person and check the chosen unit's payment history. In a completed building, the headline tariff is only one part of the ownership cost; arrears, special assessments, the condition of major equipment and the building's reserve position can matter just as much.

Location is the main reason to consider the project, but 'beachside' should be interpreted with care rather than turned into an unsupported first-line claim. FazWaz places Bang Saray Beach about 0.1 km away, several live listings describe the shore as only a short walk, and Gecko's project marker sits in the coastal part of Bang Sare. PropertyHub's nearby module, however, uses a Bang Sarey Beach reference point roughly 1.6 km away, showing that platforms are not measuring to the same place on a long shoreline. The defensible conclusion is that the building is very close to the Bang Sare coast, while the exact walking route to the buyer's preferred section of beach should be checked on site. FazWaz places U-Tapao Airport at about 25.3 km, around 36 minutes by car; central Pattaya is farther north and should not be treated as a casual daily walk-out destination.

There is also a developer-identity nuance worth keeping visible. Major commercial databases — FazWaz, DDproperty, Dot Property and PropertyScout — consistently attribute The Breeze Beach Side to DJP Land & House Co., Ltd., and connect the same developer with The Breeze Condominium Bangsaray and Aurora Pratumnak. An indexed REIC list of environmentally approved projects, however, associates The Breeze Beach Side Condominium with TCB Global Co., Ltd. That does not necessarily mean one source is wrong: a developer brand, project company, EIA applicant and land-owning entity can be different legal persons. For a public project page, DJP Land & House is the best-supported developer brand. For transaction-level due diligence, the relationship between DJP Land & House, TCB Global and the entity appearing in the title and condominium documents should be confirmed rather than assumed.

This is therefore a project to assess through the reality of the resale market, not through the old launch package. Historic developer instalment schedules are still reproduced by some databases, but they are not carried into the registry as current terms because the building is completed and today's seller sets the transaction structure. The same approach is taken with old guaranteed-return marketing: it is not treated as a reason to buy. What matters now is the live unit price, quota status, view, floor, physical condition, common-charge history and the way the building is actually being managed. If those items line up, The Breeze Beach Side can be a relatively accessible way to buy a compact completed home close to the Bang Sare coast. If they do not, the project name and old promotional claims should not override the evidence from the specific apartment.
