Why this project is worth a look

A mature resale

Completion dates back to 1994, so the risk profile is about the building and the individual unit rather than construction delivery. Common systems, lift condition, parking, maintenance history and the juristic person's finances deserve as much attention as the apartment interior.

Pricing is unit-specific

Live asking prices in September 2026 range from a very low THB 429,000 listing to offers around THB 1.9 million. Those numbers describe different resale units, not a standardized project inventory, so condition and legal detail matter before comparing value.

Inside Sukhumvit 93

Listings place BTS Bang Chak and BTS Punnawithi at roughly 1.3 km. The location can work for buyers comfortable with a feeder trip or a longer walk, but it should not be treated as a station-front address.

Simple shared facilities

Parking, CCTV and 24-hour security are consistently supported, with a lift and key-card access also listed by PropertyHub. Larger amenity claims are inconsistent and should be verified on site rather than assumed.

Developer record is unclear

No reliable source confirms the historic development company. In a completed 1994 condominium, the practical focus shifts to the juristic person, unit title, arrears, maintenance records and the physical state of the property.

About the project

Sukhumvit Garden Place is a mature resale condominium in Bang Chak rather than a developer-led new launch. Current project databases consistently place the building in the Sukhumvit 93 / Punnawithi 31 area and date completion to 1994. That age changes the due-diligence priorities. A buyer is not assessing construction milestones, a future handover or a promotional payment plan; the decision turns on the specific unit, the condition of the common property, the condominium juristic person, title documents and any upcoming repair obligations. The project can offer a comparatively low entry ticket into the eastern Sukhumvit corridor, but two units in a building of this age can differ substantially in renovation quality, plumbing, electrical work and overall maintenance.

Basic project statistics are not fully consistent across current databases. One group of project profiles shows a single building with 12 floors and 190 units, and a live resale is on the 11th floor, which fits that configuration. Other catalogues repeat 90 units and 11 floors. Another project card is internally contradictory: its metadata says two floors while live listings on the same marketplace describe units on the fifth and eleventh floors. For the registry record we use 12 floors and 190 units because that version is supported by multiple current profiles and by live high-floor listings, but the discrepancy should be checked against juristic-person records before a transaction.

The current resale market is fragmented rather than governed by a single project price list. The lowest live offer found is THB 429,000 for a one-bedroom unit advertised on 4 September 2026. That listing itself is inconsistent on size: the portal header states 29.18 sqm while the body text mentions 21.93 sqm. At the other end of the currently observed examples, a furnished one-bedroom unit of 50 sqm is advertised around THB 1.89 million, while another active listing shows a two-bedroom 58.75 sqm unit at THB 1.69 million. These are individual resale offers, not standardized developer stock, so price comparisons only become meaningful after checking condition, floor, legal status, outstanding fees and the seller's actual terms.

The address sits inside the Bang Chak residential grid around Soi Mit Phatthana 31, also described in property listings as Punnawithi 31 / Sukhumvit 93. This is not a station-front condominium. Current listing data places both BTS Bang Chak and BTS Punnawithi at roughly 1.3 km, while 101 True Digital Park is listed at about 1.5 km. Everyday shops are closer: one live resale advert places Lotus Go Fresh, 7-Eleven and Big C Mini at around 0.4 km. Buyers who expect to commute by BTS should walk or drive the route themselves at the times they would actually use it; the difference between a 1.3 km map distance and a comfortable daily commute can be material in Bangkok heat and rain.

Verified common facilities are modest. Multiple sources support parking, CCTV and 24-hour security, while a lift and key-card access are also supported. Other amenities are inconsistent across databases, so a swimming pool, gym or broader leisure package should not be assumed. In an older condominium this is not necessarily a disadvantage if the buyer values usable floor area and a lower purchase price more than resort-style facilities, but the condition and maintenance cost of essential shared systems matter. A sensible inspection should include the lift, parking, corridors, façade, drainage and visible building services, together with the juristic person's accounts, reserve position and any planned special assessments.

The condominium is marketed as freehold, but foreign ownership still depends on the quota available in the building at the time of transfer. Thai condominium rules cap foreign ownership at 49% of the total unit area. A foreign buyer therefore needs the condominium juristic person's confirmation that the selected unit can be transferred within the foreign quota, along with the standard debt-clearance documentation. A resale advertisement saying 'freehold' is not enough on its own to establish that a particular unit is immediately transferable to a foreign purchaser.

The original developer cannot be independently confirmed from the material currently available. One directory uses 'Sukhumvit Garden Place' itself as a developer label, but that does not establish the historic legal entity that developed the building. Other major project profiles leave the developer unavailable, and no stronger company-level evidence surfaced in the research. For a condominium completed in 1994, that gap is less decisive than it would be for an off-plan purchase. The present-day juristic person, registered title, arrears status, repair history and physical condition are the more practical questions for a buyer.

This is therefore a project to buy unit by unit. The appealing case is not 'Sukhumvit Garden Place is cheap', but rather that an individual resale may offer useful space at a lower absolute budget than newer stock in the wider Sukhumvit corridor. The trade-off is the need for more hands-on verification. Before comparing offers, establish the exact title and foreign-quota position, inspect the unit and building carefully, confirm current common charges and any special levies, and test the real trip to BTS or the buyer's regular destinations. Once those items are clear, the wide spread in asking prices becomes much easier to interpret.

Ownership format

The project is marketed as a freehold condominium. A foreign buyer can register a unit in freehold only while the condominium remains within the statutory 49% foreign-ownership quota by area; quota availability for the selected unit must be confirmed by the condominium juristic person before transfer.

Unit types & sizes

An advert dated 4 September 2026 asks THB 429,000. The body of the same listing mentions 21.93 sqm rather than the 29.18 sqm shown in the header, so the exact floor area and title should be checked before treating this as a clean comparable.

Price & purchase terms

  • Current price: From THB 429,000 based on an active DDproperty resale listing dated 4 September 2026. This is a lower market anchor for one specific unit, not a project-wide price list; the listing itself contains conflicting floor-area figures, so availability, exact size, condition, title and deal terms require separate confirmation.
  • Completed: 1994

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: Buyers looking for lower-budget resale exposure to the Sukhumvit corridor and willing to diligence the individual unit carefully.; Owner-occupiers who value usable space and purchase price more than new-build amenities or a recent completion year.; Residents comfortable with Bang Chak and a location that is not directly beside a BTS station.; Investors prepared to underwrite the specific unit, condition and achievable rent rather than rely on project-level yield claims.; may not suit: Buyers who require a new development, developer warranty and a modern amenity package.; Anyone who expects a genuinely station-front BTS location.; Buyers for whom a fully documented original developer track record is a non-negotiable criterion..

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials
  • the contractual area of the chosen unit, and which basis it is measured on
  • which amenities are fixed in the SPA annexes

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • The original developer's legal entity is not confirmed: Dot Property uses Sukhumvit Garden Place as a developer label, while DDproperty lists the developer as unavailable.
  • Project scale conflicts across sources: PropertyHub and PropertyScout show 190 units and 12 floors; FazWaz, Hipflat and Dot Property show 90 units and 11 floors; DDproperty contains another internally inconsistent version.
  • Foreign-quota availability for the currently marketed units is not publicly confirmed; the condominium juristic person's quota certificate is needed before transfer.
