Major Development places Banthat Thong Road about 200 m from the project, with Chulalongkorn University and its surrounding district close by. The location is especially logical for buyers whose routines already centre on Chula, Samyan, Siam or Rama IV rather than for someone choosing only by a broad “central Bangkok” label.
Visible progress
The developer publishes construction updates: overall progress was 47% in August 2026 and structural work 86%. Buyers can track movement toward the Q4 2027 target, while still checking contractual completion language and delay provisions.
Flexible unit mix
The official 31–62 sqm standard range covers one-bedroom, one-bedroom-plus, a duplex and two-bedroom homes. That offers more functional choice than a micro-studio-led project, although live stock by type is not guaranteed.

Major Development is the consumer-facing developer brand, while the official project page names MJV4 Co., Ltd. as the project company and identifies it as a subsidiary of Major Development PCL. Corporate disclosures also describe MJV4 as a joint-venture vehicle involving GS E&C Development (Thailand), so those names refer to the same development rather than separate phases. The current project page lists 219 residential units on a land plot of 1 rai 1 ngan 7.40 square wah. That gives MARU Chula a useful middle position in the Bangkok market: it is a high-rise with a substantial amenity programme, yet the resident count is far below the thousand-unit scale common in some mass-market towers.
The most important current fact is that this is still an off-plan purchase. Major Development’s project page was updated with August 2026 construction progress of 47% overall, including 86% structural work, 27% architectural work and 24% building-systems installation. The same page states a construction period from Q1 2025 to Q4 2027. Several listing portals display “2027” next to a completion label, but that should not be mistaken for a finished building in 2026. A buyer is taking construction and delivery risk until handover. The practical due-diligence questions therefore include the contractual completion date, permitted extensions, remedies for delay, exact payment milestones and whether a resale contract changes any of those obligations compared with a direct developer contract.

The address places the project in a very specific central-Bangkok pocket. Charoen Mueang Road runs through Rong Mueang in Pathum Wan, with Banthat Thong Road roughly 200 metres away according to Major Development’s May 2026 project news. Chulalongkorn University, its surrounding academic facilities and the university’s Centenary Park shape the neighbourhood more than a generic “CBD” label does. This is a location that can make sense for students, parents buying for a student, university staff, medical professionals and people whose routines revolve around Samyan, Siam, Rama IV or nearby central districts. It is also a dense, active urban environment. Buyers who are sensitive to traffic, evening activity or street noise should inspect the exact frontage and future view direction rather than relying on a neighbourhood name.
Public transport is accessible, but MARU Chula is not a station-front condominium. PropertyHub’s detailed project review places Hua Lamphong MRT at about 600 metres and notes a project shuttle service. For some residents that is a comfortable walk; in Bangkok heat or heavy rain it can feel materially different from a 100-metre connection. Road access broadens the options, with major central routes and the Si Rat Expressway in the wider immediate area. The result is a mixed mobility profile rather than a single-transit proposition: walking and MRT for some trips, ride-hailing or private car for others. Anyone buying specifically to minimise transfers should test the real route at the times they expect to travel, because a map distance alone does not capture crossings, pavement quality or peak-hour traffic.
The standard apartment mix is relatively easy to understand. Major Development currently publishes four core categories: one-bedroom homes from 31 to 48 sqm, one-bedroom-plus layouts from 31 to 46 sqm, a 47 sqm one-bedroom duplex, and two-bedroom apartments from 47 to 62 sqm. There is no need to infer sizes from price or reverse-engineer floor plans. The one-bedroom-plus category is particularly relevant for people who need a compact study, dressing room or flexible extra room without moving to a full two-bedroom footprint. Market listings sometimes describe larger 53, 55, 73 or 80 sqm units as one- or two-bedroom homes. Those should be treated as unit-specific cases — possibly combined, reconfigured or non-standard layouts — rather than silently expanding the official project range. The title plan and contract schedule should settle the actual configuration.
The handover specification is closer to a fitted shell than a turnkey furnished investment apartment. Launch-era reviews describe the units as fully fitted, with kitchen cabinetry and sanitary ware provided while buyers retain responsibility for much of the loose furniture and interior fit-out. Think of Living also documented details such as a digital entrance lock, kitchen equipment, flooring and a double-wall construction between units with an air gap. The wall build-up is a sensible feature in a pet-friendly building, although it should not be marketed as a guarantee of silence. Before signing, the buyer should compare the current contractual specification with older show-unit reviews: air-conditioning units, appliances, bathroom fittings, doors, flooring and built-in items can change between marketing material and the binding schedule attached to a sale agreement.
MARU Chula’s amenity programme is distributed vertically through the building rather than concentrated on one podium. Project reviews place the lobby, town hall, meeting room, co-working area, pet-oriented Natural Lab and pet bath at ground level. The ninth floor carries the heaviest leisure programme: infinity-edge pool, fitness, yoga and dance studio, bike simulator, quiet room, private reading room, live/photo studio, laundry, sauna and steam facilities. Stack gardens are planned on the 23rd and 26th floors, while the roof includes multipurpose courts and landscaped wellness spaces. This matters because the project can support different daily routines — work, exercise, quiet reading, social use and pet care — without every activity competing for the same floor. The trade-off is operational cost, which owners ultimately fund through common charges and long-term maintenance.
Pet permission is a genuine part of the product, but the rules are more important than the label. Launch-era material allowed one small or medium pet per apartment, with a stated maximum weight of 20 kg, and required a leash, carrier or stroller when animals were outside the unit. It also restricted pet access to designated common areas and warned that the condominium juristic person could change rules after handover. That is a healthy reminder for buyers: pet-friendly ownership is not the same as unrestricted pet access. A dog owner should ask for the latest draft or final house rules before purchase, including permitted breeds or sizes, registration procedures, cleaning responsibilities, lift routes, use of gardens and any additional fees. Those rules can have a bigger effect on daily satisfaction than the existence of a pet bath on the facility list.
Parking is another practical compromise. Major Development’s current project page states 107 parking spaces, about 49% of the residential unit count, split into 71 conventional spaces and 36 automated spaces. Two passenger lifts and one service lift are also listed. A 49% parking ratio can be reasonable in a central project with MRT access, but it is not the same as a guaranteed bay for each apartment. Owners who drive should understand allocation rules, visitor parking, maximum vehicle dimensions for the automated system and how maintenance downtime is handled. Older independent reviews also quote a common-area fee of THB 70 per sqm per month. Because we did not find a fresh 2026 developer confirmation of that charge, it should be treated as a historical public figure and reconfirmed before purchase rather than copied into the registry as a current fee.
Pricing now reflects two different markets. Major Development’s main website still lists MARU Chula in its current project catalogue with a public “Start 6–12 MB” range as of 29 August 2026. On the same date, DDproperty carried a live 31 sqm one-bedroom listing at THB 4,931,640, below the developer’s displayed starting band. That does not prove a developer price cut. The lower listing may be an investor contract, assignment, broker-held opportunity or another form of secondary sale. Major Development also ran a FINAL CALL event on 9–10 May 2026 before closing the official sales office, while continuing to keep the project visible in its corporate catalogue. For that reason, the registry uses the lowest current public market ask as a market anchor and explicitly avoids presenting it as guaranteed direct developer stock.
Foreign ownership needs to be checked at unit level. DDproperty describes MARU Chula’s tenure as freehold. Thailand’s government information portal states that foreigners may own condominium units in their own name within the statutory foreign quota, capped at 49% of the total condominium area in the building. The project’s public pages do not show how much of that quota remains available in August 2026, nor do current marketplace listings consistently state whether each contract can be transferred into foreign freehold. A foreign buyer should therefore confirm the quota letter and transfer eligibility before paying a non-refundable reservation or assignment amount. If a unit cannot be transferred within foreign quota, any alternative structure must be explained in the actual transaction documents rather than assumed from generic Thai condominium practice.
MARU Chula will appeal most to buyers who value this particular combination: Chula–Banthat Thong access, a pet-oriented building, flexible 31–62 sqm standard layouts and a relatively controlled 219-unit residential population. It is less straightforward for someone who wants a finished home today, a train station immediately outside the lobby, one parking space per apartment or a simple single-channel developer purchase. The mixed sales environment is the key 2026 nuance. A direct Major Development quote, a broker listing and an investor assignment can refer to the same floor plan but carry different payment histories, transfer obligations and pricing. The project is therefore worth comparing at the contract-and-unit level, not merely by headline price per project.

Ownership format
The project is marketed as condominium freehold. A foreign buyer can register freehold within the statutory 49% foreign quota; quota eligibility for the selected unit must be confirmed before payment. If quota is unavailable, any alternative structure must be documented rather than assumed.

- Major Development still displays MARU Chula in its current catalogue at THB 6–12M, but the official sales office was due to close after the May 2026 FINAL CALL event and the market now includes assignments and broker listings below that range.
